Where does Tom Brady live? The seven-time Super Bowl winner lives on Indian Creek Island in Miami-Dade County, in a new waterfront estate that took about five years to build. He and Gisele Bundchen bought the lot in 2020 for a reported $17 million, and the finished house, at roughly 25,000 square feet, was reported complete in early 2026. Before that he rented in Tampa while playing for the Buccaneers. Here is what reporting says about the house, the island, and what a home near him costs today.
Key takeaways
- Indian Creek Island, Miami-Dade County: the 40-home private island off Surfside that the press calls the Billionaire Bunker.
- Reported price: about $17 million for the lot in 2020, plus a $35 million construction loan reported in 2024. The build cost has not been disclosed.
- Reported size: about 25,000 square feet on roughly two acres, with a gym, cabana, sport court, pool and spa, and a multi-car garage.
- Market near him: the island has no active listings, and Bal Harbour across the bridge has a median asking price near $2.7 million.
Where does Tom Brady live in Florida?
Indian Creek is a village on its own island in Biscayne Bay, with a golf course in the middle and homes around the shore. About 40 houses share one guarded bridge and a police force paid for by the village. Jeff Bezos, Carl Icahn, Julio Iglesias, and Ivanka Trump and Jared Kushner all own homes there. It sits just off Surfside, north of Miami Beach, and about 25 minutes from downtown Miami.
Brady arrived as a buyer in December 2020. He and Bundchen bought a bayfront lot with an older house on it, which they had torn down. The purchase price came in at about $17 million, per Sports Illustrated and other outlets. After the couple divorced in 2022, the island property stayed with him, and she bought across the water in Surfside. See the island on our Indian Creek page and the county on our Miami-Dade County page.
Inside the reported Indian Creek estate
The plans filed with the village describe a two-story home of roughly 25,000 square feet. The Real Deal reported a separate gym, a cabana, a sport court, a study, a waterfront pool and spa, an outdoor kitchen, gardens, and a tree-lined drive that ends in a motor court with a large garage. Its design is modern, with pale stone and a lot of glass facing the bay. Aerial photos published in 2025 and 2026 show a dock sized for a large boat.
Five years is a long build, even on Indian Creek. Part of that was the village's own review process, which is slow by design, and part was the 2021 and 2022 supply crunch that hit every custom home in South Florida. Brady also changed course once, per reports, after the divorce left him as the sole owner. While the house went up, he rented on the mainland and was photographed around Miami Beach and Surfside, where his children live part of the time with their mother.
The financing is public. In July 2024, The Real Deal reported that Brady took a $35 million loan from Citizens Bank against the property, which is how big custom builds often get funded even for the very rich. The total build cost has not been reported. Some outlets have floated a value of $150 million for the finished estate, and Financial Advisor magazine reported in 2026 that he was exploring a sale at that figure. No listing has appeared, so treat that as a report, not a fact. Pure Equity does not publish private addresses, so we name the island only.
Why Tom Brady chose Miami
The timing tells most of the story. Brady signed with the Tampa Bay Buccaneers in March 2020 and bought the Indian Creek lot nine months later. At the time the couple were living in Tampa and had sold their Massachusetts home, so a Florida base made sense for taxes and for family. Bundchen had spoken about wanting to be near the water and near friends, and the island gave them privacy that a mainland lot could not.
Brady retired for good in 2023 and now calls NFL games for Fox, which means constant travel from September to February. Miami has direct flights everywhere the league plays. He has also bought into the Las Vegas Raiders as a minority owner and runs his TB12 and Brady brand businesses, neither of which ties him to a single city. So Florida works as a home base rather than a place he needs to be for work.
There is also the simple matter of neighbors. Brady has known several island owners for years, and the village's size means the residents effectively vet each other. For a public figure who spent two decades with cameras on him, that is worth more than a view. He has said in interviews that he wanted his kids to grow up with room to be normal, and a two-acre lot behind a guard gate is the version of normal that money buys in Miami.
Where else does Tom Brady live?
Tampa was home from 2020 to 2023. When he arrived, the Tampa Bay Times reported that he moved into Derek Jeter's mansion on Davis Islands, a 30,000-square-foot house on the water that Jeter had built and nicknamed St. Jetersburg. Reports put the rent at about $75,000 a month. Jeter sold that home in 2021 for $22.5 million, and Brady then rented a different house on Davis Islands until he left the Buccaneers. He never bought in Tampa.
Before Florida, the family lived in Brookline, Massachusetts, during his Patriots years, and they kept apartments in Manhattan. Past reporting has also placed him in Montana for vacations and in Costa Rica, where Bundchen has a house. Today the Indian Creek estate is the primary home. Where does Tom Brady live during the football season? Mostly in hotels, since the Fox broadcast job moves every week.
What homes near Tom Brady cost
Indian Creek does not show up on the open market often. Our MLS feed as of September 2026 shows zero active listings on the island. The public comparisons are the towns at either end of the bridge. Surfside has about 129 active listings with a median asking price near $1.1 million, and its bayfront homes look directly at the island. Bal Harbour has about 155 listings and a median near $2.7 million.
For a house of the size Brady built, the closest public equivalents are the guard-gated islands of Miami Beach, where about 2,506 listings carry a median near $650,000 but the waterfront estates on Hibiscus Island, Star Island and the Sunset Islands run into the tens of millions. Our waterfront homes hub and luxury homes page pull those together. Buyers who want new construction on the water can start with our new construction page.
