For a Singer Island condo, aim to be live by mid-January. For a mainland house, March through May is a strong window, though February works too. In either case, try to avoid a brand-new listing in August or September, when buyer traffic is lowest and storms can stall a closing.
The national data points the same way. ATTOM analyzed more than 47 million home and condo sales from 2015 to 2024. It found that May, February and April gave sellers the biggest premiums, at 9.5%, 9.4% and 9.1%. In Riviera Beach, the winter crowd on the island makes January and February even more important for condos.
Two markets: when to sell a home in Riviera Beach on each side
Riviera Beach sits just north of West Palm Beach. The Lake Worth Lagoon splits the city in two. The mainland holds most of the homes, along with city hall and the Port of Palm Beach. Across the Blue Heron Boulevard bridge, Singer Island faces the Atlantic. Part of the island belongs to Riviera Beach, while Palm Beach Shores holds the southern tip.

Island buyers are often retirees, part-time residents and people buying a second home. Many visit in winter, rent for a season or stay with friends, then buy. Some pay cash. Because of that, the island's busiest months for showings usually run from January into April.
The mainland buyer
Mainland buyers are more likely to be local workers, families and first-time owners. Most of them finance, so rates and insurance quotes shape their budget. They shop hardest in spring and often want to close before school starts. Investors also look on the mainland all year, since prices are often lower than in nearby coastal towns.

According to Pure Equity's MLS data as of October 1, 2026, Riviera Beach had 260 active residential listings. The median list price was $384,900, and the median list price per square foot was $269. Active listings had been on the market an average of 125 days. These are asking prices for homes still for sale, with island condos and mainland houses mixed together. So they are not sale prices. The city also has a deep rental market. Our data showed 262 active rentals with a median asking rent of $2,500. That matters if you plan to rent your unit for a season first, or if an investor is your likely buyer.
For closed sales, look at the county. Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000. They went under contract in a median of 40 days, and supply stood at 3.5 months. Condos and townhouses sold for a median of $300,000, with 69 days to contract and 6.7 months of supply.
In short, mainland houses face a tighter market than island condos. A condo owner has more competition and needs every possible buyer. That is why the winter window matters more on the island.

October to December
Use the fall to prepare. On the island, ask your association for its budget, reserve study and inspection reports now, before buyers do. On the mainland, book roof, AC and paint work. Seasonal residents begin returning in November, so an island condo can go live in early December.
January to April
This is the peak for both sides of the city. Winter buyers fill the island, and mainland buyers start their spring search. If you can pick only one window, pick this one. Being live by early February gives you time to gather offers and adjust before Easter.
May and June
Mainland demand holds up as families plan summer moves. However, the island quiets down as seasonal owners leave. A condo first listed in June may wait longer, while a mainland house can still draw solid interest.
July to September
Late summer is usually the slowest stretch. It is hot, many owners are away and hurricane season nears its peak. If you list now, price close to recent sales from the start. Video tours help, since many island buyers first look from out of state.
Condo rules that affect when to sell a home in Riviera Beach
Florida tightened condo safety rules after the 2021 Surfside collapse. Under section 553.899 of the Florida Statutes, condo buildings three or more habitable stories tall need milestone inspections. Associations also face rules on structural reserve studies. Many towers on Singer Island fall under these rules.

According to Stet News, city leaders picked Forest Development in May 2026 for a $566 million plan to remake about 12 acres at Marina Village. Big projects often take longer than planned, and details can change. So we would not delay a sale only to wait for it. Still, if you own near the marina, the plan is worth mentioning to buyers. On the other hand, construction can bring noise and traffic for a while.

According to NOAA's National Hurricane Center, the Atlantic hurricane season runs June 1 to November 30. The peak comes around September 10, with most activity between mid-August and mid-October.
