Two markets under one city name
The town of Boynton was incorporated in 1920 and became the City of Boynton Beach in 1941, according to the city's library archives. It sits in southern Palm Beach County, just north of Delray Beach. However, the name on a mailing address covers much more ground than the city itself.
West of the city, along roads such as Lyons Road, you find large age-restricted communities with Boynton Beach addresses, many of them built by national and regional home builders. Many of these homes sit in unincorporated Palm Beach County, outside the city limits.
Meanwhile, the east side holds older single-family homes, townhouses and small condo buildings near the Intracoastal. Downtown is also changing. The city's Town Square project covers four blocks off Boynton Beach and Seacrest boulevards, and the new City Hall, library and Children's Museum are open. The commercial part stalled for years, though, and the redevelopment agency has moved to bring in a new developer.

Condos and townhouses were slower. In the same quarter, 130 sold at a median of $225,000. They took 67 days to go under contract, and sellers received 90.9% of their original list price. Supply was 9.3 months, so condo buyers could take their time.
One more caution: city-level reports follow city limits. So a west-side 55+ villa outside the city may not appear in those tables at all. Ask the agent to pull sales from your own community instead.

- How long does the association's buyer approval take, and when do you start it?

- How do you handle cash buyers who want to close fast?
- What do buyers ask about dues, clubhouse fees and special assessments?

East-side buyers are more likely to finance. As a result, appraisals, inspections and insurance shape how a deal goes.

Florida sets clear rules for listing agreements. Under section 475.25, a written listing must include a definite expiration date, a property description, the price and terms, the fee and the owner's signature. Then the broker must give you a signed copy within 24 hours. Also, the agreement cannot require you to give notice to cancel after it expires.
Before you sign, read these parts closely:
- Fee. Commissions are negotiable. Write the agreed fee as a clear rate or amount, such as "X% of the sale price."
- Buyer agent pay. Since August 17, 2024, offers to pay buyer agents cannot appear on the MLS. So agree in advance how you will answer buyer agent requests.
- Term and exit. Note how long the listing runs and whether you can end it early.
- Protection period. Check whether you owe a fee if a buyer the agent showed comes back later.
