The buyer also pays a VA funding fee of 0.5% on an assumption unless they are exempt.

In that case your entitlement is restored for your next purchase. If the buyer is not a veteran, or does not substitute, your entitlement stays tied to the loan until it is paid off. That can limit what you borrow with a VA loan at your next station.

The Servicemembers Civil Relief Act gives you a few protections that matter during a PCS move. However, it does not force a buyer to buy or a lender to forgive a debt.
Ending a lease on PCS orders
If you rent your current home, the SCRA lets you end a residential lease after you get PCS orders or orders to deploy for at least 90 days. You must give the landlord written notice and a copy of the orders. For a lease with monthly rent, the end date is 30 days after the next rent due date following your notice. The landlord cannot charge an early termination fee, though you still owe rent through that date.
