Riviera Beach has two markets: Singer Island condos and mainland houses. This guide prices each seller closing cost for both and builds sample net sheets at the city's Q4 2025 medians.

Closing costs in Riviera Beach depend a lot on which side of the Intracoastal you sell on. A Singer Island condo and a mainland house share the same basic list of fees, but the price gap between them changes the dollar totals. So does the condo paperwork. This guide prices each line for a seller, then builds two sample net sheets: one for a mainland house and one for an island condo.

Two markets shape closing costs in Riviera Beach

Riviera Beach is a city of 37,604 people (2020 Census, per the county planning department) on the Lake Worth Lagoon, just north of West Palm Beach. It has two very different housing stocks. On the mainland, most homes are single-family houses on city lots. Across the bridge, Singer Island is lined with oceanfront and Intracoastal condo towers.

That split shows up in the sales data. In fact, the island condos often sell for more than the mainland houses. Because commission, deed tax and title insurance are all tied to price, a condo seller there may pay more in total fees than a house seller a few miles west.

Recent sales behind closing costs in Riviera Beach

According to Miami Realtors, Riviera Beach recorded 51 single-family sales in Q4 2025. The median sale price was $375,000, down 1.3% from a year earlier. Those homes went under contract in a median of 58 days, and sellers got a median of 90.7% of their original list price. Supply stood at 4.7 months.

Condos and townhouses told another story. There were 59 sales, with a median price of $622,500, down 13.5% from the prior year. The median time to contract was 77 days, and supply reached 11.7 months. In short, condo buyers had plenty of choices, which gives them room to ask for credits at closing.

For a live view, Pure Equity's MLS data as of October 1, 2026 showed 260 active residential listings in Riviera Beach. The median list price was $384,900, or $269 per square foot. Active listings had been on the market an average of 125 days. Those are asking prices, with condos and houses mixed together.

Seller line items for closing costs in Riviera Beach

Most of these charges appear on the settlement statement your closing agent prepares. Here is what each one covers.

Commission

Commission is usually the single largest cost. It has always been negotiable. Since August 2024, offers of pay to a buyer's agent no longer appear on the MLS, after the National Association of Realtors settlement. As a result, you and your listing agent decide in writing what you will pay and whether you will offer anything to the buyer's side.

Documentary stamp tax

Florida taxes the deed when it is recorded. Outside Miami-Dade County, the rate is 70 cents for each $100 of the price, or part of $100. The Florida Department of Revenue says all parties to the deal are liable for the tax. Even so, the seller in Palm Beach County customarily pays it, and the standard contract says so.

Owner's title insurance

The owner's policy protects the buyer if a problem in the chain of title turns up later. By local custom in Palm Beach County, the seller pays for it and chooses the closing agent. Buyers can negotiate that in the contract, though, so read the box that covers it.

Florida sets the base premium by rule. It is $5.75 per $1,000 of coverage for the first $100,000, then $5.00 per $1,000 from $100,000 to $1 million. Endorsements and the agent's settlement fee are separate charges.

Settlement, lien search and recording

Your closing agent charges a fee to run the closing. You may also pay for a municipal lien search, which checks for open code cases, unpaid utility bills or permits with the city. Recording your mortgage release is another small charge. Because these vary by firm, ask for a written quote early.

Condo costs that change closing costs in Riviera Beach

If you are selling a Singer Island condo, a few extra items come into play. Mainland houses in an HOA face some of the same steps.

Estoppel certificate

Before closing, the association issues an estoppel certificate showing what you owe in dues and assessments. Under Florida law, the fee for a current account cannot exceed $250. Rush delivery within three business days can add $100. A past-due account can add up to $150 more. The condo statute and the HOA statute set the same caps.

Special assessments and building safety rules

Florida now requires milestone structural inspections for condo buildings three stories or taller. Many Singer Island towers fall under that rule. If your board has levied an assessment for repairs or reserves, the contract decides who pays any unpaid balance. Buyers often ask for the inspection report and recent board minutes, so gather them before you list.

Some associations also charge a transfer fee or require board approval for a new owner. Check your declaration so neither one surprises you near the closing date.

Prorations and loan payoff

Some lines on your statement are not fees at all. Instead, they settle bills that cover the time you owned the home.

Property taxes

Florida property taxes are billed in arrears. The bill for the year goes out in the fall, and paying early earns a discount of 4% in November, falling to 1% by February. So at most closings, the current year's tax is still unpaid. The closing agent credits the buyer for your share, from January 1 to the day of closing.

Association dues

Monthly or quarterly dues are split the same way. If you prepaid the quarter, you get a credit back for the days after closing.

Mortgage payoff

Your lender issues a payoff letter with the balance plus interest through the closing date. The closing agent pays it from your proceeds, along with any home equity line.

Closing costs in Riviera Beach on a mainland house

This example shows the math, not a quote. Picture a mainland house that sells for $375,000, the Q4 2025 median. It closes on June 30, has no HOA, and carries a $180,000 mortgage.

Leaving commission aside, costs before the payoff total about $9,298, or roughly 2.5% of the price. After the payoff, the seller would net about $185,702, minus whatever commission is agreed in the listing agreement.

How the title premium adds up

The first $100,000 of coverage costs $575. The next $275,000 at $5.00 per $1,000 costs $1,375. Together, that makes $1,950 before endorsements.

Now take a condo that sells for $622,500, the Q4 2025 median for condos and townhouses. For simplicity, leave out the tax proration and the loan.

How to trim closing costs in Riviera Beach

  • Settle the commission terms early and get them in the listing agreement.
  • Order the estoppel early so you skip the rush fee.
  • Close open permits on windows, roofs or additions before a buyer's lien search finds them.
  • Collect condo records such as the milestone report, budget and minutes, so a buyer's lender does not stall.
  • Price for the market you are in. Condo supply is high, so an aggressive list price can cost you more in price cuts than any fee.
