September 21, 2026 · 8 min read · By Onias Derilus, Broker
Sean Hannity made Palm Beach his legal home in 2024 and owns two oceanfront townhouses at Sloan's Curve that he plans to combine. He also bought, then listed, a $23.5 million Manalapan estate. Here is what is reported and what homes nearby sell for.
Where does Sean Hannity live? The Fox News host lives in Palm Beach, Florida. His home is in a small gated oceanfront enclave called the Residences of Sloan's Curve, on the town's South End. He owns two side-by-side townhouses there, and the town has approved his plan to join them into one home. He also bought, and then listed, a large ocean-to-lake estate in nearby Manalapan. Here is what public reporting says about each property, and what homes near them cost today.
Key takeaways
- Palm Beach, Sloan's Curve: two adjoining oceanfront townhouses in a gated enclave about three miles south of Mar-a-Lago.
- Reported prices: $5.3 million to $5.6 million for the first townhouse (2021) and $14.9 million for the second (2025).
- The merge: one combined home of more than 11,200 square feet, inside and out, on about four tenths of an acre.
- Manalapan too: a reported $23.5 million estate bought in late 2024, rented out, then listed at $44.9 million.
Where does Sean Hannity live in Florida?
Hannity lives in the town of Palm Beach, the barrier island across the Intracoastal from West Palm Beach. His home sits inside the Residences of Sloan's Curve, a gated enclave on the South End of the island. The Palm Beach Daily News describes it as 15 townhomes and seven houses built in the early 1980s. It sits roughly three miles south of Mar-a-Lago.
He made the move official in January 2024. That month he told his radio audience he was broadcasting from "the free state of Florida." CBS News Miami carried the announcement. Around the same time he filed a declaration of domicile at the Palm Beach County courthouse. In that filing, first reported by the Palm Beach Daily News, he named the townhouse as his permanent home.
So the answer is not a rumor or a seasonal rental. It is a legal residence in Palm Beach County, backed by a public filing. You can read more about the community on our Sloan's Curve page. Pure Equity does not publish private addresses, so this post names the enclave and the town only.
Inside the reported Sloan's Curve townhouses
The first purchase came in April 2021. Reports on the price differ a little. The Palm Beach Daily News put the recorded figure at $5.6 million. The Miami Herald and other outlets said $5.3 million. One account described the unit as about 3,800 square feet. Either way, it was a modest buy by Palm Beach standards. At the time it looked like a winter base rather than a full move.
The second purchase changed that. In January 2025 he paid $14.9 million for the two-bedroom townhouse next door, according to the Palm Beach Daily News. That brought his total outlay at Sloan's Curve to $20.5 million. Since the two units share a wall and face the same stretch of beach, combining them was the obvious next step.
The town signed off on the outdoor part of that plan on September 25, 2025. The Architectural Commission voted unanimously to let him remove one of the two swimming pools and rework the remaining pool and hardscape. He can also add a summer kitchen and an outdoor shower. Once finished, the home should have more than 11,200 square feet of living space, inside and out. It sits on roughly four tenths of an acre facing the ocean.
The Manalapan estate he bought and listed
Hannity's second Florida holding is a few miles south in Manalapan. It is a tiny town where estates run from the ocean to the Intracoastal. The Wall Street Journal identified him as the buyer of a $23.5 million ocean-to-lake estate there in late 2024. He did not move in. Instead, the Miami Herald reported that he rented the property out for about $139,000 a month.
In early January 2026 he listed the eight-bedroom estate for $44.9 million, furniture included, with Vince Spadea Jr. of Douglas Elliman. That asking price is nearly double what he paid a year earlier. Whether it has since sold, or come off the market, was not confirmed in the reports we reviewed. Treat the listing status as something that may have changed.
Why Sean Hannity chose Palm Beach
He has explained the move himself, and the reasons are the ones you would expect. On air in January 2024 he pointed to Florida's tax rates and said the state's elected officials shared his values. He also said he was probably late to a move many of his viewers had already made. Florida has no state income tax, and for a high earner leaving New York that is a large annual saving.
Location mattered too. The Palm Beach Daily News notes that Sloan's Curve is about three miles from Mar-a-Lago, and Hannity has long been close to that circle. Beyond politics, the South End of Palm Beach is quieter than the estate section to the north. Townhouse living also means less upkeep than a landmarked mansion. For a broadcaster who works nights, a lock-and-leave oceanfront home has practical appeal.
Where else does Sean Hannity live?
For years his main home was on Centre Island in Oyster Bay, on Long Island's North Shore. The Wall Street Journal reported in May 2024 that he listed that estate for $13.75 million. It has about 11,000 square feet, seven bedrooms and six waterfront acres. He paid $8.5 million for it in 2008. Listing it a few months after the domicile filing made the break with New York look permanent.
Whether the Long Island home has sold was not part of the reporting we saw. What is clear is the order of things. Palm Beach is now the primary residence. Manalapan was an investment he rented out, and New York is the home he left behind. For a fuller picture of who else has made the same move, see our roundup of celebrities who live in South Florida.
What homes near Sean Hannity cost
Palm Beach is one of the priciest towns in the country, and the numbers show it. Our MLS feed as of September 2026 shows about 272 active listings in Palm Beach, with a median asking price near $2.5 million. Homes there take a while to sell, with an average of about 191 days on market. Oceanfront townhouses at Sloan's Curve trade well above that median, as the $14.9 million paid for a two-bedroom unit shows.
Manalapan is a different scale again. Our feed shows only about 17 active listings there. The median list price is around $69 million, and homes average roughly 694 days on market. That is a market of a few dozen estates where one sale can move the median. Across the bridge in West Palm Beach, by contrast, the median list price is about $310,000 across roughly 2,200 listings.
