The Palm Beach housing market stayed firm for houses and calmer for condos in August 2026, the latest month with full county data. Single-family homes sold at a median of $650,000 and went under contract in a median of 40 days. Condos and townhouses sold at a median of $300,000 and took 69 days. This monthly update breaks down prices, inventory and days on market by property type for Palm Beach County. It also compares St. Lucie County and explains what the numbers mean if you plan to sell or buy.

Palm Beach housing market at a glance: August 2026
All county figures in this update come from the Miami Realtors and Beaches MLS report for Palm Beach County, released September 16, 2026. They cover closed sales of existing homes. So they lag the market by a few weeks, because a home that sold in August usually went under contract in June or July.
Here is the short version. Prices rose a little. Sales slipped a little. Inventory dropped sharply. That mix usually favors sellers of well-priced houses, while condo buyers still have room to negotiate.
Single-family homes in the Palm Beach housing market
For houses, the August numbers looked like this:
- Closed sales: 1,112, down 2% from 1,135 a year earlier.
- Median sale price: $650,000, up 3.17% from $630,000.
- Active listings: 4,345, down 23.80% from 5,702.
- Months of supply: 3.5.
- Median days to contract: 40, compared with 46 a year earlier.
- Median days to sale: 81, compared with 88.
- Median percent of original list price received: 95%.
- Cash sales: 41.8% of single-family deals.
The biggest change is supply. With nearly a quarter fewer houses for sale than a year ago, buyers have fewer choices. As a result, homes that show well and are priced near recent sales are moving faster.

The luxury end
The top of the market is setting records. Palm Beach County logged 170 sales of $10 million or more through August 2026. That already beats the full-year record of 169 set in 2025. However, those sales are a small slice of the total and do not move the county median much.
Condos and townhouses in the Palm Beach housing market
The condo side tells a different story:
- Closed sales: 765, down 6.71% from a year earlier.
- Median sale price: $300,000, up 5.26% from $285,000.
- Active listings: 5,770, down 17.09% from 6,959.
- Months of supply: 6.7.
- Median days to contract: 69, compared with 74 a year earlier.
- Median days to sale: 108, compared with 112.
- Median percent of original list price received: 93%.
- Cash sales: 57.2% of condo deals.
The report calls 6 to 9 months of supply a balanced market, and condos now sit inside that range. Prices rose, and listings fell, but buyers still have time to compare buildings.
Two other forces shape this segment. First, Florida's condo safety laws require milestone inspections and structural reserve studies for many older buildings, and some owners face higher dues or special assessments. Second, more than half of condo buyers paid cash, so a seller with a building that has loan trouble may see fewer financed offers.
How St. Lucie County compares

St. Lucie single-family homes

- Median sale price: $402,500, up 0.63% from $400,000.
- Active listings: 2,270, down 3.45% from 2,351.

St. Lucie condos
- Closed sales: 80, down 9.09% from 88.
- Median sale price: $320,000, up 7.22% from $298,450.
- Active listings: 626, down 15.18% from 738.
- Months of supply: 7.6.
- Median days to contract: 82, compared with 78.
- Median percent of original list price received: 94%.
House prices differ a lot between the two counties. The median house in St. Lucie County sold for about $247,500 less than in Palm Beach County. That is why many Palm Beach County buyers look north. By contrast, the condo medians are close, and St. Lucie's small condo market is slower.
Inventory also moved in different ways. Palm Beach County houses lost almost a quarter of their listings in a year. Meanwhile, St. Lucie houses lost only about 3%. So Port St. Lucie buyers have more choice, while Palm Beach County sellers face less competition.
What the Palm Beach housing market means for sellers
If you own a house, conditions are good, but not easy. Low supply helps you. On the other hand, a 95% median of original list price shows buyers still push back on price. Here is how to use the data:
- Price from recent nearby sales, not from the county median. A house in Wellington and one in Lake Worth Beach live in different markets.
- Plan for about 40 days to contract and roughly 80 more to close if your home is priced well.
- Expect cash offers. About 4 in 10 house sales were cash in August.
- If you own a condo, budget more time and prepare your association documents early.

Buyers face fewer houses than a year ago. Even so, the median house sold below its original list price, so a reasonable offer is not an insult. Also, watch rates closely. The county report noted that the 30-year fixed rate averaged 6.67% in August 2026 and had climbed to 7.17% by September 15. A rise like that can cut what a buyer can afford, so get a fresh pre-approval before you write an offer.

Supply is the number to watch for house sellers. If listings keep falling, prices should hold up. On the other hand, if more owners list in the fall, buyers will gain leverage again. Seasonal buyers from the North also tend to arrive later in the year, which can lift showings in coastal towns.
Condo costs
For condo owners, the key questions are dues, reserves and special assessments. Buildings that finished their inspections and funded their reserves may sell more easily than those still working through repairs. So ask your agent how your building compares with others nearby.
