Is Lake Worth a Good Place to Live? Honest Pros and Cons of Living in Lake Worth
October 1, 2026 · 8 min read · By Onias Derilus, Broker
Most Lake Worth addresses sit in unincorporated Palm Beach County, west of the City of Lake Worth Beach. Here are the real pros and cons of living there, from prices and HOA communities to traffic, taxes and schools.
Living in Lake Worth usually means living in the suburbs west of the City of Lake Worth Beach, in neighborhoods that carry a Lake Worth mailing address but sit in unincorporated Palm Beach County. It is one of the more affordable parts of the county, with lots of HOA communities, easy highway access and plenty of rentals. It also comes with busy roads, HOA rules and a confusing address. Below, we weigh the pros and cons so you can decide if it fits.
Key takeaways
- The old City of Lake Worth became Lake Worth Beach after a March 2019 vote. The post office still uses "Lake Worth" for a large suburban area outside the city.
- According to Pure Equity's MLS data as of October 1, 2026, the Lake Worth area had 840 active listings with a median list price of $424,950.
- Pros include a lower entry price than much of the county, a deep rental market, central location and community amenities.
- Cons include heavy traffic on main roads, HOA fees and rules, a drive to the beach and county-level rather than city-level services.
- It suits first-time buyers, families and commuters. Buyers who want a walkable downtown may prefer Lake Worth Beach itself.
First, which Lake Worth is this?
For decades the coastal city was simply called Lake Worth. Then, in March 2019, voters approved the new name Lake Worth Beach by 1,386 votes to 1,324, according to WFLX. However, the rename did not change postal place names. So a wide area to the west still gets mail addressed to "Lake Worth."
This guide covers that western area. Most of it is unincorporated Palm Beach County, which means the county, not a city, handles zoning, permits and code enforcement. Before you buy, look up the parcel on the Palm Beach County Property Appraiser site and check the municipality field. Our Lake Worth mailing address guide explains why this matters.
The pros of living in Lake Worth
Prices below many parts of the county
According to Pure Equity's MLS data as of October 1, 2026, the Lake Worth area had 840 active residential listings. The median list price was $424,950, or $250 per square foot. Active listings had been on the market an average of 112 days. These are asking prices, and they mix condos, villas, townhouses and houses.
For a county benchmark, Miami Realtors reported that Palm Beach County single-family homes sold for a median of $650,000 in August 2026. So the Lake Worth area gives many buyers a lower way into the county, especially for townhouses and villas.
A deep rental market
Rentals are easier to find here than in most small towns. The same MLS snapshot showed 514 active rentals, with a median asking rent of $2,400. As a result, renting first while you learn the area is a realistic plan. It also helps investors, since there is a steady pool of tenants.
Central location and easy highway access
Living in Lake Worth puts you near the middle of the county. Florida's Turnpike and I-95 both border the area. Meanwhile, Lake Worth Road, Forest Hill Boulevard and Hypoluxo Road run east and west, and Military Trail, Jog Road and Congress Avenue run north and south. So West Palm Beach to the north and Boca Raton to the south are both a manageable drive outside rush hour.
For rail commuters, the Tri-Rail station at Lake Worth Road and I-95 sits at the eastern edge of the area.
Community amenities and parks
Many neighborhoods are planned communities with a clubhouse, pool or gate. In addition, John Prince Park, a large county park with a campground, sits in the area. Palm Beach State College also has a campus in Lake Worth, which is handy for students and adult learners.
Lots of housing choices
You will find single-family homes, townhouses, villas and condos, often within a few miles of each other. Some older neighborhoods have no HOA, and some lots farther west are larger. That range helps buyers at different budgets find something that fits.
The cons of living in Lake Worth
Traffic on the main roads
The same roads that make the area central also carry a lot of cars. Rush hour on Lake Worth Road, Military Trail and the Turnpike ramps can be slow. Therefore, test your commute at the time you would actually drive before you sign a contract.
School drop-off adds to the morning crush near many campuses. In addition, some communities have only one gate in and out, which can back up at peak times. So drive in and out of the neighborhood itself, not just the main road, on a weekday morning. A home a few minutes closer to a highway ramp can save you real time every week.
HOA fees and rules
Because so many homes sit in associations, the HOA is part of the purchase. Florida Statutes section 720.401 requires the seller to give you a disclosure summary before you sign. If you do not get it first, you can cancel within 3 days of receiving it or before closing, whichever comes first.
Read the full rules, too. Limits on rentals, boats, trucks, pets or exterior changes can be dealbreakers. Also ask about planned special assessments. A strict rule can matter more than the floor plan.
The beach is a drive away
Despite the name, the western Lake Worth area is inland. The ocean is east, past the City of Lake Worth Beach. So if daily beach time matters most, you will either drive or pay more to live closer to the coast.
County services and a confusing address
In unincorporated areas, the Palm Beach County Sheriff's Office patrols and county departments handle permits. That works well for many owners. However, you will not have a small city hall down the street. Also, the mailing address confuses map apps and listing sites, so double-check taxes and utility providers for each home.
Insurance and storm prep for living in Lake Worth
Like the rest of South Florida, the area faces hurricane season from June 1 to November 30. Florida Realtors reported in September 2026 that the average admitted-market homeowners premium in Florida was $3,736 a year with wind coverage. Your quote can differ a lot based on roof age and flood zone, so get quotes early. Check the parcel on the FEMA Flood Map Service Center too.
Living in Lake Worth: taxes and costs
Every home in the county pays county and school taxes plus district levies. A home inside a city also pays city millage. A home in an unincorporated area pays certain county service levies instead. So two homes of the same value can have different bills. Do not rely on the seller's tax bill either, because a sale can reset the assessed value.
Before you make an offer, pull the parcel record and look at last year's taxes and any non-ad valorem assessments. Then add HOA dues, insurance and utilities to get a true monthly number.
Schools and safety when living in Lake Worth
Public schools are run by the School District of Palm Beach County. Zoned schools depend on the exact address, and the district's choice programs take applications from across the county. So use the district's tools to confirm schools before you buy, and visit the campuses you are zoned for.
For crime data, the Florida Department of Law Enforcement publishes index crime by jurisdiction, but its posted files currently run only through 2021. Unincorporated areas are counted under the sheriff's office, not a city. For a more recent picture, ask the sheriff's district office about calls near the street you like.
Living in Lake Worth vs. Lake Worth Beach
These two get mixed up all the time, but they feel different. The city has a historic downtown, its own utility and a public beach. By contrast, the western suburbs are newer, more car-based and heavy on planned communities.
Price-wise, Pure Equity's MLS data as of October 1, 2026 showed a median list price of $436,000 in Lake Worth Beach, close to the Lake Worth area figure. We track the two separately. If walkable streets and older homes appeal to you, read our guide to living in Lake Worth Beach.
Who living in Lake Worth suits best
The area tends to work well for:
- First-time buyers who want a lower entry price inside Palm Beach County.
- Families who like planned communities with pools and clubhouses.
- Commuters who need quick access to I-95 or the Turnpike.
- Renters and investors, given the size of the rental market.
On the other hand, buyers who want a beach walk every morning, a downtown to stroll or no HOA at all may be happier closer to the coast. You can see current listings and figures on our Lake Worth area page.
