Knowing when to sell in Lake Worth Beach depends on what you own. This small coastal city just south of West Palm Beach is full of older bungalows, cottages, duplexes and small apartment buildings near downtown and the beach. Some buyers want a charming home to live in. Others want a rental or a renovation project. For a single-family home or condo you live in, plan to go live between January and April. Winter visitors fill downtown and the beach, and spring buyers are active by March. If your home is in a historic district, early in the season is best, because many of those buyers come from out of state and tour while they are here.

National data agrees. ATTOM looked at more than 47 million single-family and condo sales from 2015 to 2024. May, February and April gave sellers the highest premiums, at 9.5%, 9.4% and 9.1%. On the other hand, November, October and September were the weakest months.

Owner-occupants and second-home buyers

According to Pure Equity's MLS data as of October 1, 2026, Lake Worth Beach had 293 active residential listings. The median list price was $436,000, and the median list price per square foot was $339. Active listings had been on the market an average of 123 days. Closed sales give a clearer picture. Florida Realtors data published by Miami Realtors still lists the city under its former name. In Q4 2025, its single-family homes had 87 closed sales at a median price of $470,000, up 6.8% from a year earlier. Homes took a median of 60 days to go under contract, and sellers received 94.6% of their original list price. Supply stood at 5.1 months.

For more recent county figures, Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000 and went under contract in a median of 40 days. Condos had a median of $300,000, with 69 days to contract and 6.7 months of supply.

Put together, the city moved a bit slower than the county late last year. That makes your launch month and launch price more important here, not less.

October to December

Get ready in the fall. Order an inspection on an older home, check permit history and line up repairs before contractors get busy. If you own a rental, review lease dates so a showing schedule will not upset tenants in season.

January to April

This is the main season. Winter residents are back, downtown is busy and the weather is ideal for showings. List by late January or February to catch the full run of buyers, with time to adjust the price if needed.

May and June

Local and first-time buyers stay active, and May ranked first in ATTOM's national study. However, seasonal buyers leave after Easter. So a home that appeals mostly to them may wait longer if it first lists in June.

July to September

These are usually the slowest months. It is hot, many owners are away and hurricane season is near its peak. If you need to sell now, price close to recent sales from the start and offer video tours for out-of-town buyers.

Older homes bring a few extra steps that take time. So plan for them before you pick a month.
