Closing in West Palm Beach costs a seller about the same set of fees whether you own a downtown condo, a 1920s bungalow in a historic district or a ranch house west of the rail line. What changes is the dollar amount, the paperwork and the issues a buyer will raise. This guide lists each charge a seller pays, explains which ones Florida law fixes, and works through two sample net sheets: one for a house and one for a condo.

Three markets that shape closing in West Palm Beach
West Palm Beach is the county seat and the largest city in Palm Beach County. Its housing falls into three broad groups, and each one brings its own closing details.
First, there are the historic neighborhoods. The city maintains 18 locally designated historic districts and 46 individually designated sites, according to its Historic Preservation office. Old Northwood, Flamingo Park and El Cid are among the best known. Second, downtown and the waterfront along Flagler Drive hold most of the city's condo towers. Third, much of the city is made up of older single-family homes and newer subdivisions to the west.
A seller in each group pays the same deed tax and title premium formula. However, a historic home may raise permit questions, and a condo brings estoppel letters and building reports. A newer subdivision usually means an HOA.
Recent sales behind closing in West Palm Beach
According to Miami Realtors, West Palm Beach recorded 221 single-family sales in Q4 2025. The median sale price was $605,000, up 3.5% from a year earlier. Homes went under contract in a median of 46 days, and sellers received a median of 93.6% of their original list price.
Condos and townhouses moved more slowly. There were 182 sales at a median of $325,000, down 6.9% from the prior year. The median time to contract was 73 days, and sellers received a median of 92.1% of their original list price. So condo buyers had more room to negotiate on price and on credits at closing.
For a current view, Pure Equity's MLS data as of October 1, 2026 showed 2,283 active residential listings in West Palm Beach. The median list price was $315,000, or $245 per square foot, and active listings had been on the market an average of 120 days. Those are asking prices, with condos and houses mixed together, which is why the figure sits well below the house median.
Seller costs at a closing in West Palm Beach
Your closing agent lists each of these charges on the settlement statement. Here is what they cover and who usually pays.
Commission
Commission is usually the largest single cost. It has always been negotiable. Since August 2024, after the National Association of Realtors settlement, offers of pay to a buyer's agent no longer appear on the MLS. As a result, you and your listing agent agree in writing on what you will pay and whether you will offer anything to the buyer's side.
Documentary stamp tax
Florida taxes the deed when it is recorded. Outside Miami-Dade County, the rate is 70 cents for each $100 of the price, or part of $100. The Florida Department of Revenue says all parties to the deal are liable for the tax. Still, the seller in Palm Beach County customarily pays it, and the standard contract says so.
Owner's title insurance
The owner's policy protects the buyer if a defect in the chain of title turns up later. By local custom in Palm Beach County, the seller pays for it and picks the closing agent. A buyer can negotiate that, though, so check the box in your contract.
Florida sets the base premium by rule. It is $5.75 per $1,000 of coverage for the first $100,000, then $5.00 per $1,000 from $100,000 to $1 million. Endorsements and the settlement fee are separate.
Settlement, lien search and recording
The closing agent charges a fee to run the closing. You may also pay for a municipal lien search, which checks for open code cases, unpaid utility bills and open permits. Recording the release of your mortgage is another small charge. Since these vary by firm, ask for a written quote early.
Local issues that affect closing in West Palm Beach
A few items are more common here than in newer suburbs. None of them are fees set by law, but each can delay a closing or lead to a credit.
Historic homes and open permits
In a historic district, the city requires a Certificate of Appropriateness for work that changes a home's exterior. Minor requests can be approved by staff, while larger ones go to the Historic Preservation Board. If past owners replaced windows, doors or a roof without that approval or a permit, a buyer's lien search may flag it. Clearing it before you list is far cheaper than doing it under a deadline. Downtown condos and building reports
Florida requires milestone structural inspections for condo buildings three stories or taller. Many downtown and waterfront towers fall under that law. If your board has levied a special assessment, the contract decides who pays any unpaid balance. Buyers and their lenders often ask for the inspection report, the budget and recent board minutes, so gather them early.
Estoppel certificates
Before closing, the association issues an estoppel certificate showing what you owe in dues and assessments. Under Florida law, the fee for a current account cannot exceed $250. Delivery within three business days can add $100, and a past-due account can add up to $150. The condo and HOA statutes set the same caps.
Prorations and loan payoff when closing in West Palm Beach
Some lines on your statement are not fees. Instead, they settle bills that cover the time you owned the home.
Florida property taxes are paid in arrears. The bill goes out in the fall, and paying early earns a discount of 4% in November, falling to 1% by February. So at most closings, the year's tax has not been paid yet. The closing agent credits the buyer for your share from January 1 to the closing date. Association dues are split the same way.
Your lender also sends a payoff letter with the balance plus interest through closing day. The closing agent pays it from your proceeds, along with any home equity line.

This example shows the math. It is not a quote. Picture a single-family house that sells for $605,000, the Q4 2025 median. It has no HOA, closes on September 30, and the seller owes $300,000 on the mortgage.

Leaving commission aside, costs before the payoff come to about $16,314, or 2.7% of the price. After the payoff, the seller nets about $288,686, minus the commission set in the listing agreement. A fall closing carries a large tax proration, so a spring closing would leave more in your pocket.
Here is how the title premium works. The first $100,000 of coverage costs $575. The next $505,000 at $5.00 per $1,000 costs $2,525. Together, that makes $3,100 before endorsements.
A downtown condo example
Now take a condo that sells for $325,000, the Q4 2025 median for condos and townhouses. Leave out the prorations and the loan to keep it simple.
