Luxury 55+ communities in Palm Beach County come in two main forms. Some are new, gated, age-restricted neighborhoods built around a large clubhouse. Others are private country clubs that are open to all ages but draw mostly older owners. This guide compares real options in Boynton Beach, Delray Beach, Boca Raton and Palm Beach Gardens. What makes luxury 55+ communities different

Every age-restricted neighborhood has some shared amenities. At the top of the market, though, the scale changes. The newest communities here are built around clubhouses of 25,000 to more than 40,000 square feet. They often include a restaurant and bar, a spa, a full fitness center, and indoor courts for pickleball, a sport many older residents play.

The homes are different too. Instead of condos or small villas, you will mostly find single-family homes with open plans, larger lots and lake views. Many have the primary suite on the ground floor, even in two-story models. Most of these neighborhoods are gated, and many have a lifestyle or activities director who plans classes, trips and shows.

Finally, location matters. Most new luxury 55+ communities in the south county sit west of Florida's Turnpike, on roads such as Lyons Road and Hagen Ranch Road. That puts them about 15 to 25 minutes from the beach. In return, you get newer construction and more land than you could find near the coast.

Luxury 55+ communities in Boynton Beach

West Boynton Beach has the largest group of new, high-end age-restricted homes in the county. Most of it comes from GL Homes and its Valencia brand. A 2025 Palm Beach Post report called Valencia Del Mar the county's 12th Valencia 55+ community.

Valencia Del Mar

Valencia Del Mar is on Lyons Road west of Boynton Beach. The Palm Beach Post reported that it covers about 188 acres and will have nearly 500 homes. The builder's site lists prices from $1.2 million to $2.5 million. It offers two collections: Signature from $1.2 million and Vintage from $1.5 million.

The clubhouse is 43,000 square feet, part of a lifestyle complex of more than 8 acres. GL Homes lists a restaurant and bar, a spa, a fitness center, a yoga garden, and a sports lounge with a multisport simulator. The Post also reported 5 lighted clay tennis courts, 4 indoor and 7 outdoor pickleball courts, and 4 bocce courts. It noted that some lakefront lots could carry premiums of more than $150,000.

Valencia Grand and Valencia Bay

GL Homes also lists Valencia Grand in Boynton Beach, with homes from $1.3 million. Valencia Bay is an older Boynton Beach section with its own homeowners association, and its homes now trade as resales. We could not confirm its home count or clubhouse size from an official source, so ask the HOA office for the current amenity list and fees. Because it is a resale market, prices depend on the home, the lot and the upgrades.

Delray Beach options for 55+ buyers

West Delray Beach is home to several earlier Valencia neighborhoods. These homes are resales, so you buy an established community with mature landscaping and a known track record. However, the homes are older, so roofs, air conditioners and impact windows need a close look.

Valencia Falls is one example. Its homeowners association describes a gated community in west Delray Beach with a 24/7 manned guardhouse and more than 700 single-family homes. The association lists a 25,000 square foot clubhouse, a resort-style pool and six lighted Har-Tru tennis courts.

Prices in these older sections vary a lot from one home to the next. So we do not quote a range here. Instead, ask your agent for recent closed sales in the exact section you like, then compare them with the newer Boynton Beach options.

Boca Raton: country clubs instead of age limits

Boca Raton has age-restricted housing, but much of it is older condo stock. As a result, many buyers over 55 with a large budget look at private country clubs instead. These clubs are open to all ages, yet many members are retirees or near retirement.

Boca West Country Club is one well-known example. Its official site says the club is member-owned and has four championship golf courses. It also states that membership requires owning a home in Boca West, plus sponsorship by a current member and a vetting process that includes an interview. The site mentions certain fees and costs but does not publish the amounts.

That is the trade-off with this model. You get golf, dining and a large social calendar, but you also commit to the club's dues and rules. In addition, an age-open club will have some younger families, which some buyers like and others do not.

Palm Beach Gardens and the north county

North of West Palm Beach, Kolter Homes builds two 55+ communities that are worth a look. Both are newer, and both use a resident-only club model.

Esprit at Avenir

Esprit at Avenir is a gated 55+ neighborhood inside the Avenir master plan in Palm Beach Gardens. Kolter Homes lists it from the $800s, with six floor plans of 2 to 5 bedrooms. The builder describes a private resident-only clubhouse with a full-service restaurant, several pools and a fitness center. Kolter also says it offers "country club living without the fees," meaning there is no separate club membership charge. You will still pay HOA dues, so ask for the current budget.

Cresswind Palm Beach in Westlake

Cresswind Palm Beach is in Westlake, between Wellington and Palm Beach Gardens. Kolter Homes lists homes from the $600s, with 2 to 5 bedrooms. The amenities include a full-service clubhouse, pickleball and tennis courts, a resort-style pool, a resistance pool, a dog park and walking trails. A lifestyle director plans events, classes and lectures.

Membership models and fees to compare

The biggest cost difference between communities is often not the price of the home. Instead, it is how the club is owned and paid for. Most luxury 55+ neighborhoods use one of three models.

  1. HOA-funded club. The clubhouse belongs to the community, and your HOA dues pay for it. Esprit at Avenir follows this approach, according to Kolter.
  2. Mandatory equity club. You must join the club when you buy, as at Boca West. Expect an entry cost plus annual dues, and sometimes a food and beverage minimum.
  3. Optional club. Some communities let owners choose whether to join. That can lower your costs, but resale buyers may value the home differently.

For each community on your list, ask for the following in writing:

  • The current HOA budget and the monthly or quarterly dues.
  • Any capital contribution, initiation or transfer fee due at closing.
  • Club dues, food minimums and any planned assessments.
  • What the dues cover, such as lawn care, cable, internet and security.
  • Rules on rentals, guests, pets and home changes.

How the 55+ age rule works

Federal fair housing law lets a community limit sales to older buyers only if it meets certain tests. Under 24 CFR 100.305, at least 80% of occupied units must have at least one resident aged 55 or older. The rule counts units that are only briefly vacant if the owner plans to return within a year.

The community must also publish policies that show it intends to house older residents, and it must check ages at least every two years. As a result, some communities let a younger spouse or a limited number of younger buyers in, while others are stricter. Read the documents for each one. How to build your short list

Start with how you want to spend your days. If golf comes first, a private club may suit you best. On the other hand, if you want pickleball, classes and a busy social life with no club fee, look at the newer Valencia and Kolter neighborhoods.

Next, set a total monthly budget that covers more than the price of the home. Add your mortgage or lost investment income, HOA dues, club dues, taxes and insurance. Then compare each community against that one number.

After that, visit at different times of day. Eat at the clubhouse, sit by the pool and talk with owners. Many new communities also offer short stays, such as the "Stay and Play" program GL Homes lists at Valencia Del Mar.

Lastly, think about your current home. Many buyers fund the move with equity from a larger house. In August 2026, the Palm Beach County single-family median was $650,000 with 3.5 months of supply, according to Miami Realtors. That favors sellers, so it can make sense to price your home early.
