If you are deciding when to sell a home in Boca Raton, aim to be on the market from January through April. That window catches seasonal buyers, and it lines up with the months when Palm Beach County homes sell fastest and for the closest to asking. But Boca is a deep market with very different property types. A condo in an older building runs on a slower clock than a house in a gated golf community. This guide breaks down the calendar for each and shows the signals that matter more than the month.

Boca Raton is really several markets
The city of Boca Raton had 97,422 residents in the 2020 Census, according to the U.S. Census Bureau. It incorporated in 1925, during the land boom, and grew fast in the decades that followed, according to the Boca Raton Historical Society. Florida Atlantic University, established in 1961, serves more than 30,000 students across six campuses, per FAU. Mizner Park, an open-air shopping and dining district, anchors the downtown.
Homes range widely. There are older condos along the Intracoastal and east of I-95, gated golf communities, 55+ villa communities and waterfront estates. Each draws a different buyer, and each buyer shops on a different schedule.
City limits versus a Boca address
Many homes with a Boca Raton mailing address sit outside city limits, in unincorporated West Boca, which the historical society says holds about 125,000 people. The Miami Realtors city figures below cover only the city itself. So if your home is in West Boca, ask your agent for sales from your own community, too.
When to sell a home in Boca Raton: what houses tell us
Single-family homes in Boca sell at a steady pace through much of the year, but spring is clearly stronger.
In Q4 2025, the city recorded 203 single-family sales, according to Miami Realtors. The median sale price was $1,200,000, up 25.7% from a year earlier. Homes took a median of 41 days to go under contract, and sellers received 92.3% of their original list price. Supply stood at 4.7 months.
By March 2026, things had sped up. That month, 94 single-family homes closed in the city at a median of $1,198,000. The median time to contract fell to 32 days, and sellers received 94% of their original list price. Half of those sales were paid in cash.
The county curve behind those numbers
Countywide data shows the same shape. Single-family closings fell to 937 in January 2026, then rose above 1,400 a month from March through June. The median time to contract shrank from 53 days in February to 37 days in April. In June, sellers received 95.1% of their original list price, the best mark of the past year.
Keep in mind that closings trail contracts by roughly a month or more. So a June closing usually reflects a deal signed in April or May.
When to sell a home in Boca Raton if you own a condo
Condos are a different story. In Q4 2025, Boca recorded 189 condo and townhouse sales, with a median price of $497,000. They took a median of 83 days to go under contract, and supply stood at 8.0 months. With 542 active condo listings, buyers had plenty of choice.
March 2026 was better but still slower than the house market. Condos closed at a median of $573,000 that month and went under contract in a median of 58 days. Sellers received 92% of their original list price.
Condo safety rules can matter more than the month
Florida's condo safety laws require milestone structural inspections for many older buildings that are three stories or taller. Associations must also complete structural integrity reserve studies. When those reports point to big repairs, a special assessment may follow, and some lenders may hesitate.
So before you pick a listing month, ask your board where the building stands. If an assessment is coming, talk with your agent and attorney about whether to sell before or after it is set. Your contract terms and your buyer pool will shape that answer.
A season-by-season calendar for Boca sellers
- September to November: Get ready. Order inspections, gather condo documents and finish repairs. Many seasonal owners return in the fall.
- December to January: Launch if you can. Countywide, January 2026 brought 2,271 new single-family listings, the most of any month. Buyers are plentiful, but so is competition.
- February to April: Peak contract season. Houses went under contract fastest in April, and condos did too, at a median of 57 days countywide.
- May to June: Closings peak. Late listings can still sell, but buyers have seen many homes by now.
- July to August: Local buyers and families moving before the school year. Fewer listings mean less competition.
- Late August to October: The heart of hurricane season. Expect slower showings and possible closing delays.
Timing your move when you sell a home in Boca Raton
Many Boca sellers are also buyers. Some are moving into a smaller condo nearby, and others are heading to a 55+ community or out of state. That second move often matters as much as the season.
If you need the sale money to buy, consider a longer closing or a short rent-back, where you stay in the home for a few weeks after closing. Both are common requests, and both should be written into the contract. If you can buy first, a home equity line or bridge loan may help, though each carries costs and risks. Talk with a lender before you count on one.

The Atlantic hurricane season runs from June 1 to November 30. The National Hurricane Center puts the peak around September 10, with most activity from mid-August to mid-October.
For a seller, the risk is a delay rather than a lost sale. Buyers with a mortgage need insurance to close, and insurers can stop writing new policies while a storm threatens. Waterfront and older homes can also take longer to insure. So if you plan a late-summer closing, leave room in the contract dates. Have your roof age, wind mitigation report and any permits ready to share.

The best month is the one where your home stands out. Watch these signals before you list:
- Supply in your segment. Boca houses had 4.7 months of supply in Q4 2025, while condos had 8.0. Countywide in August 2026, single-family supply had dropped to 3.5 months.

- Active days on market. Active Boca listings had been on the market an average of 113 days as of October 1, 2026. That tracks unsold homes, so it hints at how many sellers have overpriced.
