Where Does Peter Thiel Live in Florida? Inside His Venetian Islands Compound
September 21, 2026 · 9 min read · By Onias Derilus, Broker
Peter Thiel bought two neighboring bayfront houses on Rivo Alto Island in Miami Beach for $18 million in 2020, and his firms have followed him to the city since. Here is what reporting says about the compound, the approved rebuild, his other homes, and what the Venetian Islands market looks like today.
Where does Peter Thiel live? The PayPal co-founder and investor owns a two-house waterfront compound on Rivo Alto Island, one of the Venetian Islands in Miami Beach. He bought it in 2020 for $18 million, and his own firm says he has kept a personal home in Miami ever since. His companies followed him. Founders Fund opened a Miami office in 2021, and Thiel Capital signed a Miami lease at the end of 2025. Here is what public reporting says about the home, the rebuild, and the market around it.
Key takeaways
- Rivo Alto Island, Miami Beach: two adjacent bayfront houses on the Venetian Islands. The chain of man-made islands sits between downtown Miami and South Beach.
- Reported price and year: $18 million in September 2020, down from a $19.9 million asking price, per Fox Business and The Real Deal.
- Reported size: about 10,041 square feet and nine bedrooms across the two houses. Miami Beach approved plans in 2024 to replace one house with a new 6,800-square-foot home.
- The market around it: Miami Beach had about 2,500 homes for sale at a median list price near $650,000 in our MLS feed as of September 2026. Venetian Islands houses sit far above that.
Where does Peter Thiel live in Florida?
The Venetian Islands are a chain of small man-made islands along the Venetian Causeway. That is the old toll road between downtown Miami and Miami Beach. Rivo Alto, Di Lido and San Marino are on the Miami Beach side. Most lots on Rivo Alto face Biscayne Bay, and the houses have docks. It is a quieter address than Star Island or Palm Island, but the water is the same.
The Real Deal reported in January 2021 that Thiel was the buyer behind an $18 million purchase of two neighboring homes on Rivo Alto. Its seller was Jacques Nasser, the former Ford CEO. That deal closed in September 2020 through an LLC, so the buyer's name did not appear on the deed. Thiel's identity came out later. A public records request turned up messages between him and Miami Mayor Francis Suarez.
That timing matters. Thiel bought at the start of the pandemic-era wave that brought finance and tech money to Miami. Mayor Suarez was courting that crowd on social media at the time, and Thiel was one of the first big names to land. Business Wire's December 2025 release from Thiel Capital says he has kept a personal residence in Miami since 2020.
Pure Equity does not publish private addresses. We name the island and nothing more. Our Rivo Alto community page and the Miami Beach city page show what is on the market there today.
Inside the reported Venetian Islands compound
Fox Business described the purchase as a 10,041-square-foot compound on two lots with nine bedrooms and a dozen bathrooms. The Real Deal counted nine bedrooms, seven full baths and one half-bath. Each house has its own pool. The asking price had been $19.9 million, so Thiel paid about 10 percent under list.
The two outlets disagree on age. Fox Business gave a 1995 build date. The Real Deal said the houses date to 1947 and 1956. Older waterfront homes on the Venetian Islands often carry long renovation histories. Both dates could describe the same property at different points in its life. We note the range rather than pick one.
One of the houses has a pop culture past. It served as the set for MTV's "The Real World: Miami" in 1996, when seven cast members shared a four-bedroom house on the water. Fox Business and the show's fan archive both make the link.
Thiel did not leave the compound as he found it. In March 2024, The Real Deal reported that the Miami Beach Design Review Board approved his plans. They split the property back into two lots, tear down one house, and put a modern home of about 6,800 square feet in its place. The other house stays. So the compound is becoming two separate properties again, one old and one new.
