The same census counted 4,338 housing units, and 43.7% were classified as vacant. That category includes homes held for seasonal use, which fits what you see on the ground. In addition, the town's own hurricane manual notes that many residents close their condos for the season. As a result, winter is busy and summer is quiet, and buyer traffic follows the same pattern.

May and June: the tail of the season
May was the single best month in ATTOM's national data, with a 9.5% seller premium. In a seasonal town, however, May is when many owners head north. A listing that started in March can still close well in May. On the other hand, a brand new listing in late May may miss most of the winter crowd.
June also marks the start of hurricane season. Buyers who stay year-round are still active, but the pool is smaller.
July to September: the slow stretch
Late summer is usually the hardest time to launch. Most seasonal owners are away, and the storm season builds toward its peak. If you must sell now, price close to the market from day one. Also, invest in strong photos, a video tour and clear building documents, since many buyers will shop from out of state.
In fact, summer has one small upside. Fewer competing listings can make a well priced unit stand out to the serious buyers who are still looking.
Condo paperwork can change when to sell a home in Highland Beach
For most condo sellers in Highland Beach, the building matters as much as the season. After the 2021 Surfside collapse, Florida passed SB 4-D in 2022. It created milestone inspections for condo buildings three or more habitable stories tall. Under section 553.899 of the Florida Statutes, the first inspection is generally due by December 31 of the year the building turns 30, and local officials can set an earlier schedule. Inspections then repeat every 10 years.
Then, in 2025, HB 913 set December 31, 2025 as the deadline for older associations to complete a structural integrity reserve study. It also gave associations more ways to fund reserves, including special assessments and loans.

Florida resale condo buyers can cancel within 7 days, not counting weekends and legal holidays, after they receive the required association documents. The town's 2026 hurricane manual says Highland Beach is in evacuation Zone B. It is a mandatory evacuation zone when a Category 2 or stronger storm is expected.
