September 21, 2026 · 8 min read · By Onias Derilus, Broker
Google co-founder Larry Page spent a reported $188 million on three neighboring waterfront properties in Coconut Grove between December 2025 and January 2026. Here is what is reported about the compound, why he left California, and what homes in the Grove cost now.
Where does Larry Page live? The Google co-founder lives in Coconut Grove, the bayfront Miami neighborhood south of downtown. His compound is three neighboring properties pieced together. The Real Deal identified him in January 2026 as the buyer of the $101.5 million Banyan Ridge estate. He added two more parcels within weeks. Fortune has since described Miami as his main base. Here is what public reporting says about the homes, the price, and the reasons behind the move.
Key takeaways
- Coconut Grove in Miami is where Page now lives, on Biscayne Bay near the Camp Biscayne area.
- He paid a reported $188 million across three purchases: $101.5 million, $71.9 million and about $15 million, all between December 2025 and January 2026.
- The main estate covers 4.5 acres with 13 bedrooms, two primary houses and a private dock, per Fortune.
- He left California ahead of a proposed wealth tax, and co-founder Sergey Brin bought nearby on Allison Island.
Where does Larry Page live in Florida?
Larry Page lives in Coconut Grove, a leafy neighborhood inside the city of Miami that runs along Biscayne Bay between Brickell and Coral Gables. The Grove is old by Miami standards. It had homes before the city did, and its waterfront estates sit under canopies of banyan and oak rather than on open sand. That privacy is why tech money has flowed there since 2020.
The Real Deal first reported in early January 2026 that Page and Sergey Brin were both buying in Miami. A few days later it named Page as the buyer behind a $101.5 million December sale on the Grove waterfront. That was the second-priciest home sale in Miami-Dade County that year. Two more purchases followed in January. Together they form one of the largest private waterfront holdings in the city.
Pure Equity does not publish private addresses. We describe the area and the properties as the press has reported them, and nothing more.
Inside the reported Coconut Grove compound
The anchor is an estate the press calls Banyan Ridge. It went on the market in 2025 for $135 million, dropped to $115 million, and sold for $101.5 million in December. The sellers were heirs of Progressive Insurance founder Peter Lewis, according to The Real Deal. Fortune describes the property as 4.5 acres on the bay with 13 bedrooms, 15.5 bathrooms, two primary residences, a private dock and a boat lift.
The second piece closed in January 2026 at $71.9 million in an off-market deal. That home has about 10,400 square feet with seven bedrooms and eight bathrooms, per Fortune and The Real Deal. It also has direct bay access. Fox Business put the two purchases together at $173.4 million. That made Page the biggest residential buyer in Miami in a single month.
The third piece was small by comparison. On January 22, 2026 The Real Deal reported that he paid about $15 million for a house that abuts one of the two estates. That brought the total to roughly $188 million. The outlet called the three properties an assemblage, which in Miami usually means the owner intends to combine lots into one compound.
What the compound is likely to become
Nobody has published plans, so this section stays with what reporting allows. Assemblages of this kind in Coconut Grove tend to follow one of two paths. Either the owner keeps the existing homes and uses the extra land as a buffer. Or the owner files for new construction and builds one large estate. Page has done the first before in Palo Alto, where he bought neighboring houses to create a private block.
The Miami properties already come with a lot. Between them, reporting counts at least 20 bedrooms, more than 5 acres, two docks and mature tropical gardens. For a buyer with his resources, the appeal is the water frontage. Bay-facing land in the Grove rarely comes up, and three adjoining parcels almost never do.
Why Larry Page chose Miami
The reported reason is taxes. The Real Deal wrote that Page and the head of his family office had told people he wanted to leave California. He had already been spending time in Miami. Fortune tied the timing to a proposed California ballot measure that would tax the assets of the very rich. Florida has no state income tax and no wealth tax, and that difference is worth billions to someone with his net worth.
There is also a company angle. Fortune reported in July 2026 that Alphabet had quadrupled its Miami office space, from about 10,000 to roughly 45,000 square feet on Brickell Avenue. Google has kept a small Miami presence for close to a decade. And the co-founders now live near each other. Brin bought a $51 million home on Allison Island in Miami Beach in March 2026, about a 20-minute drive from the Grove.
Where else does Larry Page live?
California was home for most of his adult life. Robb Report has traced a property portfolio worth more than $250 million, and the best-known piece is his compound in Old Palo Alto. He built that up over years by buying houses next to his own, then designing an eco-friendly main home on the combined land. He has also been linked to island purchases in the Caribbean over the years, though the details there are thinly reported.
Even so, the balance has shifted. Fortune wrote in mid 2026 that Miami now appears to be his primary base. He has not confirmed that himself, since he gives almost no interviews. But $188 million in adjoining waterfront and a move reported by his own family office point in one direction.
What homes near Larry Page cost
Coconut Grove is a small, expensive market. Our MLS feed as of September 2026 shows only about 60 active listings in Coconut Grove. The median asking price is near $3.25 million, and homes average about 130 days on market. Bayfront estates like the ones Page bought make up a tiny share of that, and most trade between $20 million and $100 million or more.
The neighborhoods next door give a wider view. Coral Gables has about 440 listings at a median of roughly $2 million, and its Gables Estates section set a $75 million record in late 2025. The city of Miami as a whole carries more than 11,000 listings at a median near $640,000. So there is a big gap between the Grove waterfront and the rest of Miami-Dade County.
For owners, the Page sales are the new high-water mark. Three closed deals above $15 million on one stretch of shoreline reset expectations for every bayfront lot in the Grove. Sellers on the water should expect appraisers to cite them. Buyers can compare what is available on our waterfront homes and luxury homes pages.