Why Peter Thiel chose Miami Beach
Thiel has not given a public interview about the house. The reasons on the record come from his firms and from the reporting around them. Founders Fund, the venture firm he co-founded, opened a Miami office in February 2021, a few months after the house purchase. Thiel Capital, his private investment firm, signed a lease for a Wynwood office in December 2025. In June 2026, The Real Deal reported that his family office had also signed a lease in a new Brickell tower. The rent set a record for the city.
Thiel Capital's own release framed the Miami office as a long-term commitment to the region, not a sudden exit from California. Still, the San Francisco Chronicle and Yahoo Finance both tied the announcement to California's debate over a one-time tax on billionaires. We report that context and leave the politics aside. Florida has no state income tax, and that has been part of the pitch for every high-net-worth move to Miami since 2020.
The second reason is the neighborhood itself. The Venetian Islands put a resident about ten minutes from Brickell and ten minutes from South Beach, on a lot with a dock. For someone whose firms now sit in Wynwood and Brickell, it is a short commute in a city where commutes are rarely short.
Where else does Peter Thiel live?
Los Angeles has been Thiel's main work base for most of the past decade. Thiel Capital describes its Los Angeles operation as the existing one that the new Miami office complements. Reporting over the years has described homes for him in the Los Angeles area. But we have not seen a current sale or purchase record that shows what he holds there today. So Los Angeles is a work base, and how much time he spends there versus Miami is not public.
New Zealand is the other place tied to his name. Thiel holds New Zealand citizenship and owns land near Lake Wanaka on the South Island. He spent years trying to build a 1,165-square-meter lodge overlooking Glendhu Bay. The Queenstown Lakes District Council refused consent, and an appeal failed. By 2024 the NZ Herald and the Otago Daily Times reported that he appeared to have given up on the build. The land remains, but there is no house on it.
Earlier reporting linked Thiel to homes in San Francisco and New York as well. Those date from before the Miami purchase, and we have not seen current records for them. The Miami Beach compound is the only home his own firm has publicly described as his personal residence.
What homes near Peter Thiel cost
Miami Beach is a big market with a wide range. Our MLS feed as of September 2026 shows about 2,500 active listings in Miami Beach. The median list price is near $650,000, and homes average about 160 days on market. That median reflects thousands of condos. Single-family homes on the Venetian Islands sit in a different bracket, and bayfront lots with docks trade in the eight figures.
For comparison, the city of Miami across the causeway had about 11,300 active listings and a median list price near $640,000 in the same feed. The two markets look alike at the median. They diverge at the top, where Miami Beach's islands hold most of the county's nine-figure sales.
Thiel's $18 million bought two houses on two lots in 2020. Prices on the islands have moved up since then. His own approved plan to build a new 6,800-square-foot house on one of those lots shows the pattern across the chain. Older homes come down, and larger new builds go up on the same water.
For a wider view, our waterfront homes hub covers bayfront and canal properties across South Florida. The luxury homes hub lists sales above $1 million. The Miami-Dade County page shows how Miami Beach compares to Coral Gables, Key Biscayne and the mainland. Neighbors on the chain include Di Lido Island, one bridge over.
Frequently asked questions
Where does Peter Thiel live now?
Public reporting puts his personal home on Rivo Alto Island in Miami Beach, where he has owned a compound since 2020. Thiel Capital said in December 2025 that he has had a Miami residence since that year. His firm also keeps offices in Los Angeles, so he splits time between the two coasts.
Where in Miami Beach does Peter Thiel live?
On the Venetian Islands, specifically Rivo Alto Island, on the bay side. The property was two adjacent houses when he bought it. He has approval to rebuild one of them as a modern home. We do not publish the street or lot numbers.
Where does Peter Thiel live full time?
No outlet has confirmed a single full-time home. His own firm describes Miami as a personal residence since 2020 and Los Angeles as the existing base for Thiel Capital. Read that as two homes and a growing tilt toward Miami, where two of his firms now have offices.
How much did Peter Thiel pay for the Miami Beach home?
