October 1, 2026 · 8 min read · By Onias Derilus, Broker
A relocation guide for Lake Worth Beach: historic cottages, a city-owned beach, city utilities, prices, insurance on older homes, Tri-Rail and what newcomers should check first.
Moving to Lake Worth Beach means trading a newer suburb for an older coastal city with character. You get historic cottages, a walkable downtown, a beach the city owns and a Tri-Rail station. You also get city-run utilities, older homes that need careful inspections and a mailing address that confuses a lot of people. This guide walks through the homes, costs, services and first-month tasks so your move goes smoothly.
Key takeaways
- Lake Worth Beach had 42,219 residents in the 2020 Census and covers about 6.8 square miles of land, per the county. Voters renamed it from Lake Worth in 2019.
- As of October 1, 2026, Pure Equity's MLS data shows 293 active listings in the city, with a median list price of $436,000 and a median asking rent of $1,995.
- The city supplies its own electric and water service. You apply online, and service can start 3 business days after you apply.
- The city contracts with the Palm Beach County Sheriff's Office for police service rather than running its own department.
- Many homes are older, so plan for a full inspection, a roof review and early insurance quotes.
Lake Worth Beach at a glance
Lake Worth Beach sits on the Lake Worth Lagoon in east-central Palm Beach County, just south of West Palm Beach. The county planning department lists about 6.8 square miles of land. Most of the city is on the mainland, and the beach sits across the bridge on the barrier island.
The name is new. In March 2019, voters approved the change from Lake Worth to Lake Worth Beach. Supporters wanted to set the city apart from the suburbs to the west, which still use a "Lake Worth" mailing address. Because of that, always check the Property Appraiser record to confirm a home is inside city limits.
Homes you will find when moving to Lake Worth Beach
The housing stock is older than in most of the county. Small bungalows and cottages from the early and middle 1900s line many streets near downtown. Build years, construction and condition vary from block to block. There are also condos, duplexes and small apartment buildings.
The city has six local historic districts, including College Park, Old Lucerne and the Old Town commercial district, and it notes that several are recognized by the National Register of Historic Places. The city says College Park grew mainly from 1925 to 1928 and from 1945 to 1949. If you buy in a historic district, ask the city what review applies before you change windows, doors or the exterior.
Prices and rents in October 2026
According to Pure Equity's MLS data as of October 1, 2026, Lake Worth Beach had 293 active residential listings. The median list price was $436,000, and the median list price per square foot was $339. Active listings had been on the market an average of 123 days. These are asking prices, with condos and houses mixed together.
Renting first is a real option here. The same data showed 321 active rentals, with a median asking rent of $1,995. That is lower than in many nearby cities, so a year as a renter can be a low-risk way to learn the neighborhoods. Our Lake Worth Beach market page updates these numbers nightly.
For a county view, Miami Realtors reported that Palm Beach County single-family homes sold for a median of $650,000 in August 2026. Condos and townhouses sold for a median of $300,000. So a city home with beach access can cost less than the county single-family median, depending on size and condition.
City utilities and services
Lake Worth Beach runs its own utility. The city provides electric, water, wastewater and stormwater service. To start service, you apply online, choose electric, water or both, and pick a start date. The earliest start is 3 business days after you apply, and service does not begin on weekends. The city also asks new customers to confirm the address is in its service area first.
So build that lead time into your closing date. Ask the seller for a year of bills, too, because rates and fees differ from those of private power companies.
Police and public safety
The city does not run its own police department. Instead, it contracts with the Palm Beach County Sheriff's Office, which covers the city as District 14. PBSO says the district serves about 43,000 residents across roughly seven square miles, from a station on North G Street.
Insurance on older homes when moving to Lake Worth Beach
Older homes bring charm, and they also bring insurance questions. Insurers look at roof age, wiring, plumbing and storm protection. Some older homes need upgrades before a carrier will write a policy at a fair price.
So line up these items during your inspection period:
- Full home inspection by a licensed inspector.
- Four-point inspection covering roof, electrical, plumbing and HVAC.
- Wind mitigation report, which can lower your premium if the home has the right features.
- Flood zone check on FEMA's map, especially near the lagoon and canals.

Beach, downtown and daily life
Most visitors know the city for its beach. The city owns its beachfront on the barrier island, including the Beach Casino building. The city says the current Casino Building, which opened in 2013, stays true to the original 1920s architecture. Next to it, the city pier draws anglers and walkers.
Downtown has local shops and restaurants along Lake and Lucerne avenues. The Lake Worth Playhouse puts on shows, and Bryant Park sits on the lagoon. Each year, the city also hosts big events, including the Street Painting Festival downtown.
Commute options after moving to Lake Worth Beach
Here the city has an advantage many towns lack: a Tri-Rail station. The Lake Worth Beach station sits at 1703 Lake Worth Road, where the road meets I-95. It sits just past the I-95 overpass and has registered parking, according to Tri-Rail. Tri-Rail links the station to the rest of the line, north toward West Palm Beach and south toward Miami.
For drivers, I-95 runs along the west side of the city, and Dixie Highway and Federal Highway run north to south through town. Many neighborhoods near downtown are walkable, and bikes work well for short trips to the beach bridge.
Schools for families
The School District of Palm Beach County runs the public schools. Lake Worth Community High School was built in 1922, and the school calls itself the oldest continuous high school in Palm Beach County. To find the schools zoned for a specific home, use the district's "Find My Zoned School" map with the exact address. In addition, the district runs choice programs, such as arts, IB and STEM tracks, that students anywhere in the county can apply for.
Your first month after moving to Lake Worth Beach
Florida residency comes with a few deadlines. According to FLHSMV, you become a resident when you take a job here, enroll children in public school, register to vote, file for homestead or live here more than six months straight.
- Buy Florida auto insurance, then title and register your car within 10 days. Out-of-state vehicles need an in-person VIN check.
- Get your Florida driver license within 30 days.
- Start city utility service at least 3 business days before move-in.
- File for homestead with the Palm Beach County Property Appraiser by March 1. You must own and live in the home on January 1.
The homestead exemption takes $25,000 off assessed value for all taxes. A second exemption of up to $25,722 in 2025 applies above $50,000 of value but excludes school taxes.
What newcomers wish they knew before moving to Lake Worth Beach
First, an address that says "Lake Worth" may not be in the city. Check before you compare taxes or utility costs. Second, the city is busy on festival weekends, and some streets close downtown. If you want quiet, look at blocks a little away from the main event areas.
Third, hurricane season runs from June 1 to November 30. Close with time to bind insurance, and have a storm plan before your first summer. Finally, older homes can hide repairs behind fresh paint, so do not skip inspections to win a deal.
One more tip: if you rent first, use that year well. Walk the neighborhoods at night and on weekends, ride the train once or twice and note which blocks feel right. Then, when a home lists on one of those streets, you can make a confident offer in days instead of weeks. Buyers who know exactly where they want to live tend to negotiate better, because they are not guessing.
