In some places you must join the club when you buy. In others the club is optional, and in a few the members own the club outright. Equity clubs
In an equity club, the members own the club. You buy an ownership stake when you join, and the members, through a board, make the big decisions about dues, projects and rules. Some equity clubs return part of your contribution when you leave. However, the amount and the timing depend on the club's rules. In some cases you get it back only after a new member joins, so ask how the refund works before you assume you will see that money again.
Non-equity clubs

There is no single price list. Each club sets its own fees and changes them often, sometimes every season. Also, many clubs do not post prices online. Boca West, for instance, says pricing is best confirmed through its realty office or membership office because the figures change over time.
Still, the cost usually falls into the same buckets. Knowing them helps you compare two homes on equal terms.
One-time fees at joining
- Initiation or joining fee. This is the big one. At an equity club, part of it may be a refundable equity amount. At a non-equity club, it is usually not refundable.
- Capital contribution. Many HOAs and clubs charge a one-time fee at closing that goes into a reserve or capital fund.
- Transfer or application fees. These are smaller, but they add up with the rest.

The north county has a dense cluster of private clubs. Palm Beach Gardens alone has several, from large resort-style campuses to small private clubs.
BallenIsles is one of the largest. It is a gated community with three championship courses. Its housing runs from single-family homes and villas to estate homes. The club also has a long history. According to the club, it was PGA National Golf Club from 1964 to 1973, and it hosted the 1971 PGA Championship.

Boca Raton and Wellington golf communities in Palm Beach County
South county is home to some of the largest club communities in Florida. Boca West says it has four championship courses by Arnold Palmer, Jim Fazio and Pete Dye on about 1,400 acres, with more than 6,000 members. As noted above, joining the club is a condition of owning there.
Wellington is a different market. Many buyers come for horses as much as for golf, and the clubs reflect that. The Wanderers Club, on Aero Club Drive, has an 18-hole, par-72 course and calls itself a casual, multi-generational private club.
