To sell by owner in Greenacres, you need to plan for two kinds of buyers. The first is a first-time buyer, often using an FHA or VA loan with a small down payment. The second is an investor who wants a rental and may pay cash. Both groups shop the same affordable houses, villas and condos, but they read your home very differently. One cares a lot about the appraisal and the loan rules. The other cares about rent, repairs and the tenant already living there. Greenacres sits in central Palm Beach County, west of the coastal cities and Lake Worth Beach. Lawrence Carter Swain founded it as a "Good Place to Live," and the city was first incorporated in 1926. Today, the city reports nearly 44,000 residents in 17,108 homes across about six square miles. The housing mix includes single-family homes, condos, villas, townhomes and apartments. The large county-run Okeeheelee Park sits next door.

That mix, and the price level, is what makes Greenacres an entry-level market. It is also why a FSBO sale here looks different from one in Boca Raton or Jupiter.

Prices and timing if you sell by owner in Greenacres

According to Pure Equity's MLS data as of October 1, 2026, Greenacres had 472 active residential listings. The median list price was $252,450, or $214 per square foot. Active listings had been on the market an average of 98 days. These are asking prices on homes still for sale, with condos and houses mixed together, so they are not sale prices.

For the county, Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000, with a median of 40 days to contract. Loan rules shape the deal

Many first-time buyers use FHA loans. HUD's handbook sets minimum property standards for those loans, which cover safety, security and soundness. In plain terms, the appraiser will look for things like a working roof, safe electrical service and no major hazards. If your home falls short, the lender may require repairs before closing.

The appraisal sets a ceiling

Most financed buyers cannot pay more than the appraised value unless they bring extra cash. So if you price above recent sales, an FHA buyer may have to walk away or ask you to lower the price. For that reason, price from closed sales of homes like yours, ideally in the same subdivision.

If your home already has a tenant, tell buyers early and share the lease. Also, under section 83.49(7) of Florida law, any security deposit and advance rent you hold must transfer to the new owner at the sale, with an accounting for each tenant. Plan for that at closing.

Showings take more care with a tenant in place. Florida law lets a landlord enter to show the home to buyers, but section 83.53 still requires reasonable notice and a reasonable time. For repairs, the law spells that out as at least 24 hours of notice, and many landlords give the same notice for showings. So set a showing schedule with your tenant in advance. In addition, a tidy, cooperative tenant can help your sale, since many investors would rather buy a home that is already rented.

Step-by-step plan to sell by owner in Greenacres

  1. Pick your likely buyer. A move-in-ready house suits an FHA buyer. A home that needs work, or one with a tenant, may suit an investor.
  2. Price from closed sales. Use recent sales in your neighborhood, not asking prices.
  3. Fix safety items first. Loose railings, broken windows and exposed wiring can stop a loan. Cosmetic items can wait.
  4. Get exposure. Use signs, online sites and open houses. To reach the MLS, you need a broker, so many owners pay for a flat fee MLS listing.
  5. Use a standard contract. Many Florida sales use the Florida Realtors and Florida Bar "AS IS" Residential Contract, with riders for FHA or VA loans and HOA or condo homes.
  6. Close with a title company or attorney. They hold the deposit, check title and handle the closing.

Florida disclosures when you sell by owner in Greenacres

  • Known defects. Under Johnson v. Davis (1985), a Florida seller must disclose known facts that materially affect value and that a buyer cannot readily see.
  • Flood. Section 689.302 requires a flood disclosure at or before the contract. It covers past flood damage, flood claims and federal aid.
  • Radon. Section 404.056 requires a radon notice in a document signed at or before the contract.
  • Lead paint. Homes built before 1978 need a federal lead disclosure and pamphlet.
  • Associations. HOA homes need a disclosure summary under section 720.401, and condo sales follow section 718.503, which gives buyers 7 days to cancel after receiving the documents.

Costs to sell by owner in Greenacres

A FSBO seller saves the listing side of the commission. Even so, most other seller costs remain.

  • Doc stamps. Florida taxes the deed at 70 cents per $100 of price. On a $250,000 sale, that is $1,750.
  • Title and closing. In Palm Beach County, sellers often pay for the owner's title policy, though the contract decides.
  • Buyer costs you agree to cover. Seller credits, repairs the lender requires, and buyer's agent pay if you offer it. Write that last one as "X%" or a flat amount until you decide.
  • Association items. Estoppel fees and any unpaid dues.

Buyer agents and FSBO in Greenacres

Since August 17, 2024, nobody can post buyer agent pay on the MLS, and buyers must sign a written agreement with their agent. However, Florida Realtors notes that sellers may still agree to pay a buyer's agent outside the MLS, and the amount is negotiable.

First-time buyers often have little cash left after the down payment. So they may ask you to cover their agent. If you say no, expect some to make a lower offer to make up the gap.
