Palm Beach Home Appreciation by City: How Much Have Homes Gained and What It Means for Your Equity

Federal price index data shows how much home values have risen over 5, 10 and 20 years in Jupiter, Boca Raton, West Palm Beach and Port St. Lucie. This guide lays out the numbers by ZIP code and shows how to turn them into a rough equity estimate.

Palm Beach home appreciation has been strong over the long run, but the size of the gain depends a lot on where you own and when you bought. An owner who bought in 2006, near the last peak, has a very different story from one who bought in 2016. This guide uses federal house price index data to compare 5, 10 and 20 year gains in Jupiter, Boca Raton, West Palm Beach and Port St. Lucie. Then it shows how to turn those numbers into a rough estimate of your own equity.

How we measured Palm Beach home appreciation

Median sale prices move around from month to month, partly because the mix of homes that sell changes. So for the long view, this guide uses the Federal Housing Finance Agency's House Price Index (HPI). The HPI tracks repeat sales and appraisals of the same homes over time, which makes it a cleaner measure of price change.

There are two limits to keep in mind. First, FHFA builds these indexes from sales and appraisals tied to Fannie Mae and Freddie Mac mortgages. So they lean toward homes bought with conventional loans, and they leave out most cash and jumbo deals. Second, FHFA calls its ZIP code indexes developmental, and it may revise them. Use the figures as a guide, not as an appraisal.

We used two FHFA data sets. The metro data runs through the second quarter of 2026. The ZIP code data is annual and runs through 2025. All figures are nominal, so they do not adjust for inflation.

Palm Beach home appreciation at the metro level

FHFA groups most of Palm Beach County into the West Palm Beach, Boca Raton and Delray Beach metro division. Port St. Lucie has its own metro area, covering St. Lucie and Martin counties.

  • West Palm Beach, Boca Raton and Delray Beach metro division: up 3.65% over one year, 58.7% over five years, about 134% over ten years and about 84% over twenty years, through the second quarter of 2026.
  • Port St. Lucie metro area: down 0.59% over one year, up 45.1% over five years, about 129% over ten years and about 63% over twenty years.

The twenty-year figures are lower than the ten-year figures for a simple reason. In 2006, prices sat near the peak of the last boom, and they fell sharply in the years that followed. As a result, someone who bought in 2006 has gained less than someone who bought in 2016, even though they have owned longer.

The latest year also shows a split. The Palm Beach metro division kept rising, while Port St. Lucie dipped slightly. For context, our Palm Beach housing market update covers recent sales, inventory and days on market.

Palm Beach home appreciation by city and ZIP code

Cities do not have their own FHFA index, but ZIP codes do. So we pulled FHFA's annual ZIP code data for areas within each city's mailing area. The ranges below compare 2025 to 2020 (five years), 2015 (ten years) and 2005 (twenty years).

Jupiter

In ZIP code 33458, the index rose about 68% over five years, 127% over ten years and 98% over twenty years. In the nearby 33478 ZIP code, which includes Jupiter Farms, the gains were about 67%, 125% and 87%. Over the latest year, both ZIP codes rose roughly 1%. Boca Raton

Across five Boca Raton ZIP codes we reviewed (33431, 33432, 33433, 33486 and 33487), five-year gains ranged from about 56% to 82%. Ten-year gains ranged from about 102% to 133%, and twenty-year gains from about 83% to 115%. The strongest ten-year gains in this group were in 33487 and 33432, which include areas east of Interstate 95. Meanwhile, several Boca ZIP codes were flat or slightly down over the latest year.

West Palm Beach

West Palm Beach shows the widest spread. In 33401, 33405 and 33407, which cover the downtown and nearby neighborhoods, five-year gains ran from about 86% to 90%. Ten-year gains in those three ZIP codes ran from about 171% to 211%. By comparison, in 33411, a western ZIP code with a West Palm Beach mailing address, the gains were about 67% over five years and 136% over ten years.

The twenty-year gains in the West Palm Beach ZIP codes we reviewed ranged from about 85% to 141%. In other words, the eastern neighborhoods have outrun the county average over the past decade.

Port St. Lucie

Across six Port St. Lucie ZIP codes (34952, 34953, 34983, 34984, 34986 and 34987), five-year gains ranged from about 52% to 69%. Ten-year gains ranged from about 107% to 161%. Twenty-year gains were lower, from about 51% to 81%, which reflects how far prices fell there after 2006. Over the latest year, results were mixed, from about a 2% drop to a 4.5% gain. Palm Beach home appreciation for houses versus condos

The FHFA figures above do not split out condos. For that, we looked at Miami Realtors' August 2026 report for Palm Beach County.

  • Single-family homes sold at a median of $650,000, up 3.17% from $630,000 a year earlier. Since 2010, single-family prices have risen 189%, from $225,000, according to the report.
  • Condos and townhouses sold at a median of $300,000, up 5.26% from $285,000. Since 2010, condo prices have risen 233%, from $90,000.
  • Single-family homes took a median of 40 days to go under contract, with 3.5 months of supply. Condos took 69 days, with 6.7 months of supply.

So condo prices have grown faster in percentage terms since 2010, but from a much lower base. They also now take longer to sell and face more supply. If you own a condo, your building's age, reserves and special assessments can matter as much as the county trend.

Turn Palm Beach home appreciation into an equity estimate

Equity is the market value of your home minus what you owe on it. You can get a rough value by applying an index change to your purchase price. Here is how.

  1. Find your purchase price and year.
  2. Find the index change for your ZIP code from your purchase year to the latest year.
  3. Multiply your purchase price by one plus that change.
  4. Subtract your current loan balance and any home equity line.
  5. Then subtract expected selling costs if you plan to sell.

A worked example

Say you bought a home in ZIP code 33458 in 2015 for $300,000. FHFA shows about a 127% gain in that ZIP code from 2015 to 2025. So $300,000 times 2.27 gives a rough value of about $681,000. If you owe $180,000, your estimated equity is about $501,000 before selling costs. This is only an example. Your home's condition, updates, lot and view can push its value well above or below the index.

Why your home may not match the index

An index tracks the typical home in an area. Your home is not typical in every way. A new roof, impact windows and an updated kitchen can lift its value above the index. On the other hand, an old roof, deferred repairs or a busy road can hold it back. Insurance costs and HOA fees also affect what buyers will pay.

Timing matters too. A gain over ten years can include a fast run-up and a flat stretch. The latest year shows that some ZIP codes are rising while others are slipping. So a current market analysis from recent nearby sales is the best way to price a home before you list it.
