Hobe Sound is a census-designated place in southern Martin County, on the Treasure Coast. The 2020 Census counted 13,163 residents, up from 11,521 in the 2010 Census, according to the U.S. Census Bureau. Jonathan Dickinson State Park lies to the south. Across the water sits Jupiter Island, a separate town known for large estates.

The area has some local history, too. It has also been known as Olympia and Picture City, and the Hobe Sound Historical Society works to preserve that past.

According to Pure Equity's MLS data as of October 1, 2026, Hobe Sound had 223 active residential listings. The median list price was $549,250, or $303 per square foot. Active listings had been on the market an average of 142 days. These are asking prices for homes still for sale, not closed sales.

For closed sales, Miami Realtors' August 2026 report for Martin County is the better guide. Single-family homes sold for a median of $656,900 and took a median of 56 days to go under contract. There were 3.4 months of supply, and 36.4% of sales were cash. Condos and townhouses sold for a median of $277,500, took 84 days and were cash in 52.4% of sales. In short, many Hobe Sound buyers do not need a loan, which can make a FSBO closing simpler.

Steps to sell by owner in Hobe Sound

1. Pull your records from Martin County

Before you list, check your property record and permit history with Martin County. Open permits on older homes are common, and buyers' title companies will often find them. It is easier to close them out before a buyer asks.

2. Price with a thin set of sales

Because the market is small, you may find only a handful of truly similar sales. Widen the search carefully. For example, use similar homes in nearby Martin County areas, but avoid mixing in Jupiter Island estates or Palm Beach County sales across the line in Tequesta and Jupiter. Then adjust for lot size, age, updates and water access.

3. Prepare and market the home

Fix cheap, obvious items and take strong photos. Buyers for Hobe Sound often come from out of the area, so online exposure matters. To reach the MLS, you need a broker, which is why some owners use a flat fee MLS listing.

4. Use a standard Florida contract

Many Florida sales use the Florida Realtors and Florida Bar "AS IS" Residential Contract. It sets the deposit, inspection period, financing terms and closing date. Add the right riders for HOA homes, condos and homes built before 1978.

5. Close through a title company or attorney

They hold the deposit in escrow, search title, clear any liens and prepare the closing papers.

Florida disclosures when you sell by owner in Hobe Sound

  • Known defects. Under Johnson v. Davis (1985), a seller must disclose known facts that materially affect value and that a buyer cannot readily see.
  • Flood. Section 689.302 requires a flood disclosure at or before contract signing. It covers past flood damage, flood claims and federal aid. Homes near the Indian River Lagoon and canals should pay close attention here.
  • Radon. Section 404.056 requires a radon notice on a document signed at or before the contract.
  • Lead paint. Many older Hobe Sound homes were built before 1978. For those, federal rules require a lead disclosure and pamphlet.
  • Associations. Club and HOA homes need a disclosure summary under section 720.401. Condo sales follow section 718.503, which gives buyers 7 days to cancel after they receive the documents.

Older homes, club communities and estates

Many mainland homes in Hobe Sound are older single-family houses. Buyers of those homes often need insurance before they can close, and insurers commonly ask for a four-point inspection and a wind mitigation report on older homes. If you order these reports yourself before listing, you can fix small issues early and hand buyers the papers up front. That can save days during the inspection period.

Hobe Sound's golf and club communities often have their own rules. Some require a buyer application, a membership decision or a capital contribution at closing. Ask the club or HOA for its sale packet before you take an offer, so you know the timeline and the fees.

Estates near Jupiter Island are a different matter. There are very few sales, buyers are often private and many deals involve agents on both sides. For homes at that level, pricing and quiet marketing are hard to do alone.

  • Documentary stamp tax. Martin County uses the standard Florida rate of 70 cents per $100. On a $550,000 sale, that is $3,850.
  • Title and closing. Who pays for the owner's title policy depends on local custom and the contract, so settle it in writing.
  • Association items. Estoppel fees, any unpaid dues and any club fees tied to the sale.
  • Buyer's agent pay. Only if you agree to it. Use "X%" or a flat amount in your estimate until you decide.
  • Marketing. Photos, signs, a flat fee MLS listing and your time.

Buyer agents since August 2024

Since August 17, 2024, offers of buyer agent pay cannot appear on the MLS, and buyers must sign a written agreement with their agent. Florida Realtors notes that a seller may still agree to pay a buyer's agent outside the MLS. The amount is negotiable. In a small market with many out-of-area buyers, you will likely hear from agents, so decide on your answer early.

FSBO outcomes in national data

NAR's 2025 Profile of Home Buyers and Sellers found that 5% of sales were by owner, a record low. FSBO homes sold for a median of $360,000. By contrast, agent-assisted homes sold for a median of $425,000. That gap has caveats. Sixty percent of FSBO sellers knew the buyer, and about 40% did not market their homes. Still, most sellers who go to the open market hire an agent.

When an agent beats a plan to sell by owner in Hobe Sound

  • You have few comparable sales, and a pricing mistake could cost you months.
