Where Does David Grutman Live in Florida? Inside His Rebuilt Miami Beach Mansion
September 21, 2026 · 8 min read · By Onias Derilus, Broker
David Grutman, the Groot Hospitality founder behind LIV, bought a 1933 bayfront house in Miami Beach out of foreclosure for $10.3 million in 2020 and won approval to replace it with a 13,903-square-foot home. Here is what reporting says about the house, the Sunset Islands home he sold, and what the bayfront market looks like now.
Where does David Grutman live? The hospitality entrepreneur behind LIV, Komodo and Groot Hospitality lives in Miami Beach, on the bayfront stretch of mid-Beach known as the North Bay Road neighborhood. He paid $10.3 million for a 1933 house there in November 2020, won approval to replace it with a new home of about 13,900 square feet, and Architectural Digest has since toured the finished house with his wife, Isabela. Here is what public reporting says about the home, the one he sold to build it, and the market around it.
Key takeaways
- Miami Beach, Miami-Dade County: a bayfront lot in the North Bay Road area, a few blocks from La Gorce and the Fontainebleau, where LIV is.
- Reported price and year: $10.3 million in November 2020, bought out of foreclosure, per The Real Deal.
- Reported size: the approved replacement home is 13,903 square feet on two stories, designed by Cesar Molina of CMA Design Studio with landscaping by Raymond Jungles.
- Second home: none reported. He sold his Sunset Islands house for $8.3 million in 2020, and the buyer flipped it for $10 million months later.
Where does David Grutman live in Florida?
Grutman is about as local as a Miami Beach celebrity gets. He built his career on the island, first with the Opium Group and then with LIV at the Fontainebleau, which opened in 2008 and became the club that defined the city's nightlife. His company, Groot Hospitality, now runs restaurants and hotels from Brickell to Washington Avenue. So the choice of home was never a question of which city. It was a question of which street on the bay.
The Real Deal reported in November 2020 that he had sold his Sunset Islands home for $8.3 million and bought a 1933 waterfront house in the North Bay Road area for $10.3 million. That purchase came out of foreclosure, which is rare for that stretch of the bay. The land, not the old house, was the point. Two months later the Miami Beach Design Review Board approved his plan to replace it.
North Bay Road runs along the west edge of mid-Beach, facing Biscayne Bay and the downtown skyline. The lots are long and deep, and many hold houses from the 1920s and 1930s that have either been restored or replaced. It is a neighborhood of entertainers, developers and finance names, and it sits a few minutes from the Fontainebleau. Because the lots run down to the water, most homes there have docks, and boats to Brickell or the Miami River are a daily sight. That access, plus the skyline view, is what buyers pay for on this side of the island.

Inside the reported bayfront mansion
The house Grutman bought dated to 1933 and carried the name of architect Carlos Schoeppl, one of the designers who shaped early Miami Beach. Preservationists objected to tearing it down. According to the land-use firm that handled the case, Grutman offered to donate the old house to anyone willing to move it, agreed to delay demolition to allow that, and agreed to place a bronze plaque on the site in Schoeppl's memory. The board approved the project 4 to 2 in January 2021.
The replacement is a two-story home of 13,903 square feet, per the approval. Cesar Molina of CMA Design Studio drew it up, and Raymond Jungles, the landscape architect behind much of Miami's tropical modern look, handled the grounds. The Real Deal called the earlier proposal a waterfront mansion, and the size puts it in that class.
The house is done. Architectural Digest toured it in an AD Visits episode, describing a tropical modern home shaped by Isabela Grutman's Brazilian roots. The tour shows a bayfront pool, open living spaces and heavy planting, which fits the Jungles landscape plan. Neither AD nor the Grutmans have put a construction cost on the record, and we do not estimate one.
Why David Grutman chose Miami Beach
There is no mystery here. Grutman's flagship, LIV, is inside the Fontainebleau on Collins Avenue, a few blocks east of his house. Groot Hospitality's restaurants, including Komodo, Swan, Papi Steak and Gekko, are across the causeway in Brickell and the Design District. The Goodtime Hotel, his project with Pharrell Williams and developer Eric Birnbaum, is on Washington Avenue in South Beach. His entire business sits within a fifteen-minute drive of the bayfront lot.
The move from the Sunset Islands to North Bay Road was a trade up in land, not a change of neighborhood. Both are on the bay side of mid-Beach. The Sunset Islands house had 208 feet of water frontage and about 6,700 square feet. His new house doubles the interior space on a lot with a direct view of the downtown skyline.
The timing also worked in his favor. He bought in November 2020, before the pandemic-era surge in Miami Beach prices. The buyer of his old Sunset Islands house proved that point by flipping it for $10 million in March 2021, a gain of $1.7 million in a few months, per The Real Deal.
Where does David Grutman live when not in Miami Beach?
No outlet has reported a second home. Grutman's public life happens in Miami, and his businesses have expanded outward from there rather than pulling him to another city. He travels for openings and for the celebrity events that come with the nightlife business, but reporting describes trips, not residences. For a founder whose brand is Miami itself, that is not surprising.
His earlier homes were also on the island. Before the Sunset Islands house he lived elsewhere in Miami Beach, though those earlier addresses got little coverage. What the record shows is one man moving from one bayfront lot to a bigger one in the same city over about a decade.
What homes near David Grutman cost
Miami Beach is a large market with a wide spread. Our MLS feed as of September 2026 shows about 2,500 active listings in Miami Beach. The median list price is near $650,000, and homes average about 160 days on market. That median comes from condos. Bayfront single-family homes in mid-Beach and on the islands trade from the high single-digit millions into the tens of millions.
Grutman's own two deals set the scale for the neighborhood. His Sunset Islands house went for $8.3 million in 2020 and $10 million in 2021. His North Bay Road lot cost $10.3 million with an old house on it. New construction on similar lots lists far higher today. Our Sunset Islands community page shows what is for sale on his old island.
For a wider view, the waterfront homes hub covers bay and canal properties across South Florida, and the luxury homes hub lists sales above $1 million. The Miami-Dade County page compares Miami Beach with Coral Gables, Key Biscayne and the mainland.
