How to Choose a Listing Agent in Delray Beach: Questions to Ask Before You Sign
October 1, 2026 · 8 min read · By Onias Derilus, Broker
East Delray homes may sell for lot value while west-side 55+ condos draw a different crowd. Here is how to vet and interview a listing agent for either.
Choosing a listing agent in Delray Beach starts with a question about your buyer. An older cottage a few blocks from Atlantic Avenue may sell to a builder who wants the lot. A renovated home in Del-Ida Park draws families and second-home buyers. A condo in a west-side 55+ community draws retirees, many of them paying cash. Each buyer pool needs a different plan, so the agent you hire should know yours well. This guide shows how to vet candidates and what to ask.
Key takeaways
- As of October 1, 2026, Pure Equity's MLS data shows 1,942 active Delray Beach listings, a median list price of $278,000 and an average of 118 days on market for active listings.
- In Q4 2025, Delray Beach single-family homes sold for a median of $771,250 and went under contract in a median of 44 days, per Miami Realtors. Condos took 77 days.
- East-side homes near downtown may sell for land value, so your agent must know how builders price lots.
- West-side 55+ condos and villas need an agent who knows approval rules and seasonal buyers.
- Verify the license with DBPR and read the listing agreement before you sign.
Three buyer pools in one city
Delray Beach runs from the ocean west past I-95, and many homes beyond the city limits also carry a Delray Beach address. Within that area, three kinds of buyers show up again and again.
- Lot buyers. Builders and owners who plan to tear down or remodel older homes near downtown.
- Lifestyle buyers. Families, remote workers and second-home buyers who want a walkable east-side home.
- Retirees. Buyers looking at 55+ condos and villas west of the city, often during the winter.
So ask each agent which pool they sell to most. Then check whether the answer matches your home.
Local benchmarks for a listing agent in Delray Beach
Know the numbers before your first interview. That way, you can test each agent's pricing story.
According to Pure Equity's MLS data as of October 1, 2026, Delray Beach had 1,942 active residential listings. The median list price was $278,000, and the median list price per square foot was $237. Those active listings had been on the market an average of 118 days so far. These are asking prices, with condos and houses mixed. The low median reflects the large number of condos for sale. Our Delray Beach area page tracks the live figures.
Closed sales give a fuller view. In Q4 2025, Miami Realtors reported 146 single-family sales in the city at a median of $771,250. Sellers received a median of 93.7% of their original list price, and homes went under contract in a median of 44 days. Also, 76 of those sales were paid in cash. Supply stood at 5.5 months.
Condos and townhouses moved more slowly. That quarter, 145 sold at a median of $340,000, with 77 days to contract and 92.5% of the original list price. Supply was 7.2 months.
East-side homes that may sell for lot value
East Delray includes the downtown along Atlantic Avenue, the Pineapple Grove Arts District and Old School Square, where restored early 20th century school buildings now house an arts center. Older, smaller houses close to all of that sometimes sell mainly for the land under them.
That changes how a listing agent should price your home. A builder looks at lot size, zoning, setbacks and what a new house could sell for. So an agent who prices only by the old home's square footage may leave money on the table, or price far above what builders will pay.
Questions for lot-value sales
- Which recent land or teardown sales would you use for my lot?
- How would you market the home to both builders and owner-occupants?
- Is my street inside one of the city's historic districts, and how would that affect buyers?
- Do you have my survey, and what does the zoning allow?
Delray has five local historic districts, including Old School Square, Del-Ida Park, Nassau Park, Marina and West Settlers. If your home sits in one, ask the city what review applies before a buyer plans changes.
What a listing agent in Delray Beach does for renovated homes
Updated homes within reach of the avenue draw the widest pool. Here, the agent's job is presentation and pricing that matches recent sales closely.
- Strong photos, video and a floor plan that show the layout and outdoor space.
- Clear notes on roof age, windows and any permits, since insurers will ask.
- A launch date that fits the season, often late winter for second-home buyers.
In addition, ask how they handle multiple offers. A well-priced east-side home can draw several at once, and the terms often matter as much as the price.
A listing agent in Delray Beach for west-side 55+ condos
West of the city limits, many large age-restricted communities have Delray Beach mailing addresses. These homes sit in a different market from downtown. Buyers are mostly retirees and seasonal residents, and many pay cash.
So ask the agent about association rules first. Most communities need buyer approval, and some limit leasing. Also, for condo buildings, ask about milestone inspections, reserve studies and any special assessment. Under section 718.503, condo sellers must give buyers key documents, which now include those reports when they apply.
Questions for 55+ sellers
- How many sales have you closed in my community in the past year?
- How long does approval take here, and when will you start the file?
- How will you reach buyers who live up north most of the year?
Licensing and brokerage checks
Before you compare plans, confirm the basics. First, search each agent on the DBPR license site by name or number, and make sure the license is current and active. Second, ask about the brokerage relationship. Florida presumes licensees act as transaction brokers unless a single agent relationship is set up in writing, and dual agency is not allowed.
Then ask who does the daily work. On some teams, a junior agent runs showings while the lead agent handles pricing. That can work well, but you should know it up front.
How to compare a listing agent in Delray Beach on marketing
Ask each candidate for a written plan and score them on the same points:
- Buyer pool fit. Does the plan match the buyer most likely to pay the most?
- Media. Photos, video, floor plan and drone shots where views matter.
- Timing. A launch date tied to season and to competing listings.
- Feedback. How often you will hear about showings and offers.
You can check each plan against our seller marketing plan.
Red flags during the interview
Most weak agents give themselves away early. So pay attention to how each one handles the first meeting, as well as to the price they name.
- They quote a price before asking about your lot, your updates or your association.
- They use countywide numbers instead of sales near your street or in your community.
- They cannot say whether your home is likely to sell to a builder, a family or a retiree.
- They push for a long listing term before you have spoken with anyone else.
- They are vague about who will answer buyer calls and run showings.
On the other hand, a good agent may give you a lower price than a rival. If they show the sales behind it, that lower number is often the more useful one. Our guide to signs of a bad real estate agent lists more warnings.
The listing agreement
Under section 475.25 of the Florida Statutes, a written listing must include a definite expiration date, a property description, the price and terms, the fee and the owner's signature. The broker must also give you a signed copy within 24 hours. Moreover, the agreement cannot require you to give notice to cancel after it ends.
Commissions are negotiable. So write the fee plainly, such as "X% of the sale price" or a flat amount. In addition, since August 17, 2024, offers to pay buyer agents cannot appear on the MLS. Agree in advance how you will respond when a buyer's agent asks about pay.
Is hiring a listing agent in Delray Beach worth it?
Nationally, 91% of sellers used an agent in NAR's 2025 Profile of Home Buyers and Sellers, and 87% said they would likely recommend their agent. In Delray, the value often comes from reading the right buyer pool. A lot-value home priced like a renovated one, or the reverse, can sit for months. Frequently asked questions
How do I know if my home will sell for lot value?
Ask an agent to compare recent teardown and land sales nearby with sales of updated homes. If builders pay close to your home's value for the land alone, lot value may drive your price.
Should my listing agent in Delray Beach work east or west of I-95?
Pick one with recent sales on your side. The buyers, rules and pace differ a lot.
Can I negotiate the commission?
Yes. Fees are negotiable in Florida, and the agreed fee must appear in the listing agreement.
How long does a Delray Beach sale take?
In Q4 2025, city houses went under contract in a median of 44 days and condos in 77 days. Closing usually adds about a month.
