Many owners who sell as-is in Hobe Sound have lived in their homes for a long time. The house may be paid off, the roof may be older and the kitchen may date back a few decades. Selling as-is lets you skip the repairs and the contractor calls. However, the price still has to make sense to a buyer, and Florida law still expects you to disclose what you know. Where you sell as-is in Hobe Sound: the local picture

Hobe Sound is a census-designated place in southern Martin County. It has no city government, and the 2020 Census counted 13,163 residents, according to the U.S. Census Bureau. Tequesta and Jupiter lie just to the south, across the Palm Beach County line. To the east, across the water, is the Town of Jupiter Island, a separate municipality with large estates.

This matters for as-is sellers in a few practical ways:

According to Pure Equity's MLS data as of October 1, 2026, Hobe Sound had 223 active residential listings. The median list price was $549,250, or $303 per square foot. Active listings had been on the market for an average of 142 days. Keep in mind that these are asking prices for homes still for sale, not closed sales.

For closed sales, Miami Realtors' August 2026 report for Martin County is the best guide. Single-family homes sold for a median of $656,900 and took a median of 56 days to go under contract. There was 3.4 months of supply. Condos and townhouses had a median of $277,500, took 84 days and had 5.5 months of supply.

Florida disclosure rules when you sell as-is in Hobe Sound

An as-is clause tells buyers you will not fix things. It does not let you stay quiet about known defects. In Johnson v. Davis (1985), the Florida Supreme Court held that sellers must disclose known facts that materially affect value and that buyers cannot readily see. The Florida Realtors and Florida Bar AS IS contract includes a seller statement built on the same idea.

Flood disclosure

Under section 689.302 of the Florida Statutes, sellers of residential property must give a flood disclosure at or before the time the contract is signed. It asks whether you know of flood damage during your ownership, flood insurance claims or federal flood aid. Homes near the Indian River Lagoon and other low areas often draw flood questions. Look up your zone on the FEMA Flood Map Service Center before you list.

Lead paint

For homes built before 1978, federal rules require you to give buyers the EPA lead pamphlet and disclose any lead paint you know about. Buyers get 10 days to test unless they waive that right.

  • Septic problems, if the home is on a septic system.
  • Well water issues, if the home uses a private well.
  • Additions or enclosures built without Martin County permits.

Under the Florida AS IS contract, the buyer gets an inspection period. It is 15 days if left blank. During that period, a buyer who finds the home unacceptable, in their sole discretion, may cancel and get the deposit back.

So most as-is buyers still inspect. For older homes, they often add a four-point inspection, since insurers ask for one. Citizens Property Insurance requires a four-point inspection of the roof, electrical, plumbing and HVAC for homes more than 20 years old. It also wants proof of at least five years of remaining life on shingle roofs older than 25 years.

If you know your home will struggle on these items, say so up front and price it in. That beats losing a buyer on day 14.

Who buys when you sell as-is in Hobe Sound

The buyer pool here is small but varied. Your home's type and condition decide which group you are selling to.

Buyers who want an older mainland home to update

Some buyers want a modest single-family home they can update over time. Many come from Palm Beach County or from out of state, drawn by a quieter pace and lower prices than Jupiter. They may use loans, so roof and system condition matter.

Club and golf community buyers

Hobe Sound also has club and golf communities. Buyers here look at the home, but also at dues, membership fees and community rules. A dated home in a well-run community can still sell well as-is if the price reflects the updates needed.

Cash buyers and investors

Cash buyers include retirees, second-home buyers and investors. Investors often use the 70% rule: about 70% of the after-repair value, minus repairs. That makes their offers lower than a retail buyer's, but they can close fast and take on heavy repairs.

A pure as-is sale is not always the best choice. These targeted steps often pay for themselves.

  2. Close open permits. Work with Martin County to close old permits. Open permits can delay closing.
  3. Pump and inspect the septic. If the home has one, a recent septic report answers a common buyer question.
  4. Clean, declutter and trim. Older homes show better with light, space and a neat yard.
