How Long Does It Take to Get a Home Sold in West Palm Beach?

October 1, 2026 · 8 min read · By Onias Derilus, Broker

Historic homes, downtown condos and older ranch houses each move at their own pace in West Palm Beach. Here is a realistic timeline from listing to closing, with city data.

If you need your home sold in West Palm Beach by a certain date, start with what you own. A 1920s house in a historic district, a condo in a downtown tower and a block home west of I-95 draw very different buyers, and each one moves at its own pace. This guide uses city sales data, current listing numbers and the Florida contract timeline to help you plan a realistic schedule from prep to closing.

Key takeaways

  • In Q4 2025, West Palm Beach single-family homes went under contract in a median of 46 days, according to Miami Realtors.
  • Condos and townhouses took a median of 73 days to go under contract, with 11.0 months of supply.
  • As of October 1, 2026, Pure Equity's MLS data shows 2,283 active listings in the city, with an average of 120 days on market for those unsold homes.
  • Across the county in August 2026, houses closed a median of 81 days after listing and condos 108 days.
  • Condo building reports, historic-district rules and insurance are the local items most likely to slow a closing.

How long it takes to get a home sold in West Palm Beach

For a single-family house in good shape and priced near recent sales, plan on about two to three months from listing to closing. Add one to four weeks before that for repairs, cleaning and photos. A condo usually needs more time, often three to five months, because buyers have many more units to choose from.

Those ranges come from the city and county figures below. Your own result depends on your price, your home's condition and how many similar homes are listed near you.

Three markets inside one city

West Palm Beach is the county seat and the largest city in Palm Beach County. Its housing covers a century of building styles, which is why a single citywide number can mislead.

Historic neighborhoods

The city maintains 18 locally designated historic districts and 46 individually designated sites, according to its historic preservation office. Neighborhoods such as El Cid, Flamingo Park, Grandview Heights and Old Northwood hold many homes from the 1920s boom, in Mediterranean Revival, Mission and bungalow styles. Buyers here want character and a short trip downtown. Our guide to Old Northwood shows what draws them.

Downtown and waterfront condos

Condo towers line Flagler Drive and the blocks around Clematis Street and Rosemary Square. The Brightline station, which opened in 2018, links downtown with Miami and Orlando. Buyers include seasonal owners, retirees, investors and young professionals.

Older single-family streets

Beyond the historic core, many neighborhoods hold block homes from the 1950s through the 1980s, along with newer subdivisions to the west. These often appeal to first-time buyers and families who finance.

City data for homes sold in West Palm Beach

Miami Realtors publishes quarterly figures for each city in the county. In Q4 2025, West Palm Beach recorded 221 single-family sales at a median price of $605,000, up 3.5% from a year earlier. Houses went under contract in a median of 46 days, down 14.8%. Sellers received a median of 93.6% of their original list price, and supply stood at 6.6 months.

Condos and townhouses moved more slowly. There were 182 sales at a median of $325,000, down 6.9% from the prior year. The median time to contract was 73 days, and sellers received 92.1% of their original asking price. With 11.0 months of supply, condo buyers clearly had the upper hand.

Current listings

According to Pure Equity's MLS data as of October 1, 2026, the city had 2,283 active residential listings. The median list price was $315,000, and the median asking price per square foot was $245. Active listings had been on the market an average of 120 days. That figure counts homes still for sale, not how long sold homes took. It also mixes condos and houses, which is why the median sits well below the house sale price. See the live numbers on our West Palm Beach area page.

The county picture

Miami Realtors also reported that in August 2026, Palm Beach County single-family homes went under contract in a median of 40 days and closed in a median of 81 days. Condos took 69 days to contract and 108 days to close.

Pricing when buyers have choices

High supply changes how buyers act. With 6.6 months of house supply and 11.0 months for condos in Q4 2025, many West Palm Beach buyers could afford to wait. So a listing priced above recent sales often sits while buyers tour cheaper units in the same building or on the next street.

The fix is simple, though not always easy. Price against closed sales, not against the highest asking price nearby. Then watch the first two weeks closely. If showings are thin, a small early cut usually costs less than a larger cut two months later, when buyers have started to wonder what is wrong with the home.

Local issues that slow a home sold in West Palm Beach

Condo building reports

Florida law now requires milestone structural inspections for condo buildings three or more stories tall once they reach 30 years, and every 10 years after that. Many associations must also complete a structural integrity reserve study. Buyers and lenders read these reports closely, especially when they point to a coming assessment. If your building has open repair projects, expect more questions and possibly a longer search for a buyer.

In addition, Florida requires sellers to give condo buyers the association's governing documents, budget and financial records. Request them early, along with an estoppel letter showing what you owe the association.

Historic district rules

In a designated district, exterior changes such as new windows, roofs or additions generally need review by the city's historic preservation staff or board. That review takes time, so finish any exterior work before you list or price the home as is. Buyers will also ask whether past work was permitted.

Older roofs and insurance

Many older homes need a roof or wind mitigation report before an insurer will write a policy. Since financed buyers need insurance to close, a dated roof can delay the deal. A four-point inspection and a wind mitigation report done before listing can help buyers get quotes quickly.

From contract to closing

Most Florida sales use the Florida Realtors and Florida Bar AS IS Residential Contract. When the blanks are left empty, the buyer gets a 15-day inspection period, 5 days to apply for a loan and 30 days for loan approval. These windows overlap. Even so, condo document reviews and lender questions about the building can stretch them.

Across the county in August 2026, the gap from contract to closing came to about 41 days for houses and 39 days for condos. Cash shortens it. In Q4 2025, 93 of the city's 221 house sales and 98 of its 182 condo sales were paid in cash.

A sample timeline for a house sold in West Palm Beach

Here is how a sale might play out for a three-bedroom house in an older neighborhood. The weeks are only an example.

  1. Weeks 1 to 3: small repairs, paint, a four-point inspection, wind mitigation report and photos.
  2. Weeks 4 to 10: showings and offers.
  3. Weeks 10 to 16: inspection period, appraisal, insurance and title work, then closing.

A downtown condo might take longer, mostly in the showing stage, while a renovated historic home with strong demand could beat this schedule.

Timing a listing to get sold in West Palm Beach

Winter brings seasonal residents and out-of-state buyers, which helps condos and historic homes most. Family homes often do best from March into June, with closings timed around the school year. By contrast, late summer and early fall are usually slower. Hurricane season runs from June 1 to November 30, and a storm watch can pause new insurance policies, which can delay a financed closing.

Steps that get a home sold in West Palm Beach sooner

  • Price against your segment. Compare a condo with sales in the same building and a historic home with nearby historic sales.
  • Get building documents early. Milestone, reserve study and budget documents help condo buyers decide faster.
  • Prepare insurance details. Roof age, a four-point inspection and a wind mitigation report support quick quotes.
  • Close out permits. Open permits can hold up title work, so check your history with the city.
  • Respond quickly. Answer offers and requests within a day.

Frequently asked questions

How long does it take to get a house sold in West Palm Beach?

In Q4 2025, West Palm Beach houses went under contract in a median of 46 days. Add several weeks to close and time to prepare. Most sellers should plan on two to three months from listing to closing.

Why do condos take longer to sell here?

Condo supply was 11.0 months in Q4 2025, so buyers had many options. Building reports and assessments also add questions that take time to answer.

Does a historic district make my home harder to sell?

Not usually. Many buyers seek out historic homes. However, exterior changes need review, so plan any work well before you list.

What does 120 days on market mean?

It is the average time active West Palm Beach listings had been for sale as of October 1, 2026. It does not measure how long homes that sold took.
