Atlantis covers about 1.4 square miles in east central Palm Beach County. Military Trail forms its west edge and Congress Avenue its east edge. Developers bought the land in 1958 and planned a golf and country club community. The city incorporated in 1959.

What the Atlantis market looks like now
According to Pure Equity's MLS data as of October 1, 2026, Atlantis had 41 active residential listings. The median list price was $284,000, and the median list price per square foot was $193. Those active listings had been on the market an average of 94 days. These are asking prices, with condos, villas and houses mixed together. They are not sale prices.

For county context, Miami Realtors reported that in August 2026, Palm Beach County single-family homes sold for a median of $650,000, with 40 days to contract. Condos and townhouses sold for a median of $300,000, with 69 days to contract and 6.7 months of supply. In other words, condo buyers had more choice and took longer to commit.
Villas, condos and houses compete inside the same gates
Atlantis has a mix of housing. You will find ranch-style single-family homes, villa-style attached homes and modest condo communities, with some larger remodeled homes on the golf course. Many single-family homes have pools and mature trees.
That mix matters when you sell as is. A buyer who wants a low-upkeep home in Atlantis may compare your dated villa with a renovated condo down the street. Many villas and condos sit within an association. Some associations review buyers or set rules on leasing and pets. Read your documents before you list, since a long approval can slow a sale. How to price when you sell a house as-is in Atlantis
Pricing an as-is home starts with the finished product. Find recent sales of similar homes in good shape, then work backward. Here is a simple way to think about it:
- Start with the updated value. What would the home sell for after the needed work?
- Subtract the repair cost. Use real contractor bids if you can, not guesses.
- Subtract a risk discount. Buyers take on the hassle and the chance of hidden problems, so they expect a cushion.
Here is a made-up example to show the math. It is not a quote. Say a single-family home would sell for $500,000 once updated. It needs a $25,000 roof and $35,000 of kitchen and bath work. A buyer may also want another $20,000 or so for the risk and the wait. So a fair as-is list price could land near $420,000.
Investors use a stricter formula. Many start from the 70% rule: about 70% of the after-repair value, minus repairs. On the same home, that is $350,000 minus $60,000, or $290,000. That gap explains why a listing often nets more, even as is.
Florida disclosure rules when you sell a house as-is in Atlantis
This is where many sellers get it wrong. An as-is clause means you won't fix things. It does not let you hide them.
The Johnson v. Davis rule
In 1985, the Florida Supreme Court held in Johnson v. Davis that a home seller must disclose known facts that materially affect value and that the buyer can't readily see. So if you know about a roof leak, a past plumbing failure or a cracked slab, disclose it. Then attach any repair records you have.

Flood disclosure
Section 689.302 of the Florida Statutes requires a flood disclosure in residential sales. It asks whether you know of past flood damage, whether you filed flood insurance claims and whether you received federal disaster aid. You must give it at or before the time the buyer signs the contract.
Lead paint for older homes
If your home was built before 1978, federal rules apply. The EPA says sellers must give buyers a lead hazard pamphlet, disclose any known lead paint and share available reports. Buyers also get a 10-day period to test for lead, unless they agree in writing to change or waive it.
Condo documents
For a condo resale, section 718.503 requires the seller to give the buyer current copies of the declaration, bylaws, rules, budget and financial statement. Where they apply, the milestone inspection report and structural integrity reserve study are included too. The buyer may cancel within 7 days, not counting weekends and holidays, after signing and receiving the documents.
Permits to check before you sell a house as-is in Atlantis
The City of Atlantis says building permits are required for nearly everything, even painting and pressure cleaning. That rule keeps the city looking neat. However, it also means older homes may have work that was never permitted, or permits that were never closed.
Buyers and their title companies often search for open permits. So check your permit history with the city before you list. If you find an open permit, ask your agent whether to close it, disclose it or price it in. Fixing it early usually costs less than a delayed closing.
Who buys when you sell a house as-is in Atlantis
The buyer pool for an as-is home is smaller than for a move-in ready one. In Atlantis, it tends to include four groups.
- Cash investors. They move fast but use formulas like the 70% rule, so they usually pay the least.
- Cash buyers who will live there. Retirees and seasonal buyers often pay cash for villas and condos. They may pay close to market if the work is cosmetic.
- Buyers with renovation loans. Some loans fold repair costs into the mortgage. They take longer to close but can pay more than an investor.
- Neighbors and local remodelers. In a small city, people who already live nearby sometimes buy to renovate for family.
FHA loans require a home to meet safety, security and soundness standards. So a home with a failing roof or unsafe wiring may not qualify until the work is done. That pushes the sale toward cash buyers, who know they have the edge.
When light repairs beat a pure as-is sale
Sometimes a small fix opens the door to many more buyers. The best targets are repairs that affect insurance and financing.
For example, Citizens Property Insurance requires a 4-point inspection for homes more than 20 years old. It also wants proof of at least five years of remaining life on shingle roofs over 25 years old and tile or metal roofs over 50 years old. If your roof fails that test, many buyers can't get coverage, and their lender will balk.
So consider these steps before you sell a house as-is in Atlantis:
- Get a pre-listing 4-point inspection to learn what an insurer will flag.
- Fix true safety items, such as a hazardous electrical panel or an active leak.
- Close open permits so title work goes smoothly.
- Skip big cosmetic remodels. Buyers often want to pick their own finishes.
Florida law also gives some help on roofs. Under section 627.7011, an insurer can't refuse to write or renew a policy solely because a roof is less than 15 years old. For older roofs, the owner can get an inspection first.
