On the east side, Singer Island is mostly condo towers along the ocean and the Intracoastal. On the mainland, most homes are single-family houses on city blocks near the port and the marina. Two markets inside one city

Riviera Beach is one of the older cities in Palm Beach County. According to the city's own history, it started as the Town of Riviera in 1922 and became the City of Riviera Beach in 1959. It was nicknamed "Conch Town" for many years, after the Bahamian fishing families who settled there. By the 2020 Census, it had 37,604 residents, per the county planning department.

Most of Singer Island, which sits across the Lake Worth Lagoon from the mainland, lies inside city limits. On the island side, the area is known for beach condos and for the Blue Heron Bridge, a well-known shore dive site. Meanwhile, the mainland side holds the Port of Palm Beach, a Coast Guard station and the city marina.

So a seller on Singer Island and a seller west of the bridge are often chasing different buyers. The island draws second-home and seasonal buyers who weigh views and building health. Mainland houses draw local families, first-time buyers and investors who look at price, condition and rent potential.

The market right now when you sell your house in Riviera Beach

According to Pure Equity's MLS data as of October 1, 2026, Riviera Beach had 260 active residential listings. The median list price was $384,900, and the median list price per square foot was $269. Active listings had been on the market for an average of 125 days. These are asking prices for condos and houses mixed together, not closed sales, and they change daily. For closed sales, the county report adds context. Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000. They went under contract in a median of 40 days, with 3.5 months of supply. Condos and townhouses sold for a median of $300,000, with 69 days to contract and 6.7 months of supply.

That split matters here more than in most cities. A mainland house competes in the tighter single-family market. An island condo competes in the slower condo market, where buyers have more choices and more time.

Marina Village and what it may mean for sellers

The city is planning a large project at its waterfront. In May 2026, the city chose Forest Development for the Marina Village redevelopment on 12 acres just north of the Port of Palm Beach, according to Stet News. The plan calls for a 270-room hotel, 164 condos, restaurants, a convention center and an expanded Bicentennial Park, built in phases over roughly 42 months to start.

Projects like this take years, and plans can change. Still, buyers ask about them. If your home is near Broadway or the marina, mention the project as context in your listing. Just avoid promising that it will raise values.

Three ways to sell your house in Riviera Beach

Here is how the main options compare at a glance:

Most investors work from the after-repair value, or ARV, which is what the home should sell for once it is fixed. A common rule of thumb is to pay no more than 70% of the ARV, minus the repair budget. The rest covers holding costs, insurance, resale fees and profit.

Flipping is still a real business. ATTOM data reported by HousingWire put the typical U.S. flip in the first quarter of 2026 at about $66,000 in gross profit. That was a 25.4% gross return, before rehab and holding costs.

Mainland houses and rental buyers

Riviera Beach also has a deep rental pool. Our MLS data showed 262 active rentals as of October 1, 2026, with a median asking rent of $2,500. So some investors here plan to rent the home, not flip it. A buy-and-hold investor may pay a bit more for a house that is already rented or close to rent-ready. Ask each buyer how they plan to use the home, because it changes their math.

Singer Island condos and investors

Investors tend to be pickier with condos. They can redo a kitchen and floors, but they can't fix a building. So an island unit in a tower with big repairs ahead may draw low offers from investors as well as from buyers with loans.

How an iBuyer sets the price

An iBuyer uses a pricing model, then inspects the home before it makes a final offer. According to HomeLight's July 2026 review, Opendoor's service fee is typically 5% of the sale price. The offer can also drop for repairs, and sellers still pay normal closing costs of about 1% to 3%.

Worked example: a mainland Riviera Beach house

Here is a simple example for a three-bedroom block house that needs updates. The figures are made up to show the math, not a quote.

  • Market value as is: $380,000
  • Value after a full update: $450,000
  • Investor's repair budget: $45,000

Cash investor path

Under the 70% rule, the investor takes $450,000 times 0.70, or $315,000, then subtracts $45,000 for repairs. The offer lands near $270,000. Many investors pay most closing costs, so your net may be close to that.

Listing path

Say the house sells for $380,000 on the open market. Commissions are negotiable, so we show yours as X% of the price; at this price each 1 percentage point is $3,800. Florida's documentary stamp tax on deeds is 70 cents per $100 outside Miami-Dade, which comes to $2,660. Allow about $4,000 for title and other costs. You would net about $373,340 before commission and your mortgage payoff. Then subtract X times $3,800.

In this example, the listing leaves you about $103,340 more before commission. Each percentage point of commission trims that gap by $3,800. That is a big number for a house at this price, and it is why most sellers with time on their side choose to list.

Condo rules if you sell your house in Riviera Beach on Singer Island

Florida tightened condo safety rules after the 2021 Surfside collapse. Under section 553.899 of the Florida Statutes, condo and co-op buildings three or more habitable stories tall need a milestone inspection. The first one is generally due by December 31 of the year the building turns 30, then every 10 years after that. Associations also face rules on structural reserve studies.

Many towers on Singer Island fall under these rules. Before you list or take an offer, ask the association for the latest inspection summary, the reserve study, the budget and any planned special assessments. A building with clean reports is easier to sell. A building with open repairs may push the sale toward cash buyers, who will price in that risk.

When to sell your house in Riviera Beach for cash

Speed and certainty have value. A cash sale may fit if:

  • The house needs a roof, plumbing or electrical work you can't pay for.
  • Your condo building has a large assessment coming, and you would rather not pay it.
