The best time to sell in Westlake, in brief
If you can choose, list between February and May. Most buyers here are families and working households, so many of them want to close before the next school year. A spring listing fits that schedule. Winter also brings out-of-state shoppers who are looking at Palm Beach County as a whole.
National data supports a spring launch. ATTOM studied more than 47 million home and condo sales from 2015 to 2024. It found that May, February and April gave sellers the largest premiums. By contrast, September through November gave the smallest.
Why the best time to sell in Westlake follows the builders
Westlake is Palm Beach County's newest city. It incorporated on June 20, 2016, as the county's 39th municipality. The city shares its boundary with the Seminole Improvement District, and most of its land was the former Callery-Judge Groves, about 3,788 acres farmed for more than 50 years. Palm Beach County approved Minto's large mixed-use project there in 2014. WLRN reports that Minto is capped at 6,500 homes.

On average, those active listings had been on the market for 94 days. These are asking prices for homes still for sale, with townhomes and houses mixed together. The same data showed 71 active rentals, with a median asking rent of $3,899. Some owners who cannot get their price choose to rent instead, and those rentals can later return to the market as listings.
Miami Realtors does not break out Westlake in its city reports, so closed sales data for the city alone is thin. February through May
This is the main selling window. Families shop ahead of summer moves, and winter visitors are still in the area. A home that goes live in February or March can close by May or June.
June and July
Demand from families continues into early summer, but it fades as the school year approaches. Listings that launch now should be priced close to recent sales, since buyers have less time to wait.
August and September
These are usually the slowest months. It is hot, school has started and hurricane season peaks. If you must sell now, make the online listing do the heavy lifting with strong photos, a video tour and a floor plan.

According to NOAA's National Hurricane Center, the Atlantic hurricane season runs from June 1 to November 30. Activity peaks around September 10, and most storms form between mid-August and mid-October.
Newer homes are often built to current wind codes, which helps buyers get insurance. Still, a storm can delay inspections, appraisals and new policies.
