Deciding when to sell in West Palm Beach starts with a simple question: who is most likely to buy your home? A Mediterranean Revival house in El Cid draws a different buyer than a downtown condo near Clematis Street. Likewise, a 1960s ranch house west of I-95 attracts yet another group. When to sell in West Palm Beach: the short version

For most condos and townhouses, aim to list in January or February. For historic homes, the same winter window usually works, since many of those buyers are relocating from the North. Family houses in suburban neighborhoods often do best from March through May. If you can choose, avoid a fresh launch in August, September or October.

National data backs up the winter and spring focus. ATTOM reviewed more than 47 million home and condo sales from 2015 to 2024. It found that May, February and April gave sellers the largest premiums. In contrast, September, October and November gave the smallest.

West Palm Beach is the county seat and its largest city. As a result, its housing stock covers a wide range of ages, styles and prices. That mix is the main reason one listing date does not suit every owner.

Historic neighborhoods

Several neighborhoods near downtown are listed on the National Register of Historic Places. They include El Cid, Flamingo Park, Grandview Heights, Old Northwood and Northboro Park. Homes there date mostly from the 1920s boom, with Mediterranean Revival, Mission and bungalow styles. Buyers tend to be people who want character and a short trip to downtown. Downtown and waterfront condos

Downtown has condo towers near Clematis Street, Rosemary Square and the Intracoastal. In addition, the Brightline station opened in 2018, which makes the area easy to reach from Miami and Orlando. Condo buyers include seasonal residents, retirees, investors and young professionals. Seasonal buyers are the largest wild card, and they are mostly here from December through April.

Beyond the historic core, many streets hold block homes from the 1950s through the 1980s. These often appeal to first-time buyers and families. Because many of them finance, mortgage rates and the school calendar shape when they shop.

According to Pure Equity's MLS data as of October 1, 2026, the city had 2,283 active residential listings. The median list price was $315,000, and the median list price per square foot was $245. On average, those active listings had been on the market for 120 days. These are asking prices for homes still for sale, with condos and houses mixed together, so they are not sale prices. For closed sales, look at the county numbers. Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000. They went under contract in a median of 40 days, and sellers received 95% of their original list price.

Condos told a different story. The county condo and townhouse median was $300,000, with a median of 69 days to contract. Supply stood at 6.7 months, and sellers received 93% of their original list price. In other words, condo buyers had more choices and more room to negotiate. That makes timing more important for a condo seller than for most house sellers.

Month by month: when to sell in West Palm Beach

October and November

Treat these as prep months. Book repairs, painting and landscaping before contractors get busy. If you own a condo, ask the association for its budget, reserve information and any recent inspection reports now. Buyers will ask for them.

December

Seasonal residents begin to arrive. A listing that goes live in the first half of the month can catch early shoppers. Even so, holiday travel slows showings for many families, so most owners use December to finish photos and staging.

January through April

This is peak season. Seasonal buyers, relocating families and investors are all active. Downtown condos and historic homes usually see their best traffic now. If your home could appeal to buyers from out of town, this is the stretch to target.

May and June

Seasonal buyers head north, but local families are still shopping. A single-family home listed in early May can often close by late June or July, before school starts.

July through September

Activity usually slows. It is hot, many residents travel and hurricane season builds. A home can still sell now. However, you should price close to recent sales from the start and use video tours for out-of-town buyers.

Hurricane season and when to sell in West Palm Beach

NOAA's National Hurricane Center says the Atlantic season runs from June 1 to November 30. Activity peaks around September 10, and most storms form between mid-August and mid-October.

For a seller, the risk is delay. A storm watch can cancel inspections and showings. Insurers also tend to pause new policies when a named storm threatens, and a buyer with a loan cannot close without coverage. According to the state's Division of Condominiums, the first inspection comes at 30 years of age and then every 10 years. In addition, these associations must complete a structural integrity reserve study at least every 10 years.

Buyers and lenders now ask about these reports. If your building has finished its inspection and repairs, say so in the listing. If a special assessment is coming, talk with your agent about whether to list before or after the work. In many cases, clear answers move a sale faster than any calendar choice.
