Where Does Ken Griffin Live in Florida? Star Island, Palm Beach and a Miami HQ

September 21, 2026 · 8 min read · By Onias Derilus, Broker

Ken Griffin moved Citadel and himself from Chicago to Miami in 2022 and has since become the biggest residential land buyer in South Florida. Reporting covers a roughly 6.5-acre Star Island assemblage in Miami Beach, a 25-acre oceanfront estate in Palm Beach that has been in the works for more than a decade, and a Miami condo tower bought one unit at a time. Here is what is public about each, and what the islands cost.

Where does Ken Griffin live? In Miami, where he moved Citadel's headquarters and his own home from Chicago in 2022. The Citadel founder is now the largest private land assembler in South Florida. Reporting covers about 6.5 acres on Star Island in Miami Beach, bought for roughly $169 million since 2023, per Robb Report. It also covers a 25-acre oceanfront estate in Palm Beach that has been in planning for more than a decade. Neither house is finished. Here is what the record shows.

Key takeaways

  • Star Island, Miami Beach: seven contiguous parcels, about 6.5 acres, roughly $169 million since 2023, per Robb Report; a two-story family home won zoning variances in 2026.
  • Palm Beach estate: about 25 acres of oceanfront assembled since 2012, with a main residence, guest house and a home for his mother approved by the town, per The Real Deal.
  • A whole Miami condo tower: Robb Report reported he spent about $125 million buying a building one unit at a time.
  • Palm Beach median list price is about $2.5 million and Miami Beach about $650,000, per our MLS feed as of September 2026; his lots trade in a class of their own.

Where does Ken Griffin live in Florida?

Miami, with the exact house not public. When Citadel announced its move from Chicago in June 2022, Griffin said he was moving his family to Miami as well. Fortune has since described him as a South Florida resident. Reporting since then has tracked land, not a finished home. The two places tied to him are Star Island in Miami Beach and the south end of Palm Beach island, an hour and a half apart.

Star Island is the best known of the guarded islands on the MacArthur Causeway, a single loop road with about 35 bayfront lots. Griffin began buying there in 2023 and by 2025 held seven adjoining parcels, per Robb Report. Palm Beach is the older project. He started assembling oceanfront lots on the island's south end in 2012 and kept adding through the decade, per The Real Deal. You can see both markets on our Miami Beach and Palm Beach pages.

Pure Equity does not publish private addresses. Both assemblages have been mapped in the press, and we describe them by island only.

Inside the reported Star Island and Palm Beach estates

Start with Star Island. Robb Report put the total at about $169 million for seven contiguous parcels, roughly 6.5 acres, bought since 2023. CoStar reported in 2026 that a small cottage on one of the last holdout lots had sold, clearing the way for the plan. In March 2026 the Miami Beach zoning board approved eight variances so four of the lots could become one site, per the board's record. The combined site runs about 280,000 square feet with 700 feet of frontage. The plan calls for a two-story home with two accessory buildings. It is the largest single residential site ever assembled on the island.

Palm Beach is bigger still. The Real Deal reported in 2019 that his holdings there had reached about 20 acres of oceanfront along the south end of the island. Later coverage put the assemblage near 25 acres. In 2022 the town's architectural board approved plans for a main residence, guest house and pool on roughly eight of those acres. The Real Deal reported that year on a separate oceanfront house he planned to build for his mother. Reporting on total spending ranges from $350 million to more than $450 million, and no outlet has a final figure.

Then there is the tower. Robb Report reported that he spent about $125 million buying every unit in a Miami condo building, one at a time. That is a land play in vertical form: control the whole building, and you control what happens to the site.

Why Ken Griffin chose Miami

The reported reasons are business and taxes, in that order by his own telling. In 2022 he wrote to Citadel employees that Miami offered a better environment for the firm and its people. In interviews he criticized Chicago's crime and governance. Florida has no state income tax, which matters at his scale. Citadel and Citadel Securities took space in Brickell and announced plans for a headquarters tower on the bayfront.

He had been buying in Palm Beach for a decade before the move, so the 2022 decision was less a discovery than a consolidation. Fortune noted in 2025 that Palm Beach now holds a cluster of billionaires, and Griffin is the one who bought the most land. Star Island gives him a Miami base close to the office while the Palm Beach estate is built.

The scale is the point. Most buyers in this series bought a house. He has bought islands' worth of lots and is building from the ground up on both, which is why no finished home has ever been photographed.

Where else does Ken Griffin live?

Everywhere expensive. Reporting over the years has tied him to a penthouse on Central Park South in New York, bought for about $238 million in 2019. At the time it was the priciest home sale in the country. He has owned a large townhouse in London, several floors of a Chicago tower, a place in Aspen and land in Hawaii. Robb Report put the whole portfolio near $1.5 billion in 2025.

Since 2022, though, he has called Miami home in public statements. The two Florida projects are the only ones where he is building rather than buying finished. That is the strongest signal about where he plans to spend his time.

What homes near Ken Griffin cost

His purchases set the ceiling for both islands. On Star Island, single lots have traded from the mid teens to above $70 million in recent years. His seven-parcel buy averaged well over $20 million per lot. Miami Beach overall is another world. Our MLS feed as of September 2026 shows about 2,500 active listings, a median list price near $650,000 and about 161 days on market. The islands are a thin sliver at the top of that.

Palm Beach is the priciest town in our coverage. The feed shows about 272 listings at a median near $2.5 million and roughly 191 days on market. Oceanfront estates on the south end, where his land sits, ask from $30 million into nine figures. Our beachfront homes and luxury homes hubs cover that segment, and the Palm Beach County and Miami-Dade County pages cover the wider markets.

For sellers on either island, his buying has done something specific: it removed a dozen lots from supply for good. Fewer sites and one buyer willing to pay any price is how a market reprices upward. Neighbors have used his numbers as comparables ever since.
