The richest neighborhoods in Palm Beach County cluster on a few miles of barrier island. Here is what the Census data and the recorded deeds actually show.

The richest neighborhoods in Palm Beach County are not spread evenly across the map. They sit on a thin ribbon of barrier island between the Atlantic and the Intracoastal, plus a short list of guard gated club communities on the mainland. The distance between those addresses and an ordinary county home is wider here than in any other metro in the country.

How the richest neighborhoods in Palm Beach County actually rank

Two very different measures get used interchangeably, and they answer different questions. Census American Community Survey data tells you what residents earn and what they say their homes are worth, across every household in a place. Recorded deeds tell you what a single trophy property fetched on one day. A town can lead on one and trail badly on the other.

There is also a technical limit worth knowing before you read any ranking. The Census tops out its median home value at $2,000,001, which means "two million or more." Palm Beach, Manalapan, Gulf Stream, Jupiter Inlet Colony, and the Village of Golf all hit that ceiling, so the survey cannot separate them from one another. Anyone who ranks those five by Census value is inventing precision that does not exist.

Palm Beach, Manalapan, and Gulf Stream

The Town of Palm Beach is the anchor. Corcoran put its second quarter 2026 single-family median at $15.4 million, with an average of $17.9 million. The 2025 to 2026 season produced ten separate sales above $36 million according to county courthouse deed records, topped by $76.74 million in February 2026. The town also holds the county's headline number: a roughly 2.3 acre private island with 1,163 feet of water frontage, recorded at $150 million in May 2024.

Manalapan is smaller and, per transaction, arguably richer. The town has about 353 residents and a median household income of $164,375, but its ocean to lake parcels carry Atlantic beachfront and a private dock on a single lot. That scarcity produced a $70.9 million sale in June 2026 that led the entire country, plus a $62.5 million sale a month earlier.

Gulf Stream reports a median household income of $226,563, second highest of any place in the county. Roughly a thousand people live along about a mile of oceanfront wrapped around a private golf club. Its town record is $39 million, set in June 2024.

Ocean Ridge, Highland Beach, and Jupiter Inlet Colony

Below the top five, the Census can finally do its job. Ocean Ridge shows a median home value of $1,138,700 and Highland Beach $909,200. Highland Beach looks cheaper than its reputation for a specific structural reason: its three miles of shoreline mix direct beachfront estates with oceanfront condo towers, and the condo stock pulls the median down. The town still recorded a $50 million sale in May 2024.

Jupiter Inlet Colony is a private, single entry island community at the south tip of the Jupiter Inlet barrier island, with ocean, inlet, and Intracoastal frontage. One clarification matters here, because buyers mix these up constantly: Jupiter Island, the far more famous address, is in Martin County and does not belong in a Palm Beach County ranking at all.

The gated club communities

Not every expensive address is on the sand. Boca Raton's Royal Palm Yacht and Country Club is a guard gated deep water yachting and Jack Nicklaus Signature golf community, and in May 2026 a home there sold for $75 million, the most expensive sale in the United States that month. The same property had traded at $36 million in 2024. Nearby, The Sanctuary is a 97 home Intracoastal enclave with a private deep water marina, where a house sold for $29 million in January 2024.

In Jupiter, Admirals Cove runs about five miles of private waterways with direct inlet access, and The Bear's Club holds fewer than 100 homes behind a Nicklaus founded golf course. Palm Beach Gardens contributes Old Palm Golf Club, roughly 300 acres of estate lots around a members only golf park.

The Village of Golf, the quiet outlier

The highest reported median household income in Palm Beach County belongs to a place most residents have never driven through. The Village of Golf, a tiny incorporated village near Boynton Beach built around a members only club, reports $250,001, which is again a Census top code meaning "$250,000 or more." With only a few hundred residents, the margin of error is wide. Treat it as a signal, not a scoreboard.

Reading ZIP code data without fooling yourself

ZIP code tables are the most common way these rankings get built, and they are the easiest way to get the answer wrong. ZIP 33480, which covers Palm Beach, reports a median household income of $150,633 and a median home value of $1,468,600 across roughly 10,924 residents. That value looks low against a $15.4 million single-family median for a simple reason: the ZIP contains a large condominium stock, and the Census median counts every owner-occupied unit, not just the estates.

The mainland ZIPs mislead in the opposite direction. ZIP 33462 reports a median home value of $368,600 and ZIP 33435 reports $356,200, which would suggest Manalapan and Ocean Ridge are mid market. They are not. Those ZIP boundaries are dominated by mainland Lantana and Boynton Beach households, and the barrier island portion is a rounding error in the sample. Never use a ZIP as a proxy for a small barrier island town.

Where ZIP data does work well is the larger mainland markets. Beachside Delray Beach in 33483 shows a median home value of $866,800, downtown and beachside Boca Raton in 33432 shows $1,052,700, Palm Beach Gardens in 33418 shows $684,900, and the Admirals Cove area of Jupiter in 33477 shows $670,800. Those samples are large enough that the median means something.

What the medians hide

County wide, the picture is more ordinary than the headlines suggest. Second quarter 2026 luxury single-family transactions across Palm Beach County rose 24.2 percent year over year to 2,534, at an average sale price of $2.89 million. That is a serious number, and it is also one fifth of the Town of Palm Beach median.
