If you plan to sell by owner in Westlake, you will face a rival most FSBO sellers never meet: the builder down the road. Westlake is Palm Beach County's newest city, and Minto and its partner builders are still selling new homes here. So a buyer can tour your house in the morning and a model home after lunch. This guide covers the Florida steps, forms and disclosures for a FSBO sale. It also shows when a listing agent is likely to net you more.

Why you might sell by owner in Westlake

Westlake owners have a few good reasons to try a FSBO sale. First, most homes here are young. In fact, the city only incorporated on June 20, 2016, as the county's 39th municipality. So a buyer's inspection usually turns up fewer big items than it would in a 1970s house near the coast.

Second, many homes in a given neighborhood share floor plans. As a result, pricing can feel simpler, since a near twin of your house may have sold last month. Third, some owners already know a buyer, such as a coworker, a relative or a tenant.

The Westlake market in numbers

According to Pure Equity's MLS data as of October 1, 2026, Westlake had 107 active residential listings. The median list price was $749,000, and the median list price per square foot was $312. On average, those active listings had been on the market for 94 days. These are asking prices for homes still for sale, with townhomes and houses mixed together. They are not sale prices.

Also, keep the sample size in mind. With about a hundred listings, a few large homes can move the median a lot. Meanwhile, Miami Realtors does not break out Westlake in its city tables, so closed sale data for the city alone is thin.

For sale prices, use the county view. Miami Realtors reported that Palm Beach County single-family homes sold for a median of $650,000 in August 2026. Builder competition when you sell by owner in Westlake

This is the biggest local factor. Minto is capped at 6,500 homes in the city, according to WLRN, and building continues. So new homes will likely compete with resales here for years.

A builder can offer things a private seller can't easily match. For example, it may pay closing costs, add upgrades or buy down the rate through its own lender. Terms change often, so visit a sales center or check its website before you set your price.

Where a resale can win

  • Timing. Your home is ready now, while a new build may take months.
  • Finished extras. Window treatments, a screened patio, a pool and mature landscaping all cost a new buyer money after closing.
  • A known lot. Buyers can see the view, the street and the neighbors.
  • Price. A resale priced a bit under a similar new home often gets the first call.

You can also offer a seller credit toward closing costs. That can make your home feel as affordable as a new one with incentives. However, a credit and a price cut change your net in different ways, so run both.

Steps to sell by owner in Westlake

Most FSBO sales follow the same order. Skipping a step tends to cause trouble later, so work through them in sequence.

1. Price from closed sales

Start with resales of homes like yours in your neighborhood. Then separate them from new-construction sales, since builder prices include incentives that hide the real cost. Compare price per square foot, lot type and upgrades, not just bedroom counts.

2. Gather your documents early

Pull together your survey, permits, insurance details, builder warranty papers and HOA documents. Because the homes are young, buyers often ask what is still under warranty. Have that answer ready.

3. Get onto the MLS if you can

Most buyers search online, and many of those sites draw from the MLS. As a FSBO seller, you cannot enter the MLS yourself. So many owners use a flat fee MLS listing, where a broker posts the home for a set fee while you handle the rest.

4. Write the deal on a standard Florida form

Many Florida sales use the Florida Realtors and Florida Bar "AS IS" Residential Contract or the standard version. These forms set the deposit, inspection period, financing and closing terms. If a clause confuses you, a Florida real estate attorney can review it first.

5. Close through a title company or attorney

Place the buyer's deposit with a licensed title agent or attorney, never in your own account. They search title, order estoppel letters and prepare the closing papers.

Disclosures you owe when you sell by owner in Westlake

Selling without an agent does not shrink your duty to disclose. In fact, you carry it alone.

  • Known defects. In Johnson v. Davis (1985), the Florida Supreme Court held that a seller must disclose known facts that materially affect value and that a buyer can't readily see. In a newer home, that might mean a roof leak, water around a window or a cracked slab.
  • Flood. Under section 689.302, you must give a flood disclosure at or before the time the contract is signed. It asks about flood damage, flood insurance claims and federal aid such as FEMA help.
  • Radon. Section 404.056 requires a radon notice on at least one document signed at or before the contract.
  • HOA summary. If your home is in an HOA, section 720.401 requires a disclosure summary before the buyer signs. Otherwise, the buyer can cancel within 3 days of getting it or before closing.

District charges and HOA fees to explain

Many new Florida communities fund roads and pipes through a community development district that repays bonds for decades. Westlake works differently. WLRN reported that Westlake has no CDD fees, because Minto builds the infrastructure and transfers it to the Seminole Improvement District without bond debt.

Even so, Westlake owners pay some charges on the tax bill. For example, the city's residential solid waste service is billed as a non-ad valorem special assessment. Buyers will ask about every line, so print your latest tax bill and walk them through it. Verify any current district assessment with the tax collector before you quote an amount.

Many neighborhoods also have an HOA. Ask your association for its estoppel process, rules and any buyer approval steps before you list. Those steps can add days to your closing date.

Costs when you sell by owner in Westlake

FSBO sellers save the listing side of the commission. However, most other closing costs stay the same.

  • Documentary stamp tax. Florida charges 70 cents per $100 of the price on the deed. On a $749,000 sale, that is $5,243.
  • Title and closing fees. In Palm Beach County, the seller often pays for the owner's title policy, though the contract decides.
  • Association items. Estoppel fees and any unpaid dues.
  • Buyer's agent pay. Only if you agree to it. Use "X% or a flat amount" in your own math until you know.
  • Marketing. Photos, a sign, a flat fee MLS listing and your time.

Since August 17, 2024, offers to pay a buyer's agent cannot appear on the MLS. Still, Florida Realtors notes that a seller may agree to pay a buyer's agent outside the MLS. So expect agents to call and ask, and decide your answer in advance.

FSBO vs. agent: what the data shows

In NAR's 2025 Profile of Home Buyers and Sellers, only 5% of sales were by owner, a record low. Meanwhile, 91% of sellers used an agent. Homes sold by owner had a median price of $360,000, compared with $425,000 for agent-assisted homes.

That gap needs context, though. Sixty percent of FSBO sellers already knew their buyer, and those sales often close below market on purpose. So the numbers do not prove an agent adds a fixed amount. They do show that most sellers who face the open market choose help.

When an agent beats a plan to sell by owner in Westlake

A listing agent tends to earn the fee in a few clear cases:

  • A builder is selling a similar home nearby with large incentives, and you need a plan to compete.
  • Your home has upgrades that are hard to price against new construction.
  • You have moved away and cannot handle showings, calls and buyer agents.
  • Your HOA has an approval step that can stall a deal if handled late.
