When you sell as-is in Riviera Beach, the first thing buyers will judge is not your kitchen. On Singer Island, they look at the condo building, its inspection reports and its reserves. On the mainland, they look at the age of the house, the roof and whether they can insure it. The two halves of the city share a name but attract different buyers. Two property types, two as-is strategies
According to the city's own history, Riviera Beach began as the Town of Riviera in 1922 and became the City of Riviera Beach in 1959. On the mainland, it holds the Port of Palm Beach and a city marina. Across the Lake Worth Lagoon, most of Singer Island lies within city limits. The Blue Heron Bridge connects the two.
For sellers, the split works like this. Island listings are mostly condos in towers along the ocean and the Intracoastal. Mainland listings are mostly single-family homes, many of them decades old. An as-is condo is judged by its building. An as-is house is judged by its own roof, wiring and plumbing.
Riviera Beach market numbers
According to Pure Equity's MLS data as of October 1, 2026, Riviera Beach had 260 active residential listings. The median list price was $384,900, and the median list price per square foot was $269. Active listings had been on the market an average of 125 days. These figures mix island condos and mainland houses, and they are asking prices, not sales. Countywide, Miami Realtors reported that Palm Beach County condos and townhouses had 6.7 months of supply in August 2026, while single-family homes had 3.5 months. Condo buyers have more units to choose from. That gives them more leverage when a building has open issues.
Disclosure duties when you sell as-is in Riviera Beach
Florida's rule comes from Johnson v. Davis. The Florida Supreme Court held that a seller must disclose known facts that materially affect value, are not readily observable and are not known to the buyer. That duty survives an as-is clause, as Florida Realtors explains in its guide to disclosure laws.
Flood, radon and lead notices
Under section 689.302, sellers must give buyers a flood disclosure at or before contract signing. It asks whether the home flooded while you owned it, whether you filed a flood insurance claim and whether you got federal disaster help. Coastal and canal-side owners should answer with care. A radon notice under section 404.056 is also standard. For homes built before 1978, federal rules add a lead paint disclosure, the EPA pamphlet and a 10-day testing window the buyer may waive.
What you don't have to disclose
Under section 689.25, a death on the property is not a material fact you must disclose. You also don't have to hunt for problems you don't know about. Just report what you do know, plainly and in writing.
Singer Island condos: the building is part of the sale
After the 2021 Surfside collapse, Florida added milestone inspections in section 553.899. Condo and co-op buildings three or more habitable stories tall must have them, starting around the building's 30th year and every 10 years after. Many island towers fall under the rule.
When you sell a condo, section 718.503 requires you to give the buyer the declaration, bylaws, rules, annual budget, financial statement and a governance form. If they exist, you must also give the milestone inspection summary and the structural integrity reserve study. The buyer then has 7 days, excluding weekends and legal holidays, to cancel.
So an island buyer will read those reports closely. If the building has a large repair project or special assessment ahead, the buyer will discount the unit, whether you sell as-is or not. Get the documents before you price, so the number reflects what buyers will see.
Mainland houses you sell as-is in Riviera Beach
Many mainland homes are decades old. Inspectors and insurers will look at the roof, electrical panel, plumbing and air conditioning. Citizens Property Insurance requires a four-point inspection on homes more than 20 years old. It asks for roof documentation once a shingle roof passes 25 years.
Florida law gives roofs some protection. Under section 627.7011, insurers can't refuse to write or renew a policy only because a roof is less than 15 years old. For older roofs, they must allow an inspection first. Even so, a house with an old roof may be hard to insure, and that leaves mostly cash buyers.
Pricing when you sell as-is in Riviera Beach
Island condos and mainland houses should never share comparables. Price each against its own kind.
- For a condo, compare recent sales in your building and in similar towers nearby. Adjust for floor, view and condition, then for any assessment the buyer will inherit.
- For a house, compare dated homes with updated homes on similar blocks. The spread between them is your rough as-is discount.

On the island, buyers include seasonal and second-home owners who plan to redo a unit, and investors who rent where rules allow. Many check association rental rules first. On the mainland, buyers include local families, first-time buyers who will take on cosmetic work, and rental investors. The city has also picked a developer for its Marina Village redevelopment near the port, according to Stet News in May 2026. Buyers may ask about it. Treat it as background, since large projects take years and plans can change.
When light repairs beat a pure as-is sale
The best repairs before an as-is sale remove a reason for a buyer to walk away.
- Stop active leaks and fix the visible damage.
- For a house, get a four-point and wind mitigation inspection so buyers can price insurance.
- For a condo, gather the association's reports, budget and any assessment notices.
- Clean, paint where needed and light every room for photos.

Steps to sell as-is in Riviera Beach
- Confirm your property details, build year and permits on the county property appraiser site.
- Complete the seller disclosure, the flood disclosure and the radon notice. Add the lead paint disclosure if the home was built before 1978.
- For a condo, request the declaration, rules, budget, milestone inspection summary and reserve study from the association. Ask about any approval process for buyers.
- For a house, order a pre-listing inspection, or at least a four-point and wind mitigation report.
- Price against the right comparables: your building for a condo, nearby dated and updated homes for a house.
