Many older homes and condos in Palm Beach County still have textured ceilings. Some buyers see them and think "dated." Others don't care. And before anyone scrapes, there is the asbestos question. This guide is for sellers. Four things set most of the price. The first is square footage, since crews price by the ceiling area. Next comes ceiling height, because vaulted ceilings need taller ladders or scaffolding. The third is what sits on top of the texture. Paint makes popcorn harder to soften and scrape, so painted ceilings take longer.
The fourth, and the biggest, is asbestos. If a test comes back positive, the job changes from a messy weekend project to regulated abatement. That means sealed rooms, special disposal and a licensed contractor. As a result, the price per square foot can roughly double or more.
Finally, there is the finish work. After the texture comes off, the drywall below often needs patching, skim coating, sanding and paint before it looks right.
Why so many Florida homes have popcorn ceilings
Sprayed texture was a cheap way to hide flaws in drywall and dampen sound. Builders used it widely in homes and condos for decades, so you will find it in many older neighborhoods and high-rise buildings across the county. The CPSC notes that textured paint and patching compounds used on wall and ceiling joints that contained asbestos were banned in 1977. However, that does not mean every ceiling from before or after that year is safe or unsafe. Only a test tells you.
Asbestos: test before you scrape
Scraping is the step that releases fibers. So the order matters. Test first, then decide.
What federal agencies say
The EPA lists textured paint and patching compounds used on walls and ceilings among the places asbestos can be found in homes. It also says you generally can't tell whether a material contains asbestos simply by looking at it, unless it is labeled. And it notes that material in good condition that won't be disturbed should be left alone.
The CPSC adds that taking samples yourself is not recommended, because a professional knows what to look for and fibers can be released. It also says removal is complex and should be done only by a contractor with special training. Improper removal can raise the health risk for you and your family.
Florida's rule once your home is for sale
Federal law does not require training for people who work on asbestos in detached single-family homes, according to the EPA. However, the EPA also notes that some states have their own rules.
Florida does. Its asbestos licensing law, Chapter 469 of the Florida Statutes, has an exemption for owners. Under section 469.002(1)(d), an owner may move, remove or dispose of asbestos material on a residential building only when the owner lives there, the building is not for sale or lease, and the work follows owner-builder limits. The owner must also sign the permit application in person.
So once your home is listed, that exemption no longer fits. If a test finds asbestos, plan on a licensed asbestos contractor. Ask your city or county building department about permits before the work starts.

We could not find a reliable published price list for Palm Beach County contractors. So the numbers below come from Fixr's national cost guide, updated in January 2025. Use them as a guide, then get local bids.
Standard removal
Fixr puts the national average range at $900 to $2,500, with a typical job near $1,700. Per square foot, it lists $1 to $4, based on how thick the texture is and how high the ceiling sits. It also notes labor makes up about $300 to $1,200 of the total. Materials, disposal and testing make up the rest.

If the texture tests positive, Fixr lists removal at $3 to $7 per square foot. For a 10 by 30 foot room, that works out to about $900 to $2,100. We did not find a source we could verify for local lab or inspection fees, so ask each contractor what testing costs and whether it is included.
Hidden parts of popcorn ceiling removal cost
Quotes don't always include everything. Ask about these items:
- Moving and covering furniture and floors
- Removing and reinstalling ceiling fans, lights and smoke detectors
- Skim coating and sanding to get a smooth finish
- Primer and ceiling paint
- Repairs to water stains or damaged drywall found under the texture
- Disposal fees and any permit costs
Condo rules and building approvals
In a condo, the ceiling is not always just yours to change. Depending on the building's declaration, the drywall, the space above it and the fire systems may involve the association. Many buildings also set rules for contractors, such as proof of insurance, approved work hours, elevator padding and debris removal.
So call the management office before you get bids. Ask whether ceiling work needs approval, what the vendor rules are and whether the association has any asbestos survey on file for the building. Does popcorn ceiling removal cost pay off when selling?
There is no clean data on how much buyers discount a home for popcorn ceilings. So the real test is your market and your buyer. Look at the homes you compete with. If most of them have smooth ceilings and fresh paint, yours may look dated next to them.
That matters most in the condo market right now. In August 2026, Palm Beach County condos and townhouses had 6.7 months of supply and took a median of 69 days to go under contract, per Miami Realtors. With that much choice, buyers can be picky. By contrast, single-family homes had 3.5 months of supply.
When removal makes sense
- The texture tests negative, and the job is a simple scrape and paint.
- The ceiling is stained, cracked or flaking, which can look like a bigger problem.
- You are already painting the home before listing.
- Your direct competition has smooth ceilings and similar prices.

Disclosure and pricing
If you test the ceiling, you will know the result, and that knowledge can matter. The Florida Realtors AS IS contract includes a seller statement in paragraph 10(j). It says the seller knows of no facts materially affecting the value of the property that are not readily observable and have not been disclosed. So talk with your agent, and with a real estate attorney if needed, about how to handle a positive test.
If you leave the ceiling in place, price the home with that in mind. Some sellers also get a written quote for removal and share it with buyers. That turns an unknown into a number a buyer can plan around.
