Where Does Sylvester Stallone Live in Florida? Inside His Palm Beach Lakefront Estate

September 21, 2026 · 8 min read · By Onias Derilus, Broker

Sylvester Stallone lives in Palm Beach, Florida, in a lakefront estate he bought for about $35.4 million in December 2020 and made his primary home in 2024. Here is what is reported about the house, the move from California, and what homes nearby cost now.

Where does Sylvester Stallone live? The Rocky star lives in Palm Beach, Florida, in a lakefront estate on the north end of the island. He bought it in December 2020 for a recorded $35.38 million. He and his wife, Jennifer Flavin, first used it as a getaway. Then, in February 2024, they announced that Palm Beach would be their primary home after decades in California. Here is what public reporting says about the house, the move, and the market around it.

Key takeaways

  • Palm Beach's North End, on the Intracoastal side of the island, is where the estate sits, on about 1.5 acres.
  • The Real Deal put the price at $35.38 million in December 2020, bought through a trust named for a Rocky reference.
  • About 13,200 square feet across a main house, a guest house and a pool pavilion, with seven bedrooms and more than 250 feet of water frontage.
  • The couple made it their primary home in 2024, and Veranda featured the renovated interiors in 2025.

Where does Sylvester Stallone live in Florida?

Sylvester Stallone lives in Palm Beach, the barrier island town across the Intracoastal from West Palm Beach. His estate is on the North End. That is the quieter residential stretch above the shops of Worth Avenue and the big oceanfront mansions of the Estate Section. Homes on that part of the island face either the ocean or Lake Worth Lagoon, the local name for the Intracoastal. Stallone's faces the lake.

The Real Deal reported the sale in December 2020. A trust called Southpaw Trust was the buyer, a nod to Rocky Balboa's left-handed style. That name is how the press tied the deal to the actor. Cindy and Ronald McMackin sold it. They had bought the house in 2018 for $26.7 million from broker Lawrence Moens. Pure Equity does not publish private addresses, so we name the neighborhood and stop there.

At first the house was a vacation home. Stallone had lived in Los Angeles for most of his career, in Beverly Park and later in Hidden Hills. The Florida move became official in early 2024. On their reality show and in interviews, the family said they were leaving California for good.

Inside the reported Palm Beach estate

The house dates to 2014, which makes it new by Palm Beach standards. Fox Business and The Real Deal described about 1.5 acres with more than 250 feet of lake frontage. There is a dock and a private sandy beach on the lagoon. The living space runs over 13,000 square feet across three structures: a main house, a guest house and a pool pavilion. Reports count seven bedrooms and twelve or thirteen bathrooms, depending on the outlet.

The couple then renovated. The Palm Beach Daily News reported in August 2025 that Veranda magazine featured the finished interiors in its September issue. Designer Martyn Lawrence Bullard gave the rooms what the magazine called a lounge feel, with performance fabrics chosen for family life. The piece described 253 feet of lakefront, a keyhole-shaped pool, scalloped Dutch-style gables, high ceilings and a screening room full of film memorabilia.

Stallone's art collection fills the house. He told Veranda he likes to move pieces from room to room to keep the place fresh. He also said the design throws the family right out into nature, which is a fair description of a lakefront lot with a beach. No later sale or listing has been reported, so the estate remains his home as of this writing.

One number is worth a second look. The McMackins paid $26.7 million in 2018 and sold for $35.38 million two years later, a gain of about $8.7 million before costs. So that jump happened before the 2021 boom fully arrived on the island. Lakefront estates on the North End have climbed further since, which is why the same house would likely list far higher today.

Why Sylvester Stallone chose Palm Beach

The first reason is the one many California transplants give. Florida has no state income tax, and Palm Beach has drawn a wave of wealthy arrivals since 2020. Stallone joined that wave early, buying in the same month that several finance executives closed on island estates. The town's police presence, private clubs and quiet streets appeal to a family that has spent decades in the public eye.

The second reason is family. Stallone and Flavin have three daughters, and the couple reconciled in late 2022 after a brief separation. A reality series that followed showed the family settling into Florida life. In February 2024 the family framed the move as a fresh start after a long run in Los Angeles. Flavin has spoken about liking the pace of the island.

The third reason is the house itself. A lakefront lot with a dock and a beach is rare on Palm Beach. Most large estates face the ocean, and the lake side is lined with smaller lots. A 2014 build with three structures on 1.5 acres gave the family room without a teardown or a multi-year construction project.

Where else does Sylvester Stallone live?

For most of his career the answer was Los Angeles. Stallone owned a large estate in Beverly Park, the gated enclave above Beverly Hills. He sold it in 2021 to the singer Adele in a deal widely reported at $58 million. He then bought a home in Hidden Hills, the gated community in the San Fernando Valley, the same year.

Once the family named Palm Beach as their primary home in 2024, the California house became the second home. Reports in 2024 and 2025 have not settled whether the Hidden Hills property has sold, so we leave that open. What is clear from the coverage is the direction of travel: Florida is now the base, and California is the place they left.

What homes near Sylvester Stallone cost

Palm Beach is one of the most expensive towns in the country, and the North End lakefront is among its priciest pockets. Lakefront estates with docks have traded from the $20 millions to well above $50 million in recent years. The Stallone price of about $35 million sits in the middle of that band. Oceanfront on the same stretch goes higher still.

The town's overall numbers reflect that. Our MLS feed as of September 2026 shows about 270 active listings in Palm Beach, a median list price near $2.5 million and an average of about 191 days on market. That median includes many condos along South Ocean Boulevard and in the Sloan's Curve area, which is why it sits far below the estate market.

Across the bridge, West Palm Beach shows about 2,200 active listings at a median near $310,000. Waterfront homes in El Cid and along Flagler Drive run into the millions, though. South of town, Manalapan lists a handful of ocean-to-lake estates at a median near $69 million.
