Moving to Riviera Beach gives you two very different places under one city name. Singer Island has oceanfront condos and beaches. The mainland has older neighborhoods near the port and the marina. Two sides to consider when moving to Riviera Beach

Singer Island sits on the Atlantic, across the Lake Worth Lagoon from the mainland. A bridge on Blue Heron Boulevard links the two. However, the island's southern tip is the separate Town of Palm Beach Shores. So not every Singer Island address is in Riviera Beach.

On the mainland, the city wraps around the Port of Palm Beach and the city marina. A Coast Guard station sits here too. Neighborhoods range from older single-family streets to newer subdivisions farther west. As a result, two Riviera Beach listings at the same price can offer very different lifestyles.

Singer Island

Island housing is mostly condominiums, from older mid-rise buildings to newer oceanfront towers. There are also some single-family homes and townhomes, some of them on the water. Island buyers usually want beach access, ocean views and a lock-and-leave lifestyle for part of the year.

The mainland

Mainland housing leans toward single-family homes, villas and townhomes, with some waterfront streets near the Intracoastal. Prices are generally lower than on the island. If you want a yard and a lower price near West Palm Beach, start on the mainland.

Prices and rents when moving to Riviera Beach

According to Pure Equity's MLS data as of October 1, 2026, the Riviera Beach market looked like this:

These are asking prices for active listings, with island and mainland homes, condos and houses all mixed together. They are not sale prices. Because of that mix, the median says little about any one neighborhood. For a county view of closed sales, Miami Realtors reported August 2026 medians of $650,000 for single-family homes and $300,000 for condos and townhouses across Palm Beach County. Condos had 6.7 months of supply.

What that supply means for condo buyers

A higher supply of condos county-wide gives buyers more choice and often more room to negotiate. Still, the right building matters more than the market average. So compare reserves, insurance and assessment history across buildings before you compare unit finishes.

Condo checks after moving to Riviera Beach

Many people relocating here buy a condo on Singer Island. Florida has tightened condo safety rules in recent years, so older coastal buildings deserve close review. Before you commit, ask for these items.

  1. The current budget and the most recent reserve study.
  2. Any milestone or structural inspection reports.
  3. Board minutes from the past year, which often reveal planned repairs.
  4. Details on any special assessments, approved or under discussion.
  5. Rules on leasing, pets and buyer approval.

Then ask your lender whether the building meets its condo project rules. Some buildings do not, which can limit loan options.

Insurance, taxes and flood risk

Insurance costs vary a lot between the island and the mainland. Oceanfront and lagoon-side homes often sit in FEMA flood zones. In a high-risk zone, your lender will require flood coverage. Look up each address on the FEMA Flood Map Service Center. For condos, ask what the master policy covers and what your unit policy must cover.

On taxes, the homestead exemption helps full-time owners. According to the Palm Beach County Property Appraiser, you must own and live in the home as your permanent residence on January 1 and apply by March 1. Save Our Homes then caps yearly assessed-value increases at 3% or the change in CPI, whichever is lower.

Opening utilities after moving to Riviera Beach

The city's Utility Special District provides drinking water and sewer service. Its service area runs from Silver Beach Road south to 45th Street, and from Florida's Turnpike east to the ocean.

The city's new account checklist asks all new account holders to submit their documents at least 48 hours before move-in.

  • Owners: a signed application, a right of entry form, photo ID, the deed or settlement statement and the deposit.
  • Tenants: a signed application, a signed lease, an owner consent form, photo ID and the deposit.
  • HOA properties: an HOA approval letter.

Because of those steps, start the water account as soon as you have a closing date or a signed lease. Then set up power and internet.

Florida deadlines for new residents

The state sets its own timeline once you establish residency. According to FLHSMV, you have 30 days to get a Florida driver license and 10 days to get Florida insurance, title and registration for your vehicles. The Palm Beach County Tax Collector handles both. After that, update your voter registration.

Your first week in town

The first week goes best with a short list. Find the closest grocery store, gas station and urgent care. Then walk your street and meet a neighbor or two. Next, learn your trash days and where to put the cans. If you live in a condo, meet the building manager and get your parking pass, keys and fobs. Also ask where to store a bike or a kayak. Small steps like these make a new place feel like home much faster.

Commute and getting around

Riviera Beach sits close to the middle of the county's coastline. I-95 crosses the city's west side, and U.S. 1 runs north and south near the water. Downtown West Palm Beach is a short drive south, and Palm Beach Gardens is a short drive north. Tri-Rail's Mangonia Park station sits just west of the city, which helps rail commuters headed south.

From Singer Island, most trips to the Riviera Beach mainland cross the Blue Heron Bridge, although A1A also runs north off the island. Build bridge time into your daily routine. Traffic is heavier in winter, when seasonal residents return.

Water access is the city's biggest draw. Peanut Island is a county park in the lagoon near the Lake Worth Inlet. The area around the Blue Heron Bridge is also a well-known dive and snorkel spot.

Public schools in the city belong to the School District of Palm Beach County. Assignments follow the address, and boundaries can change. So check every finalist home with the school district. The district's choice and magnet programs accept students from across the county through their own applications.

A few lessons come up often. First, the island and the mainland are separate markets, so set your search filters with care. Second, the city's water account needs paperwork in advance, which surprises people who expect a quick phone call.

Third, hurricane season runs June 1 to November 30, per the National Hurricane Center. Island residents in particular should know their evacuation zone and route before summer. Finally, condo documents take time to review, so request them on day one of your contract.
