What a cash investor pays when you sell your house in Hobe Sound
Investors start with the after-repair value, or ARV. That is what the home should sell for once it is fixed up. Then many apply the 70% rule: multiply the ARV by 0.70 and subtract the repair budget. The result is their top price.
That margin pays for repairs, holding costs, insurance, resale commissions and profit. ATTOM data reported by HousingWire put the typical U.S. flip in early 2026 at about $66,000 in gross profit, a 25.4% gross return, before rehab and holding costs. So investors need a real discount to make a deal work.

Example: three ways to sell one house in Hobe Sound
These numbers are made up to show the math. They are not a quote. Picture an older single-family home on the mainland.
- Market value as is: $550,000
- Value after a full update: $640,000
- Investor's repair budget: $60,000
Cash investor. Using the 70% rule, $640,000 times 0.70 is $448,000. Subtract $60,000 for repairs and the top offer is $388,000. Many investors pay most closing costs, so your net could land near that figure.
iBuyer. Say the iBuyer offers $540,000. A 5% service charge is $27,000. Then assume a $15,000 repair deduction and about 1% in closing costs, or $5,400. Your net would be about $492,600.
Listing. Say the home sells for $550,000. Commissions are negotiable, so we show yours as X% of the price; at this price each 1 percentage point is $5,500. Florida's documentary stamp tax on the deed is 70 cents per $100, so that is $3,850. Add about $4,000 for title and other costs. Your net would be about $542,150 before commission. Then subtract X times $5,500.
In this example, before commission, the listing nets about $154,150 more than the investor and about $49,550 more than the iBuyer. Each percentage point of commission you agree to trims both gaps by $5,500. The listing takes longer, though, so add your mortgage, taxes, insurance and utilities for the extra months. For most sellers, those costs are far smaller than the investor gap.
