A day at the beach in Boca Raton works very differently from one in Delray Beach, Boynton Beach or Lantana. And in Highland Beach, there is no public beach access at all right now. This guide compares the main public beaches from the Boca Raton line north to Lantana, using clear criteria. That way, if you are choosing where to live, you can see which beach would truly be yours and what the resident perks are worth.

Boca Raton: gated beach parks and a resident permit
Boca Raton sits just south of Highland Beach, and many buyers compare the two. The city runs three gated beach parks: South Beach Park, Red Reef Park and Spanish River Park. Spanish River alone covers about 94 acres, with 816 parking spaces, trails, a kayak launch and picnic areas. It also holds Blue Flag status.
Boca Raton permit rules
Boca's resident beach permit cost $85 for the period from September 30, 2025, to October 1, 2026. It covers entry and parking at the city's gated beach parks. Eligibility is broader than city limits. Residents of the Greater Boca Raton Beach and Park District can qualify too, which includes some, but not all, homes outside the city with a Boca Raton address.
Without a permit, the day rate was $35 on weekdays and $50 on weekends and holidays. A non-resident annual permit for South Beach only cost $102. Also, starting October 1, 2026, the gatehouses no longer take cash.
For a Boca buyer, the permit is a real perk. A family that goes to the beach often can save a lot compared with paying the day rate.
Highland Beach: the quietest of the south Palm Beach beaches
Highland Beach is a narrow town of mostly condos and estates between Boca Raton and Delray Beach. According to Palm Beach County, as reported by CBS12, the town has no public beach access point today. In practice, the sand behind each building belongs to that building's owners.
Milani Park is coming
That is set to change. Palm Beach County filed permit applications for Cam D. Milani Park in mid-April 2026, according to The Coastal Star. The first phase calls for 46 parking spaces, plus a lifeguard station and restrooms. The county's parks director said construction could take about 18 months, which points to fall 2027.

Delray Beach: the busiest stretch, with metered parking
Delray Beach has the most lively public beach in this part of the county. The main beach sits where Atlantic Avenue meets A1A, so restaurants and shops are a short walk away. That convenience also brings the biggest crowds, especially on weekends.
Parking in Delray Beach
On-street parking along A1A near the beach costs $3 an hour. Enforcement runs from 9 a.m. to 8 p.m. on weekdays and 8 a.m. to 8 p.m. on weekends. In addition, the city changed many downtown parking rates in October 2025 as a pilot, so check current rates. Residents can buy a $12 annual permit for many city spots, and the city also sells a separate beach parking permit for its beach lots. Confirm the price and rules with the city before you buy.
Atlantic Dunes Park
For a calmer day, many locals head south to Atlantic Dunes Park at 1605 S. Ocean Boulevard. It has paid parking, picnic tables, a pavilion and a short nature trail through coastal hammock. Lifeguards staff the beach from 9 a.m. to 5 p.m.
Boynton Beach and Ocean Ridge: Oceanfront Park
Boynton Beach's city beach, Oceanfront Park, actually sits across the bridge in the town of Ocean Ridge at 6415 N. Ocean Boulevard. It is open every day from sunrise to 9 p.m., and lifeguards are on duty from 9 a.m. to 5 p.m. The park has restrooms, picnic areas with grills, covered pavilions, a playground and marked zones for surfing and skimboarding.
Boynton Beach permits
Hourly parking costs $3.50 from 7 a.m. to 9 p.m. Annual permits cost $65 for residents, $50 for residents 65 and older, $50 for veteran residents and $250 for qualified non-residents. The city defines residents as people who live in or own property within city limits. So a Boynton Beach mailing address alone may not qualify you, because some homes with that mailing address sit outside city limits.
Ocean Inlet Park nearby
Just north, Palm Beach County runs Ocean Inlet Park at the Boynton Inlet. The 13-acre park has about 600 feet of guarded beach, a jetty for fishing, a small marina, picnic shelters and a playground. It is a good pick for families who want to mix beach time with fishing.
Lantana: a small-town beach with a cheap decal
Lantana's Municipal Beach Park sits at 100 N. Ocean Boulevard, just over the bridge from the mainland. It has about 750 feet of beach, a playground, a sand volleyball court, grills and a small pavilion you can reserve. The park is open from sunrise to sundown.
