West Palm Beach home sale report: prices, sale-to-list and days on market

This West Palm Beach home sale report is built from the city's own MLS record, and the first thing it shows is a $100,000 gap between what is listed and what sells. Over the trailing twelve months 3,194 homes closed at a median of $410,000, while 2,207 active listings ask a median of $310,000.

Every situation on this page comes down to a number: what the property is worth and what you would net. We will work both out from recent sales near you, at no cost.

The headline numbers

3,194 homes closed in West Palm Beach over the trailing twelve months at a median of $410,000.

2,207 listings are currently active, of which 2,070 are residential, asking a median of $310,000.

596 are under contract, the largest forward book of any city in this set.

Sold listings averaged 50 days on market. Active listings are averaging 79.

The active inventory prices at a median $244 per square foot.

All figures were measured on 25 September 2026 and describe a market that moves, so treat them as a snapshot.

The $100,000 gap, and what causes it

The median closing price here, $410,000, sits $100,000 above the $310,000 median asking price of active listings.

That is the largest absolute gap of any city in this set, and it is composition rather than a rising market.

1,079 of the 2,070 residential active listings are condominiums, many in older buildings at lower price points that move slowly.

So the active pool is dominated by the cheapest and slowest inventory while the transactions happen higher up.

A seller who judges their house against the city's asking median is benchmarking against unsold condominiums.

This single fact causes more mispricing in West Palm Beach than in any neighbouring city, because the gap is the widest.

Sale-to-list: what sellers actually achieved

Homes here closed at a median 93.2% of their ORIGINAL asking price.

84% of sales closed below what the seller first asked.

On the $410,000 median that 6.8% gap is roughly $28,000, more than a negotiated commission at the lower end of the usual range.

Measured against the final reduced list price almost any market looks like 100%, which is why the original number is the honest one.

With 2,207 active listings competing, a buyer here genuinely has alternatives and an overpriced home is skipped rather than negotiated.

An accurate opening price is therefore worth more in a deep market like this than in a thin one.

Days on market, read properly

Sold listings averaged 50 days from listing to accepted offer. Active listings are averaging 79 and still waiting.

That 29-day spread describes two different populations, and the gap is the signal rather than either number alone.

It does not mean the market takes 79 days. Correctly priced homes took 50 and overpriced ones are still waiting.

596 listings under contract is the largest forward book here, which suggests steady absorption despite the size of the inventory.

Add association approval time, because with 79% of listings in associations a board schedule sets your realistic closing date.

Plan your move from the 50-day figure plus approval time.

A condominium-led market with a very long tail

1,079 active listings are condominiums, 770 are single-family homes, 168 are townhouses and 78 are land.

The interquartile range runs from $178,000 at the 25th percentile to $665,000 at the 75th, and the full range reaches past $20 million.

509 active listings are in buildings of three storeys or more, the largest count of any city in this set.

That matters because Florida's milestone inspection requirement and the structural integrity reserve study requirement apply to older buildings of that height.

26% of active residential listings are waterfront, spanning Intracoastal frontage, lake frontage and canal.

A city median across that range is close to meaningless for an individual property, which is the practical takeaway.

Housing age and the condominium question

72% of active listings were built before 2000 and 42% before 1980, with a median year built of 1983.

Combined with 509 listings in three-storey-plus buildings, that means a large share of the condominium inventory is in scope for the milestone and reserve requirements.

A building that has completed its milestone inspection and funded its reserves sells straightforwardly. One that has not is a much harder sale.

The association's reserve position will affect a condominium price here more than the interior finish does.

For houses, roof age is the first filter an insurer applies and it decides whether financed buyers can complete.

89% of the stock is concrete block, which helps, but the roof, plumbing and panel questions remain.

Where the activity actually is

27% of active residential listings are in age-restricted communities, which is a substantial but not dominant share.

One large community, Golden Lakes Village, accounts for 3% of residential listings at a $150,000 median.

Excluding it, the rest of the city medians $324,999 in asking price, so no single community distorts this market the way one does in Lake Park.

The distortion here is structural rather than concentrated: it is the whole older condominium segment, not one building.

13% of active listings have a pool and 5% are on septic, both minorities but real ones.

The practical consequence is that your neighbourhood and property type matter far more than the city figures.

The deepest rental market in the county

2,210 rental listings are active in West Palm Beach at a median asking rent of $2,250 a month.

That is by far the deepest rental market of any city measured here, and it is close to the active for-sale count.

Against a $410,000 median sale price, that rent is roughly 6.6% of value annually before costs.

Costs then take a real bite: association dues at a $552 median, insurance, taxes, maintenance, vacancy and management.

With 2,210 competing rental listings, a landlord here faces genuine competition for tenants, which affects both rent achieved and void periods.

Neither answer is automatically right, and it depends on your equity, your tax position and whether you want to be a landlord.

What this means if you are listing now

Ignore the city asking median entirely and price from closed sales of your property type in your own neighbourhood.

Expect to achieve somewhere near 93.2% of a correctly set original asking price.

Plan for roughly 50 days to an accepted offer plus association approval time.

If you are selling a condominium in an older building of three storeys or more, get the milestone and reserve position in writing before listing.

Resolve any insurability question before listing, because it determines how many buyers can complete.

What is the median home price in West Palm Beach?
Two very different numbers. Homes that closed over the trailing twelve months medianed $410,000 while active listings ask a median $310,000. Measured 25 September 2026 across 3,194 sales and 2,207 active listings.
Why is there a $100,000 gap between listed and sold prices?
Composition, not a rising market. 1,079 of 2,070 residential active listings are condominiums, many in older buildings at lower prices that move slowly, so the active pool is dominated by the cheapest inventory while transactions happen higher up.
What percentage of asking price do homes sell for?
A median 93.2% of the ORIGINAL asking price, and 84% closed below what the seller first asked. On a $410,000 sale that gap is about $28,000. With 2,207 listings competing, an overpriced home is skipped rather than negotiated.
How long does it take to sell in West Palm Beach?
Sold listings averaged 50 days from listing to accepted offer against 79 for active listings. 596 are under contract, the largest forward book in this set, which suggests steady absorption despite the size of the inventory.
How many homes are for sale?
2,207 active listings as of 25 September 2026, of which 2,070 are residential: 1,079 condominiums, 770 single-family homes, 168 townhouses and 78 land parcels. A further 596 are under contract.
Does the milestone inspection affect my condo?
Quite possibly. 509 active listings here are in buildings of three storeys or more, the largest count in this set, and 72% of the city's stock predates 2000. A building that has completed its inspection and funded reserves sells far more easily.
Is a city-wide median useful for my property?
Barely. The interquartile range runs $178,000 to $665,000 and the full range reaches past $20 million. Your neighbourhood and property type matter far more than any city figure, which is the single most practical takeaway here.
How old is the housing stock?
72% of active listings predate 2000 and 42% predate 1980, with a median year built of 1983. 89% is concrete block, which helps insurability, but roof age, plumbing material and panel type remain the decisive questions for financed buyers.
Should I rent my home out instead of selling?
Worth comparing, but note the competition. 2,210 rental listings are active, by far the deepest rental market measured here and close to the active for-sale count. At a $2,250 median rent that is roughly 6.6% of value annually before costs.
Where do these numbers come from?
