The home passed to a survivor
Spouses who owned the home as tenants by the entirety pass it straight to the survivor. Joint tenants with right of survivorship work the same way. Then a recorded death certificate is often enough to clear title.
The deed names only the person who died
In that case, someone usually must open probate, and the court appoints a personal representative. Under section 733.613 of the Florida Statutes, that person can sell without a court order if the will grants a power of sale. Otherwise, they need the court's approval.

Under section 732.4015, an owner survived by a spouse or a minor child cannot leave the homestead to someone else, except to the spouse when there is no minor child. When no valid will controls, section 732.401 gives the spouse a life estate and the children the remainder. However, the spouse may instead elect a one-half interest as a tenant in common within six months after the death. That election is final.
These rules can add signers to the deed, so get them settled before you accept an offer. In addition, the homestead exemption and Save Our Homes cap end when ownership changes. After decades of capped increases, the next owner's tax bill can rise a lot.
