It also includes every builder selling new houses west of I-95. Port St. Lucie sits in St. Lucie County on the Treasure Coast, and it keeps growing fast. That growth brings a steady flow of buyers, but it also brings new supply. So the right month for your listing depends on your home's age, your neighborhood and what the builders nearby are offering. When to sell in Port St. Lucie: the quick version

If you can pick any month, go live between early February and the end of April. Winter residents are still in town, and buyers relocating from Palm Beach and Broward counties often shop in spring. Families also start looking so they can move over the summer. If your home is newer and sits in a community that builders are still selling, watch their price list before you set a date.

The national pattern supports a spring launch. ATTOM studied more than 47 million home and condo sales from 2015 to 2024. It found May, February and April brought the highest seller premiums, at 9.5%, 9.4% and 9.1%. The weakest months were November, October and September.

Why Port St. Lucie's calendar is different

Port St. Lucie began as a planned city. General Development Corporation bought the River Park subdivision in 1958, and the city incorporated on April 27, 1961. Growth came in waves after that. St. Lucie West took shape in the early 1990s, and Tradition officially opened in 2003 west of I-95. Today the Census Bureau estimates the city had 268,062 residents on July 1, 2025, after adding 9,131 people in one year.

Older homes east of I-95

The original sections of the city hold many concrete block homes from the early decades, and some sit on canals. Buyers here are often first-time owners, retirees and investors. Most of them weigh repairs and insurance before they make an offer.

Newer communities to the west

West of I-95, buyers find planned communities with HOAs and, in many cases, community development district (CDD) assessments on the tax bill. Builders there often run sales events and offer incentives. As a result, a resale home in Tradition or a nearby community may be compared directly with a brand-new house down the street.

Spring training adds winter traffic

Clover Park, which opened in 1988, is the spring training home of the New York Mets. Games in February and March bring visitors to the city, and some of them come back as buyers. That adds to the winter crowd that already shops on the Treasure Coast.

According to Pure Equity's MLS data as of October 1, 2026, Port St. Lucie had 2,949 active residential listings. The median list price was $429,000, and the median list price per square foot was $228. Active listings had been on the market an average of 105 days. For closed sales, use the county report. Miami Realtors reported that in August 2026, St. Lucie County single-family homes sold for a median of $402,500, up from $400,000 a year earlier. They went under contract in a median of 54 days, faster than the 64 days a year before. Supply stood at 4.9 months, and sellers received a median of 96% of their original list price.

Condos told a different story. The county condo median was $320,000, with 82 days to contract and 7.6 months of supply. In addition, closed sales of single-family homes fell about 6.5% from a year earlier.

Put together, the numbers say buyers have choices but are still moving. A home that is priced well and shows well can go under contract in under two months. On the other hand, a home priced on hope can sit, because the buyer can simply drive to the next model center.

October to December

Fall is the time to prepare. Seasonal residents start coming back in November, and the holidays slow showings in late December. Book roof, AC and paint work now. Also pull your HOA documents and your latest tax bill, so buyers can see any CDD line early.

January to April

This is the main season for most resale homes. Winter buyers are in town, spring training fills February and March, and relocating families start touring. If you can choose one window, pick this one. Going live in early February leaves time to adjust the price before demand fades.

May and June

Family buyers stay active, and May led ATTOM's national ranking. Still, seasonal buyers leave after Easter, and builders often push summer promotions. So keep a close eye on new home pricing near you during these months.

July to September

Late summer is usually the slowest stretch. It is hot, many owners travel, and hurricane season builds toward its peak. If you must sell now, price close to recent sales from the first day. Strong photos and video matter even more, since out-of-area buyers often tour online first.

Hurricane season and when to sell in Port St. Lucie

NOAA's National Hurricane Center says the Atlantic season runs from June 1 to November 30. Activity peaks around September 10, and most storms fall between mid-August and mid-October.

For sellers, storms cause practical delays. A watch can cancel showings, and insurers often pause new policies while a named storm threatens.
