Knowing when to sell a home in Palm Springs starts with knowing who buys here. This is the small village in central Palm Beach County, west of Lake Worth Beach, not the desert city in California. Its buyers are mostly first-time owners, retirees on a budget and investors who want a rental. Each group shops on its own calendar. So a one-story block house, a villa and a condo in an older complex may each have a different best month. When to sell a home in Palm Springs: the short answer

If you own a condo or villa, aim to go live in January or February. That is when winter residents are in town and the county has the most condo shoppers. If you own a house, March through May is a strong launch window, since financed buyers and families are most active then. In both cases, try not to debut a new listing in August or September.

National data lines up with that pattern. ATTOM looked at more than 47 million home and condo sales from 2015 to 2024. It found that May, February and April brought the highest seller premiums, at 9.5%, 9.4% and 9.1%. By contrast, the weakest months were November, October and September, at 6.4%, 6.6% and 6.9%.

Buyer types and when to sell a home in Palm Springs

The Village of Palm Springs was chartered in 1957 on land that had been a dairy farm. Since 1998 it has grown by annexing nearby areas, and the 2020 Census counted 26,890 residents. That history created two kinds of housing. The older core is mostly one-story single-family homes on modest lots, while the annexed areas added villas, townhouses and condo communities.

Condo and villa buyers

Many condo buyers are retirees, part-time residents or first-time buyers with a small budget. Seasonal buyers often arrive after the holidays and tour through March. Also, a lot of them pay cash or put down a large deposit, so the timing of their visit matters more than mortgage rates.

Single-family buyers

House buyers here tend to be local workers and young families. Most of them finance, and many want a short commute to West Palm Beach or the airport. They shop hardest in spring, then try to close before school starts in August.

Investors

Investors buy year-round, because they care about rent and price more than the weather. According to Pure Equity's MLS data as of October 1, 2026, Palm Springs had 179 active residential listings. The median list price was $157,900, and the median list price per square foot was $189. Active listings had been on the market for an average of 119 days. These are asking prices for homes still for sale, with condos and houses mixed together, so they are not sale prices. That low median tells you something useful. A large share of what is for sale in the village is smaller condos and villas. Houses usually ask well above that figure, so do not price a three-bedroom home against the village median.

For closed sales, the county report fills the gap. Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000. They took a median of 40 days to go under contract, down from 46 a year earlier, and supply stood at 3.5 months. Condos and townhouses sold for a median of $300,000, with 69 days to contract and 6.7 months of supply.

In other words, houses face a tighter market than condos across the county. If you own a condo in Palm Springs, you need the biggest possible pool of buyers, and that points to winter. If you own a house in fair shape, you have more room to pick your month.

October to December

Use the fall to get ready. Seasonal residents start coming back in November, but most do not shop seriously until after the holidays. This is a good time to fix the roof, service the AC and repaint before contractors get busy. A condo listed in early December can catch early arrivals, too.

January to April

This is the peak for most of the village. Winter buyers are in town, and spring house hunters start their search in February. If you can choose only one window, choose this one. Being live by early February gives you time to collect offers and, if needed, adjust the price before Easter.

May and June

House demand stays solid into early summer. May topped ATTOM's national list, and many families want to close by July. However, condo traffic drops once seasonal residents head north. So a condo first listed in June may sit longer than a house listed the same week.

July to September

This is usually the slowest stretch. It is hot, many owners travel and hurricane season builds toward its peak. If you have to sell now, price close to recent sales from day one. Investors stay active in summer, so expect more of your showings to come from them.

Hurricane season and when to sell a home in Palm Springs

According to NOAA's National Hurricane Center, the Atlantic hurricane season runs from June 1 to November 30. The peak comes around September 10, with most activity between mid-August and mid-October.

Storms can slow a sale even when they miss us. A watch or warning can cancel showings and inspections. Insurers also tend to stop writing new policies while a named storm threatens, and most buyers need a policy before they can close. For older homes, the roof age and wind protection already decide whether a buyer can get coverage at a fair price.
