Moving to Manalapan: A Relocation Guide to Homes, Costs and Everyday Life
October 1, 2026 · 8 min read · By Onias Derilus, Broker
A relocation guide for Manalapan, Florida: a tiny barrier island town of ocean-to-lake estates, with town services, insurance and flood planning, schools and the steps for new residents.
Moving to Manalapan means joining one of the smallest and most private towns in Palm Beach County. This guide covers the Florida town on the barrier island south of Palm Beach, not Manalapan Township in New Jersey. The town has a few hundred residents, mostly estate homes and very little commerce. Its own police, fire rescue and water service round out the picture. Below, we cover the layout, the housing market, insurance and storm planning, schools, and the practical steps of settling in.
Key takeaways
- Manalapan was incorporated in 1931 by Harold Vanderbilt. The 2020 Census counted 419 residents.
- The town says about 416 year-round residents grow to about 495 when seasonal owners are counted, and only 4% of its land is set aside for club and commercial use.
- As of October 1, 2026, Pure Equity's MLS data shows 19 active listings, with a median list price of $69.2 million. That small sample is driven by a handful of oceanfront estates, so it is not a typical price.
- The town provides police, fire rescue and water service from its own plant.
- New Florida residents have 30 days to get a driver license and 10 days to register vehicles.
Where Manalapan is and how the town is laid out
Manalapan sits on the coast of southern Palm Beach County, between the Atlantic Ocean and the Lake Worth Lagoon. The town comes in two parts that touch only by water. One part runs along State Road A1A, from Lantana Public Beach south to the South Lake Worth Inlet. The other covers about the southern third of Hypoluxo Island, which Manalapan shares with the Town of Lantana.
On paper, the town covers about 10.52 square miles, but about 10.07 of that is water, according to the Census Bureau's 2020 Gazetteer. The land area is small, and the town has kept it that way on purpose. Growth limits and a focus on residential use define the place.
According to the town's history page, the history goes back to 1889, when President Benjamin Harrison granted a homestead to George H. K. Carter. Harold Vanderbilt incorporated the town in 1931. The name is thought to come from the New Jersey township, which explains why searches for the two places get mixed up.
Homes you will find when moving to Manalapan
Housing here is mostly single-family estates. The most sought-after are ocean-to-lake lots, with frontage on the Atlantic and the lagoon. Other homes face the ocean along A1A, or face the water on the Hypoluxo Island side. There are very few rental units, which limits the chance to try the town before you buy.
The town has drawn well-known owners over the years. For example, Larry Ellison's 2022 purchase of an oceanfront estate here drew national press coverage. Our profile of Larry Ellison's Manalapan estate covers what has been publicly reported.
The market in October 2026
According to Pure Equity's MLS data as of October 1, 2026, Manalapan had just 19 active residential listings. The median list price was $69.2 million, and the median list price per square foot was $4,320. Active listings had been on the market an average of 634 days.
Treat those figures with care. With 19 homes, a few oceanfront estates push the median far above what many listings ask. The long average time on market also reflects how slowly ultra-luxury homes trade. Rentals are almost absent: only 3 were active, with a median asking rent of $37,500. Our Manalapan market page updates nightly.
For contrast, Miami Realtors reported a Palm Beach County single-family median sale price of $650,000 in August 2026. Manalapan sits in a different market entirely, where value depends on frontage, lot size and the home itself.
Town services and privacy
For a town this small, Manalapan provides a lot of its own services. It runs a police department at 600 South Ocean Boulevard. The department offers vacation house checks while owners are away and construction site checks outside business hours. The town also provides fire rescue, and it supplies water from a municipal plant on U.S. 1 in Hypoluxo.
That setup appeals to buyers who value privacy and a short list of neighbors. On the other hand, there is little public life inside the town. Most dining, shopping and entertainment happen in nearby cities.
Shopping and errands
The town's main commercial spot is Plaza del Mar, at East Ocean Avenue and A1A. It is anchored by a Publix grocery store and has restaurants, clothing shops and service businesses. The Eau Palm Beach Resort and Spa sits across the road. For larger errands, residents drive to Lantana, Boynton Beach or Palm Beach.
Insurance and storm planning
Barrier island homes face the full force of the ocean, so insurance and storm prep come first. Hurricane season runs from June 1 to November 30. Before you buy, check these items:
- Flood zone on FEMA's Flood Map Service Center, and whether a lender will require flood coverage.
- Wind and homeowners quotes from carriers that write high-value coastal homes.
- Roof age, impact windows and doors, and generator capacity.
- Seawalls, docks and any coastal construction permits on file.
High-value homes often need specialty coverage, and limits can be complex. Our guide to hurricane insurance in Florida explains how wind coverage and deductibles work.
Schools when moving to Manalapan with children
Public schools are run by the School District of Palm Beach County. Since the town is so small, students attend schools in nearby communities. Zoning depends on the exact address, so use the district's "Find My Zoned School" map. Many families also look at district choice programs, such as arts, IB and STEM tracks, or at private schools in the area. Choice programs take applications and need a district student ID first.
Commute and travel
A1A is the main road through town, and the East Ocean Avenue bridge in Lantana connects the island to the mainland. From there, I-95 is a short drive west. Palm Beach International Airport is a reasonable drive north. Test the trip at the times you will travel, because bridge and I-95 traffic can add time in season.
First steps after moving to Manalapan
Florida residency starts a few clocks. According to FLHSMV, you become a resident when you take a job here, enroll a child in public school, register to vote, file for homestead or live here more than six months in a row.
- Buy auto insurance from a Florida-licensed agent, then title and register vehicles within 10 days. Out-of-state vehicles need a VIN check.
- Get your Florida driver license within 30 days.
- Register to vote at your new address.
- File for homestead with the Palm Beach County Property Appraiser by March 1 if the home is your permanent residence on January 1.
Homestead takes $25,000 off assessed value for all taxes, plus a second exemption above $50,000 that excludes school taxes. In 2025, that second amount was up to $25,722. On a high-value home, the bigger benefit is often the cap on yearly assessment increases that comes with homestead status.
Seasonal owners
Not every owner plans to live here full time. If the home is a second residence, you will not qualify for homestead, and your taxes will reflect that. Talk with a tax advisor about residency before you decide how to title and use the property.
What newcomers wish they knew before moving to Manalapan
First, inventory is tiny, and many deals happen quietly. Work with an agent who tracks off-market and coming-soon estates. Second, renovations on the barrier island take time, because coastal permits and contractor schedules can stretch a project.
Third, the town gets quieter outside the winter season, when seasonal owners leave. If you want year-round social life, plan to spend time in nearby cities. Finally, set up your storm plan before your first season, including shutters, a generator check and a list of who will secure the home if you are away.
A practical plan for moving to Manalapan
- Decide between oceanfront, ocean-to-lake and lagoon-side homes, since each trades differently.
- Line up financing or proof of funds early. Sellers of estate homes often ask for it before a showing.
- Rent nearby for a season if you want to learn the area, then watch for new and off-market listings.
- During due diligence, review the survey, flood zone, seawall condition, permits and insurance quotes.
- After closing, set up security checks with the town police and finish your residency paperwork.
Because so few homes trade, patience pays. Buyers who know the streets and frontage they want can act quickly when the right estate appears.
