Selling a historic home, downtown condo or older house in West Palm Beach on your own? Here are the Florida forms and disclosures, historic and condo rules, the costs you still pay and a test for when an agent nets more.

A FSBO in West Palm Beach can work, but the plan depends on what you own. A 1920s house in a historic district, a downtown condo near Clematis Street and an older ranch house farther west each sell to a different buyer. Each one also carries its own paperwork. This guide walks through the Florida steps for selling without a listing agent, the extra rules for historic homes and condos, and a fair way to check whether an agent would leave you with more money.

Three kinds of homes, three kinds of buyers

West Palm Beach voted to incorporate on November 5, 1894. It became the Palm Beach County seat when the county was created in 1909, and it had 117,415 residents in the 2020 Census.

The city has many historic neighborhoods. El Cid, Flamingo Park, Grandview Heights, Old Northwood and Northwood Hills are among its historic districts. Buyers there want character, original details and walkable streets, and they often know the history.

Downtown is mostly condos and townhomes. Clematis Street, Rosemary Square and the Brightline station, which opened in 2018, draw buyers who want to walk or take the train. Many are second-home owners or young professionals.

Farther west, older single-family neighborhoods attract first-time buyers, families and investors. Those buyers focus on price, roof age and repair costs. In short, a FSBO plan that fits one of these homes may not fit the others.

The market for a FSBO in West Palm Beach

According to Pure Equity's MLS data as of October 1, 2026, West Palm Beach had 2,283 active residential listings. The median list price was $315,000, and the median list price per square foot was $245. Active listings had averaged 120 days on market. The rental side is busy as well, with 2,386 active rentals and a median asking rent of $2,250. So some sellers weigh renting against selling, and some buyers are investors.

For closed sales, Miami Realtors reported that Palm Beach County single-family homes sold for a median of $650,000 in August 2026. They went under contract in a median of 40 days, with 3.5 months of supply. Condos and townhouses had a $300,000 median, 69 days to contract and 6.7 months of supply. Downtown condo sellers should take the condo numbers to heart, because buyers there have plenty of choice.

National FSBO results

NAR's 2025 Profile of Home Buyers and Sellers covered sales from July 2024 through June 2025. Only 5% of sellers sold their own homes, a record low, while 91% used an agent.

FSBO homes sold for a median of $360,000, and agent-assisted homes for $425,000. Even so, that gap is not proof of what an agent adds to any one home. Many FSBO sales go to people the seller knows, and the homes differ from typical listings. FSBO sellers did tell NAR that pricing, prep and timing were the hardest jobs. With thousands of listings in the city, all three are tough.

Steps for a FSBO in West Palm Beach

Price against the right neighborhood

Comparable sales should come from your own neighborhood and home type. A historic bungalow in Flamingo Park and a ranch house a few miles west sell at very different prices per square foot. A downtown condo should be compared with units in the same or similar buildings. Use the county property appraiser's sales records and our home value tool to test your number.

Prepare for the buyer you expect

Historic buyers want to see original floors, windows and details, along with permits for past work. Condo buyers want the association documents and building reports. For a ranch house, buyers and investors care most about the roof, the plumbing and the electrical panel. Fix small items and gather records before you list.

List where buyers search

Most buyers start online, and the big sites pull from the MLS. You cannot post there yourself. A flat fee MLS listing gets you on the MLS for a set fee while you handle the rest. Then write a description that names the neighborhood or building and lists real features, such as parking, a pool or walk time to the train.

Run showings safely

Screen callers and ask for proof of funds or a loan approval before private showings. Condo buildings may have rules for visitors and open houses, so check first.

Contracts and disclosures for a FSBO in West Palm Beach

Most Florida sales use the Florida Realtors and Florida Bar contract forms, including an AS IS version. A real estate attorney can prepare the contract and review the buyer's changes for a fee.

Florida disclosure duties include:

  • Known hidden defects. Under Johnson v. Davis (1985), sellers must disclose known facts that materially affect value and are not readily observable.
  • Flood disclosure. Section 689.302 requires a flood form at or before signing. It asks about flood damage, flood insurance claims and federal aid like FEMA help.
  • Property tax disclosure. Section 689.261 requires a notice that taxes may change after the sale.
  • Radon. Section 404.056(5) requires radon language in the contract.
  • Lead paint. Homes built before 1978 need the federal lead disclosure. Many historic homes fall under this rule.

Historic homes: FSBO in West Palm Beach historic districts

If your home sits in a city historic district, the city requires a Certificate of Appropriateness for work that changes the outside of the home. Smaller projects may get staff review, while larger ones go to the Historic Preservation Board.

Buyers often plan updates, such as new windows, a new roof or an addition. So they will ask what they can change. Share any past approvals you have and point them to the city's preservation staff for the rest. Also disclose any open code issues or unpermitted work you know about.

Downtown condos and a FSBO in West Palm Beach

Condo resales require more paperwork. Under section 718.503, the seller must give the buyer the declaration, bylaws, rules, budget and financial statement and the FAQ sheet. Recent changes also add the milestone inspection summary and the structural integrity reserve study, if the building has them. When those arrive after signing, the buyer can cancel within 7 days, not counting weekends and holidays.

Section 553.899 requires milestone inspections for condo buildings three or more stories tall. Lenders and buyers read those reports closely. If your building has big repairs planned, expect questions about special assessments and dues.

Buyer's agents after the 2024 settlement

Since August 17, 2024, buyer's agent pay can no longer be offered on the MLS. Agents must have a written agreement with a buyer before touring a home. NAR's settlement FAQ notes that compensation "is fully negotiable."

As a private seller, you can offer a buyer's agent a fee, refuse, or treat it as part of each offer. In a city with this much inventory, refusing every request may cost you showings. Closing costs for a FSBO in West Palm Beach

Selling yourself removes the listing fee, but not every cost. Florida's documentary stamp tax on the deed is 70 cents per $100 of the price, or $2,205 on a $315,000 sale. Owner's title insurance, attorney fees, prorated property taxes, condo or HOA estoppel fees and any flat fee MLS charge may also apply.

FSBO vs. agent: a quick net check

Here is a sample downtown condo. The figures are only an illustration.

  • FSBO: the unit sells for $300,000, with no listing fee.
  • Agent: the unit sells for $315,000, minus your negotiated listing commission of X%.

The gap between the two prices is $15,000. If your total commission is less than that, the agent path nets more. If the agent's price would be no higher, FSBO comes out ahead. Ask any agent to show recent sales in your building and how they would beat the competition.

When an agent pays off in the city

An agent often earns the fee when:

  • Your building or neighborhood has many similar listings, and you need to stand out.
  • Your condo building has open repairs, a reserve gap or a planned assessment.
  • Your historic home has unpermitted work or questions about past approvals.
  • You live out of town and cannot host showings.

FSBO may still suit you if a tenant, neighbor or relative wants to buy. You can also hire a listing agent for a smaller role, such as pricing.
