Boca Raton home sale report: prices, sale-to-list and days on market

This Boca Raton home sale report is built from the city's own MLS record, and its most useful finding is that a single median describes almost nothing here. Over the trailing twelve months 4,255 homes closed at a median of $655,000, across an active inventory running from $50,000 to $38 million.

Every situation on this page comes down to a number: what the property is worth and what you would net. We will work both out from recent sales near you, at no cost.

The headline numbers

4,255 homes closed in Boca Raton over the trailing twelve months at a median of $655,000, the highest sales volume of any city in this set.

2,117 listings are currently active, of which 2,067 are residential, asking a median of $550,000.

602 are under contract, a substantial forward book.

Sold listings averaged 41 days on market. Active listings are averaging 75.

The active inventory prices at a median $351 per square foot.

All figures were measured on 25 September 2026 and describe a market that moves, so treat them as a snapshot.

Why the median is the least useful number here

The interquartile range runs from $295,000 at the 25th percentile to $1,300,000 at the 75th, a factor of more than four.

That spread is wider than any city in this set apart from West Palm Beach, and it means a median describes very few actual properties.

The reason is that Boca Raton contains two largely separate markets rather than one continuous one.

At the lower end sit large established condominium communities. Century Village alone medians $125,000 across its active listings.

Excluding that single community, the rest of the city's active inventory medians $575,000.

So the honest answer to what a Boca Raton home is worth is a question about which market you are in.

Sale-to-list: what sellers actually achieved

Homes here closed at a median 93% of their ORIGINAL asking price.

86% of sales closed below what the seller first asked.

On the $655,000 median that 7% gap is roughly $46,000, which exceeds a negotiated commission at either end of the usual range.

Measured against the final reduced list price almost any market looks like 100%, which is why the original number is the honest one.

With 2,117 active listings competing, a buyer here genuinely has alternatives and an overpriced home is skipped rather than negotiated.

An accurate opening price is therefore the single most consequential decision a Boca Raton seller makes.

Days on market, read properly

Sold listings averaged 41 days from listing to accepted offer, which is quick for a market of this size.

Active listings are averaging 75 days and still waiting, a 34-day spread.

Read together, those say correctly priced Boca Raton homes move quickly while optimistically priced ones sit for months.

The 4,255 annual sales against 2,117 active listings imply roughly six months of inventory turnover, which is a functioning market.

Add board approval time in a gated community, because that schedule sets your realistic closing date rather than the contract.

Plan your move from the 41-day figure plus approval time.

The condominium inventory and the milestone question

1,069 active listings are condominiums, 813 are single-family homes, 183 are townhouses and 32 are commercial.

787 active listings are in buildings of three storeys or more, the largest such count of any city in this set.

With 83% of the city's stock predating 2000, a large share of those buildings are in scope for Florida's milestone inspection and structural reserve requirements rather than exempt.

A building that has completed its milestone inspection and funded its reserves sells straightforwardly. One that has not is a much harder sale.

The association's reserve position will affect a condominium price here more than the interior finish does.

A buyer's agent will read a year of board minutes, so the position is better established before listing than discovered under contract.

Housing age at a high price point

83% of active listings were built before 2000 and 32% before 1980, with a median year built of 1983.

Only 12% were built in 2010 or later, so genuinely modern housing is a small part of this market.

That combination of older stock at high prices means buyers expect either condition or a price that reflects its absence.

Roof age is still the first filter an insurer applies, even at this price level, and it still removes financed buyers when it fails.

94% of the stock is concrete block, which helps insurability, but the roof, plumbing and panel questions remain.

At this median buyers compare against updated inventory, so dated finishes register more than they do lower down the market.

Waterfront, pools and the amenity profile

33% of active residential listings are waterfront, spanning ocean, Intracoastal, lake and canal frontage.

Frontage, outlook and water access all price separately and none of them appears in public records, which is why automated valuations struggle here.

27% have a pool, so a pool is common but not universal, and it is a genuine differentiator in the single-family market.

Only 1% are on well or septic, so those inspections rarely apply.

24% of active residential listings are in age-restricted communities, which is a moderate share.

Those communities function as self-contained markets and comparables from outside them mislead in both directions.

The rental market, if you are weighing selling against letting

1,921 rental listings are active in Boca Raton at a median asking rent of $3,300 a month, the second highest of any city measured here.

Against a $655,000 median sale price that is roughly 6% of value annually before costs.

Costs then take a real bite: association dues at a $715 median, insurance, taxes, maintenance, vacancy and management.

With 1,921 competing rental listings, a landlord here faces genuine competition for tenants.

Leasing restrictions in many of the city's associations remove letting as an option entirely, so check your documents before assuming it.

At this price level the capital gains position frequently matters more to the decision than the rental yield does, and that belongs with a CPA.

What this means if you are listing now

Establish which of the city's two markets you are in before doing anything else, because the median spans both.

Price from closed sales inside your own community rather than from a city figure.

Expect to achieve somewhere near 93% of a correctly set original asking price.

Plan for roughly 41 days to an accepted offer plus board approval time.
