Wellington is the strongest market for gated land in our area, largely because of horses. The village's Equestrian Preserve Area covers about 9,000 acres in the western and southern parts of Wellington. It includes Wellington International, home of the Winter Equestrian Festival, and the National Polo Center. The village adopted an Equestrian Overlay Zoning District in 2003 to guide building there, and it maintains more than 100 miles of public and private bridle trails.
Palm Beach Point
Palm Beach Point is a gated equestrian community on more than 800 acres, according to its property owners association. It has a 5-acre minimum lot size, and many properties include barns, arenas and paddocks. For buyers who want a gate and real acreage, it is one of the clearest examples in Palm Beach County.
Prices here sit at the top of the market. Gated communities with acreage near Jupiter, Florida
Most of Jupiter's gated neighborhoods are golf or waterfront communities on smaller lots. West of I-95, though, the land opens up.
Ranch Colony
Ranch Colony sits about 4 miles west of I-95 and the Turnpike in Jupiter. It has a guardhouse and about 257 custom homes across five sections, with lots from roughly three-quarters of an acre to more than 100 acres. Some sections are set up for horses, with pastures, stalls and barns. One section, Tailwinds, is an airpark with a paved runway for small planes. HOA fees differ by section, so ask for the exact amount on each home.
Jupiter Farms as a non-gated comparison
Many buyers who start out wanting a gate end up in Jupiter Farms. It is an unincorporated, low-density area west of Jupiter with many lots from about 1.25 acres to more than 5 acres. There is no gate and generally no HOA. Many properties use private wells and septic. For some buyers, that freedom is worth more than a guard.

Port St. Lucie has many gated communities, especially in Tradition, St. Lucie West and the newer areas near Becker Road. However, nearly all of them are master-planned neighborhoods with standard suburban lots. One-acre lots behind a gate are rare inside the city.
Buyers who want both often look outside the city limits, in western and northern St. Lucie County. There, you will find estate and equestrian properties, some on private gated roads. Many of these are one-off properties rather than large planned communities, so a local agent and the MLS lot-size filter are your best tools.

Not all gates are the same. A guard-gated community has staff at the entrance, often around the clock. An electronic gate uses codes, remotes or a call box. Some communities use a roving patrol on top of either type.
Guard gates offer more control over who comes in, but they cost more. That cost shows up in your HOA dues. On large lots, the gate also covers a lot of land, so ask how the community handles back roads, canals and fence lines. A gate at the front does little if a side road stays open.
Wells, septic and utilities in gated communities on Florida acreage
This is where large-lot buying differs most from a typical suburb. Many acreage properties use a private well for water and a septic system for wastewater. Some also lack natural gas and have limited internet options.
In Florida, the Department of Environmental Protection has overseen septic system rules since July 1, 2021. HOA rules on horses, barns and outbuildings
An acre of land does not mean you can build anything on it. In a gated community, the HOA documents decide much of what you can do. Read them before your inspection period ends. Look for rules on:
- Horses and other animals, including how many per acre.
- Barns, sheds, workshops and guest houses, including size and setbacks.
- Fences, gates and hedges along lot lines.
- Parking for boats, RVs, trailers and work trucks.
- Architectural review for pools, additions and exterior colors.

Commute and daily convenience
Land usually sits farther from the coast and from major job centers. That means longer drives for school, groceries and work. Ranch Colony, for example, is several miles west of I-95. Palm Beach Point is on the far west side of Wellington. Acreage in St. Lucie County may be well outside Port St. Lucie's commercial areas.
Before you commit, drive the route at rush hour, both to work and to the nearest hospital. Also check how long it takes to reach a beach or the airport, since those trips add up over a year.
