Realtors in West Palm Beach are easy to find. The hard part is picking the one who knows how to sell your kind of home. A 1920s bungalow in a historic district, a unit in an older condo tower on Flagler Drive and a 1960s ranch house on a quiet side street each draw a different buyer. According to Pure Equity's MLS data as of October 1, 2026, the city had 2,283 active residential listings. The median list price was $315,000, and the median list price per square foot was $245. Historic and condo rules your agent should know
Two sets of rules shape many West Palm Beach sales, so test each agent on them.
First, historic homes. If your house sits in a local historic district, the city reviews work that changes how the outside looks. That means a Certificate of Appropriateness, which may come from staff or from the Historic Preservation Board. Interior remodeling is not reviewed. On the plus side, the city offers a tax exemption that can freeze city and county taxes on the value added by qualifying improvements for up to 10 years, if the owner applies before the work starts.
Second, condos. Under section 553.899 of the Florida Statutes, condo buildings three or more stories tall need a milestone inspection by December 31 of the year they reach 30 years old. Also, a resale buyer has the right to the association's governing documents and financial records under section 718.503. A good agent gathers these early, because missing papers can stall a deal.

Ask each finalist for a written marketing plan. Then compare the details side by side.
- Photos. Historic homes sell on details like porches and original floors. Condos sell on views and building amenities. Ask who shoots each.
- Floor plans. Condo units in the same tower can look alike online, so a floor plan helps.
- Building access. Ask how the agent will handle showings, parking and front desk rules in your building.
- Reports. Agree on how often you will hear about showings and offers.

Read the listing agreement before you sign
Once you choose an agent, read the contract with care. Under section 475.25 of the Florida Statutes, a written listing agreement must state a definite expiration date, the property, the price and terms, and the fee. It cannot make you send notice to cancel after it expires.
- Term. Know how long it runs and whether you can end it early.
- Fee. Commissions are negotiable. Write the amount as a clear figure or rate, such as "X% of the sale price."
- Buyer agent pay. Since August 2024, offers of pay to buyer agents cannot appear on the MLS. Ask how the agent will handle those requests.
- Protection period. Check whether you owe a fee if a buyer the agent showed comes back after the term ends.
