The best time to sell in Atlantis, for most owners, is late winter through spring, with a listing ready by January or February. That is when seasonal buyers are in town, county sales climb toward their yearly high, and homes go under contract fastest. Still, Atlantis is tiny, so a few sales can swing any month. Why timing works differently in Atlantis

Atlantis is a small city of about 1.4 square miles in central Palm Beach County. It sits between Lantana Road, Military Trail, Congress Avenue and the Lake Worth Drainage District canal to the north. The city was incorporated on June 19, 1959, and planned from the start as a golf and country club community. HCA Florida JFK Hospital, on South Congress Avenue, sits inside its limits.

The people who live here shape the calendar. The 2020 census counted 2,142 residents, with a median age of 62 and 45.3% of residents aged 65 or older. So many buyers are retirees, part-time residents or people moving closer to family. A lot of them shop in person during the winter months.

Housing is a mix of single-family homes, villas and condos, often along the fairways. The private Lost City Golf Club sits inside the city, and membership is handled by the club, not by a home sale. As a result, a buyer shopping here is often comparing a villa, a condo and a house inside the same gates.

What the data says about the best time to sell in Atlantis

Atlantis is too small for a reliable month-by-month record. Miami Realtors only reports a city in a given month when it has at least five sales. So the best approach is to read the city's quarterly numbers next to the county's monthly trend.

Atlantis sales, fall versus spring

In Q4 2025, Atlantis had 14 single-family sales, according to Miami Realtors. The median sale price was $630,000, and sellers received a median of 94.5% of their original list price. Homes took a median of 42 days to go under contract, and supply stood at 6.0 months.

By March 2026, the picture had tightened. That month, the city logged eight single-family sales, with a median price of $638,000. Homes went under contract in a median of 22 days, and sellers got 95% of the original list price. Supply had dropped to about three months.

With so few sales, one quick deal can drag the median down. Even so, the direction matches the county: spring is faster than fall.

Villas and condos move on a slower clock

Atlantis condos and townhouses had only four sales in Q4 2025, with a median of $292,500 and 54 days to contract. With 12 active listings, supply came to 16 months. That shows how thin this segment is. A condo seller should expect a longer wait in any month and price with care.

The county pattern behind the local numbers

Countywide, single-family sales bottomed out at 937 in January 2026. Then they climbed past 1,400 a month from March through June, according to Miami Realtors. Median time to contract was 53 days in February and dropped to 37 days by April. Sellers also got their highest share of list price in June, at 95.1%.

Condos followed a similar curve. Condo closings peaked at about 1,060 a month in March and April 2026. Median time to contract was shortest in April, at 57 days.

  • October and November: Prepare. Pull permits, finish touch-ups and order photos. Seasonal residents begin to return.
  • December: Some serious buyers shop over the holidays, but showings are uneven. A December launch can work if your home is ready.
  • January: New listings flood the market. Countywide, 2,271 new single-family listings hit in January 2026, more than any other month that year. You get the most buyers and the most competition.
  • February and March: The core of the season. Contracts signed now close in the busy spring months.
  • April and May: Still strong. Homes went under contract fastest countywide in April.
  • June through September: Seasonal buyers have gone north, and hurricane season is underway. Local buyers still shop, so a well-priced home can still sell.

How to price for the season

Timing and price work together. In a small market, buyers watch every new listing, and the first two weeks bring the most showings. So the price you launch with matters more than any later cut.

If you list early in the season, you can price near the top of recent sales, since more buyers are looking. Later in spring, more competing homes may be on the market, and buyers know it. By summer, a price that sat unsold since winter starts to look stale.

A good rule is to review your showings and feedback after two to three weeks. If buyers are touring but not writing offers, the price is the likely issue.
