Figuring out how to choose a listing agent in Westlake starts with your main rival. In most cities, you compete with other resales. Here, you often compete with a brand-new home that a builder is selling a few streets away, sometimes with incentives attached. So the agent you hire needs to know new construction as well as resale. What makes Westlake different for sellers

Westlake became Palm Beach County's 39th municipality on June 20, 2016. The city shares its boundary with the Seminole Improvement District, and most of its land was the former Callery-Judge Groves, about 3,788 acres farmed for more than 50 years. Palm Beach County approved Minto's large mixed-use project there in 2014. Minto has been the main developer ever since, and WLRN reported that it is capped at up to 6,500 homes in the city.

The city is also small and young. WLRN reported more than 7,000 residents in 2024, about seven times the 2020 count. As a result, nearly every home is less than about a dozen years old, and many neighbors moved in at the same time. A Publix opened at Westlake Landings in June 2024, and more shops keep arriving.

For a seller, that means two things. First, buyers can walk through a model home on the same day they tour yours. Second, there are fewer resales to use as comparable sales. According to Pure Equity's MLS data as of October 1, 2026, Westlake had 107 active residential listings. The median list price was $749,000, and the median list price per square foot was $312. For sales data, the quarterly city report from Miami Realtors and Florida Realtors uses boundaries as of January 1, 2015. Westlake did not exist yet, so it has no line of its own. Instead, use the county as a benchmark. In August 2026, Palm Beach County single-family homes sold for a median of $650,000, went under contract in a median of 40 days and had 3.5 months of supply, per Miami Realtors.

Florida law presumes a licensee works as a transaction broker unless you agree in writing to a single agent relationship. Dual agency is not allowed. So get the role in writing before you sign.

Some agents sell new homes for builders. That can help, but it is a different job from listing a resale. Ask how many resales the agent closed in Westlake or nearby western communities in the past year.

This part of the interview matters most. A buyer touring your home may have seen a model that morning. That buyer will compare price, finishes, warranty and move-in date. So ask each agent how they would answer that comparison.

Resales often win on a few points. A builder home may not be ready for months, while yours can close on a normal schedule. In addition, your home may already have window treatments, a screened patio, a pool or finished landscaping. Those extras can cost a new buyer a lot after closing.

On the other hand, builders may offer closing cost help or rate buydowns. A strong agent knows the current offers and prices your home with them in mind. A weak one ignores them, and your listing sits.

Many new Florida communities fund roads and utilities through a community development district. Westlake works differently. Infrastructure built by Minto is turned over to the Seminole Improvement District to run, and WLRN reported that homes in the city do not carry CDD fees. Even so, owners pay other charges, and some appear on the property tax bill. Ask each agent how they will explain those lines to buyers, and pull your latest bill before you list.

HOA rules and approvals

Many Westlake neighborhoods have homeowners associations. Rules on leasing, signs and showings vary. So ask the agent how they will get your association's estoppel information and rules early, since delays there can push back a closing.

Under section 475.25 of the Florida Statutes, a written listing agreement must include a definite expiration date, a description of the property, the price and terms, and the fee. It cannot require you to give notice to cancel once it expires. Also, the broker must give you a signed copy within 24 hours.

  • Term. Know how long it runs, and whether you can end it early.
  • Fee. Commissions are negotiable. Write the agreed amount as a clear figure or rate, such as "X% of the sale price."
  • Buyer agent pay. Since August 2024, offers of pay to buyer agents cannot appear on the MLS. Ask how the agent handles those requests.
  • Protection period. Check whether you owe a fee if a buyer the agent showed returns after the term ends.

A few warning signs come up again and again in a new-construction market. Walk away, or at least keep looking, if you see these:

  • A price above what builders charge for a similar new home, with no clear reason.
  • No knowledge of current builder incentives.
