Two markets to know before you sell by owner in Boynton Beach

Boynton Beach sits in southeast Palm Beach County, between Lantana to the north and Delray Beach to the south. In practice, it sells like two towns.

The west side: 55+ villas and HOA communities

The area west of I-95 holds a large share of the county's adult communities. Many homes there are attached villas or condos, and many owners are retirees or seasonal residents. Buyers tend to be people of the same age group, often paying cash.

The east side: older homes near a changing downtown

East of I-95, streets near Federal Highway and the Intracoastal hold smaller single-family homes and older condos. That is also where the city's redevelopment work is focused. The Town Square project, a four-block area off Boynton Beach and Seacrest boulevards, already has a new City Hall and library, a children's museum and an amphitheater. Its commercial and housing pieces were still being completed as of 2025 reports. Buyers here are more often young families, investors and people who want to be close to the water.

Current numbers if you sell by owner in Boynton Beach

According to Pure Equity's MLS data as of October 1, 2026, Boynton Beach had 1,612 active residential listings. The median list price was $334,500, or $237 per square foot. Active listings had been on the market for an average of 112 days. These figures are asking prices for homes still for sale, with villas, condos and houses mixed together. They are not sale prices.

For closed sales, look at the county. Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000 and went under contract in a median of 40 days. Condos and townhouses had a median of $300,000 and took 69 days, with 6.7 months of supply. So a west-side villa owner faces more competition than an east-side house owner. FSBO steps, in order

A by-owner sale follows a simple path. Even so, each step has a Boynton twist.

  1. Get the association packet first. If you live in an HOA or condo, ask for the sale or lease packet, the application and the approval timeline. Some west-side communities need weeks to approve a buyer.
  2. Price from closed sales in your community. Villas in one 55+ community can sell far apart from similar villas a mile away, because dues, rules and amenities differ. East of I-95, check whether nearby homes sold for the house or mostly for the lot.
  3. Prepare the home. Fix cheap, obvious items. Gather your roof age, wind mitigation report, permits and insurance details.
  4. Market it. Photos, a sign, online listings and open houses. To reach the MLS, you will need a broker, which is why many owners use a flat fee MLS service.
  5. Write the contract. Many Florida deals use the Florida Realtors and Florida Bar "AS IS" Residential Contract. It sets the deposit, inspection period, financing terms and closing date.
  6. Close with a title company or attorney. They hold the deposit in escrow, search title, order the estoppel letter and prepare the closing papers.

Disclosures you owe when you sell by owner in Boynton Beach

Florida has no single required statewide seller disclosure form. However, the duty to disclose is real, and FSBO sellers carry it alone.

Known defects

In Johnson v. Davis (1985), the Florida Supreme Court ruled that a seller must disclose known facts that materially affect value and that a buyer cannot readily see. A past roof leak, an open permit or a plumbing problem you know about all count.

Flood, radon and lead

Section 689.302 requires a flood disclosure at or before contract signing. It asks about past flood damage, flood insurance claims and federal aid. Also, section 404.056 requires a radon notice on at least one document signed at or before the contract. For homes built before 1978, federal rules add a lead paint disclosure and pamphlet.

HOA and condo documents

For HOA homes, section 720.401 requires a disclosure summary before the buyer signs. Without it, the buyer can cancel within 3 days of receiving it, or any time before closing. For condos, section 718.503 requires you to hand over the declaration, bylaws, rules, budget and financial statement. When they apply, the milestone inspection summary and reserve study are included too. The buyer then has 7 days, not counting weekends and holidays, to cancel.

What it costs to sell by owner in Boynton Beach

Skipping a listing agent removes one cost. The rest of a typical seller's bill stays.

  • Doc stamps. Florida taxes the deed at 70 cents per $100 of the price. On a $335,000 sale, that is $2,345.
  • Title and closing fees. Palm Beach County custom often has the seller pay for the owner's title policy, but the contract controls.
  • Association items. Estoppel fees, any unpaid dues and any special assessment you agree to pay.
  • Buyer's agent pay, if you offer it. Use a placeholder such as "X% or a flat fee" until you decide.
  • Marketing and repairs. Photos, signs, a flat fee MLS listing and small fixes.

Buyer agents and the 2024 settlement

Since August 17, 2024, nobody can post an offer of buyer agent pay on the MLS. Buyers who work with an agent must sign a written agreement first. Still, Florida Realtors notes that sellers can agree to pay a buyer's agent outside the MLS, and the amount is fully negotiable.

For a FSBO seller, this matters. Many buyers, including many retirees moving from out of state, use an agent to find a home. If you refuse any pay, some will ask for a lower price or a credit instead. If you agree, put it in writing in the contract.

FSBO results vs. agent results

NAR's 2025 Profile of Home Buyers and Sellers found that 91% of sellers used an agent and only 5% sold by owner. The median by-owner home sold for $360,000. By comparison, the median agent-assisted home sold for $425,000.

That gap is not a clean test. Sixty percent of FSBO sellers already knew the buyer, so many of those were family or friend sales. About 40% of FSBO sellers did not market their homes at all. Still, the pattern is clear: sellers who face the open market mostly hire help.

When an agent pays off over a plan to sell by owner in Boynton Beach

  • You own a west-side villa that needs association approval, and the buyer pool is mostly out-of-state retirees.
