The town has about 3,600 residents and very few homes for sale at any time. So a move here takes more planning than a move to a larger city. Where Lake Clarke Shores is and how it fits the county

Lake Clarke Shores sits in central Palm Beach County, between West Palm Beach and Lake Worth Beach. The Historical Society of Palm Beach County places it east of Florida Mango Road and west of I-95. Forest Hill Boulevard, also State Road 882, cuts across the town and links to I-95.

That location is the main reason people look here. Downtown West Palm Beach, Palm Beach International Airport and the beaches are all a short drive away. Dreher Park and the Palm Beach Zoo are close by too. Yet the town itself is quiet, with mostly residential streets and little through traffic on the side roads.

The lake gives the town its name and much of its character. Lake Clarke is part of a freshwater chain that also includes Pine, Osborne, Ida and Eden. Lake Osborne, just south, borders John Prince Park, a county park of about 716 acres with boat ramps and a campground.

Homes you will find when moving to Lake Clarke Shores

Most homes here are single-family houses. Many sit on the lake or on streets a short walk from it. Lakefront lots tend to have docks, seawalls and water views. Off-lake homes offer the same central address for less money. In general, the housing is older, so expect updates and repairs to vary a lot from one house to the next.

Inventory is the first thing to understand. According to Pure Equity's MLS data as of October 1, 2026, the town had 15 active residential listings. The median list price was $750,000, and the median list price per square foot was $417. Those active listings had been on the market an average of 74 days.

For a steadier view, look at county sales. Miami Realtors reported that Palm Beach County single-family homes sold for a median of $650,000 in August 2026. They went under contract in a median of 40 days, with 3.5 months of supply. Condos and townhouses had a median of $300,000, 69 days to contract and 6.7 months of supply.

In short, single-family homes across the county still move fairly fast. In a town with so few listings, a well-priced lake home can draw several buyers at once.

Renting first before moving to Lake Clarke Shores

Some newcomers want to rent for a year before they buy. Here, that is hard. Pure Equity's data showed only 6 active rentals in town on October 1, 2026, with a median asking rent of $8,250. With so few units, that figure says little about a typical rent.

A more practical plan is to rent in a nearby part of West Palm Beach or Lake Worth Beach. Then you can learn the area, watch for listings in town and move fast when the right house appears.   • Seawall and dock. Have a contractor inspect the seawall and any dock or lift. Ask the seller for permits on past work.
  • Homeowners insurance. Get quotes before you make an offer. Insurers look closely at roof age, the age of the plumbing and wiring, and storm protection.
  • Property taxes. Your bill may not match the seller's bill, because a sale can reset the assessed value.

Your first 30 days as a new Florida resident

Once you close and move in, a few state deadlines start to run. The Florida Department of Highway Safety and Motor Vehicles (FLHSMV) says you become a resident when you take a job here, enroll children in public school, register to vote, file for homestead or live here more than six months in a row.

After that, the clock starts:

  1. Vehicle title and registration within 10 days. You will need insurance from a Florida-licensed agent first. A law officer, a licensed Florida dealer or a tax collector employee must also check your vehicle's VIN in person.
  2. Florida driver license within 30 days.
  3. Voter registration. You can update this when you get your license.

Also, set up power, water, internet and trash service before move-in day. Ask the seller for recent bills so you know which providers serve the address and what a typical month costs.

Filing for homestead

If the home is your main residence, file for the homestead exemption with the Palm Beach County Property Appraiser. You must own the home and live in it on January 1, and the deadline is March 1. The first $25,000 exemption applies to all taxes. A second exemption applies above $50,000 of assessed value but does not cover school taxes. For 2025, that second piece was worth up to $25,722.

So if you close in the fall, you can usually file for the next tax year, as long as you are living there by January 1.

Schools and families in Lake Clarke Shores

There are no public schools inside the town limits. Children attend nearby schools in the School District of Palm Beach County. However, school zones can change, so do not rely on a listing or a neighbor.

Instead, enter the exact address in the district's "Find My Zoned School" map. The district also runs choice programs open to students across the county, including arts, International Baccalaureate, dual language and STEM tracks. Those programs need an application, and students need a district ID number first.

Commute, errands and daily life

Daily life here is simple and close to home. The town has five parks: Community Park, Boat Ramp Park, Memorial Park, Pine Tree Park and Town Hall Park, according to its new resident welcome packet. Town Hall sits at 1701 Barbados Road, and the town posts meeting dates and service details on its website.

For work and errands, most residents drive. Forest Hill Boulevard and I-95 reach downtown West Palm Beach and the airport fairly quickly. Traffic on I-95 at rush hour can still slow things down, so test your commute at the time you would drive it.

Life on the lake

The lake is the big lifestyle draw. Residents fish, paddle and boat close to home. Before you buy a boat or pay extra for a dock, though, confirm how far you can travel by water. Canal structures and low bridges can limit routes, so a drainage link to the coast is not the same as a boating route. Ask the town and the canal managers, and get the answer in writing.

We hear a few lessons from buyers again and again. First, the wait for the right home can be long. With so few listings, it helps to get preapproved and be ready to act within days.
